The Hay Barn was converted by the architect and owner to his own design and specification and has been recognised for its architectural merit by Breckland Council. It enjoys a secluded setting and is situated at the far end of a private driveway shared by four residential properties. Oxburgh Hall, owned by the National Trust is opposite as is adjoining farmland. The very attractive Bedingfield Arms is within easy walking distance (2 minutes) and can serve breakfast, lunch, tea and supper of high quality. The house has lovely vaulted ceilings, a wealth of exposed timbers and attractive brickwork. A modern property with character and excellent facilities, it enjoys large gardens and a large south-facing walled courtyard.

Oxborough is an extremely attractive village in the Brecks. Oxburgh Hall is situated in the heart of the village, owned by the National Trust it is one of the few moated properties they own. Oxborough is surrounded by delightful countryside, has some good market towns and villages close by and is an ideal location for getting onto the nearby quiet lanes for some enjoyable cycling. A great base for exploring Ely and Cambridge, take the train from Downham Market and avoid the traffic. Thetford forest has Go Ape, explore the forest from a higher level and zip wire across, not for the faint- hearted. Oxborough lakes will appeal to the fishermen amongst you. Cockley Cley and Gooderstone Water Gardens is a couple of miles away, the coast and sandy beaches at Hunstanton are about 30 minutes’ drive. Swaffham is your nearest market town and will satisfy your supermarket and shopping needs.

I have always loved this area of Norfolk which is just over 2 hours drive from London where I work. I first came here 25 years ago when my good friends who Catkin and Stephen married. When they told me that a house was for sale in the village of Oxborough only 2 minutes walk from the Bedingfeld Arms pub where they are proprietors, I knew that this was for me.

Why Mary Anne Cordeiro chose Breckland

I fell in love with the property as soon as I walked through the front door. The high vaulted ceilings with exposed timbers and the glass passageways give one a sense of being able to breath. Furthermore, I had a beautiful four-poster bed that fitted into the large master bedroom perfectly

What makes this house unique

We are within easy reach of the train station in Downham Market (1.5 hour train journey from King Cross) or a 2 hour car journey from central London.

The beautiful north Norfolk coast (Holkham or Hunstanton) are less 45 minutes drive away.

The house in beautifully located opposite the historic Oxburgh Hall and the attractive Bedingfield Arms is within easy walking distance (2 minutes) and can serve breakfast, lunch, tea and supper of high quality.

Spectacular family home

We just got back from an amazing bank holiday weekend staying at the Hay Barn. It's a spectacular place, with tons of space for kids to play both inside and out. The garden is great for games, and the courtyard gets the late evening sun, so is a good place to relax and maybe catch a late dinner. And adults will enjoy the gorgeous hall, kitchen and dining space too.

Location was great. The local fens have some nice walks, Oxburough itself is very pretty. We made it to the North Norfolk coast and were rewarded with a sunny day by the beach at Wells and Holkham. Although it was a fairly long drive from London, it was easy to find thanks to Mary Anne's shortcut tips. We stopped off in Cambridge on the way back which broke up the journey well.

Facilites were good, with en suites in three of the rooms and a bunk bed and crows nest room for kids (the latter for older ones - say 6+ - given quite steep stairs). The master bedroom is a real treat. Everything was clean and tidy, and although there's some nice art on the walls, there's very little that small kids might damage accidentally. The listing captures it well.

The owner, Mary Anne, was very helpful, proactively calling to give us advice on travel and things to do before we left. She's rightly proud of her home and wants others to enjoy the best of it too.

We had very limited feedback points, perhaps a few more large pots and pans would help when cooking for big groups. Other than that, it's probably a bit cheeky to suggest a hot tub in the courtyard!!

All 11 of us would recommend it (the kids wanted to live there!). I'm sure we'll be back.

Not far from beautiful Norfolk beaches of Holkam and Hunstanton. We have a micro-climate in Oxborough so very often warm and sunny when London is grey and miserable!
