The villa lies on the outskirts (last house between the town and the lake) of Gradoli at 3 km from lake of Bolsena. It features a large garden of around 2000m2 (fully fenced with entrance gate) with a 10 by 4 meter pool. From the pool area you will enjoy the beautiful panoramic view on the lake of Bolsena. The villa is divided into 2 apartments, the one on the ground floor is rented to holidaymakers while the other on the first floor is occasionally used by the owner. The owner will NOT USE THE UPPER APARTMENT FROM JUNE TO SEPTEMBER 2018 so the whole property is be for your private/exclusive use. The owner doens't live nearby but there is a caretaker if you need any help and he will pass for the maintenance of pool and garden). The pool is 10x4 meters with romain stairs, the depth goes from 1 to 1,7 meter. The pool area is equipped with beach chairs, gazebo with garden chairs, table & chairs and outdoor shower. The pool area can be reached through the stairs or the ramp (also useful to bring up and down the transportable barbecue, it's nice to make a bbq in the evening near the pool). The rented apartment lies whole on the ground floor. There is a big covered porch equipped with table and chairs and outdoor sofa. The apartment features a dining/living area with opening table suitable for 6-7 persons, equipped kitchen with big fridge/freezer, microwave, dishwasher, oven, 4 pit hob. There are in total 7 sleeps / 3 bedrooms. There are 2 bedrooms with double bed, the last bedroom has double bed (or 2 single beds) and a sofa bed. Baby cot available upon request. There are two bedrooms with toilet and shower (one is en-suite one of the two bedrooms with double bed). Small supermarket, bar, ice cream parlor are all at 400 meters from the proeprty, more shops in the center of the town of Gradoli at 700 meters. There are 2 restaurants at 400 meters (Gigetto and La Ripetta). The public beach is about 3 km away from the property. It is a good starting point to visit northern Lazio, Umbria and southern Tuscany or for a day at the sea (in 45 minutes you can reach the beaches of Montalto di Castro, 1h15 for the sandy beaches around the Monte Argentario).

calm and relaxing holiday

This is a well appointed and clean property in a small very quiet town. Lake Bolsena is close by with its lovely beaches and towns. Be aware the pool is up a flight of spiral stairs from the house so maybe not best for very young kids, otherwise a nice place to stay.

Clean and correct

The agency is very correct and their follow-up is splendid and extremely reliable. The description they gave us entirely reflects what we received. The villa was impeccably clean (thank you Mrs. Yassine!) and was in extremely good state. The neighbourhood was peaceful, green, all we could wish for. Florence, Rome, Spoleto,... in reachable distance. Only 2 remarks: the outdoor table is a bit small for 5 and Italian wifi is more limited than we are used to in our home country. But these are details hardly worth mentioning!

Liebevoll eingerichtetes Ferienhaus mit hohem Entspannungsfaktor im privaten Poolbereich

Das Haus liegt in einer ruhigen Umgebung des Ortes Gradoli mit wunderschöner Aussicht auf den Bolsenasee, der 10 Autofahrminuten entfernt liegt. Die Kommunikation mit dem Vermieter lief problemlos und der "Hausmeister" Yassine ist bei jedem Problem rund um die Uhr erreichbar. Dieser empfing uns mit kaltgestellten Sekt und Obst am Anreisetag und erklärte uns das Haus anschließend gründlich.

Fußläufig im Ort gibt es einen Supermarkt, eine Bank und ein Lebensmittelgeschäft (De Gustibus) mit regionalen Angeboten.

Einziges Manko: Wir hatten das Gefühl, dass das Haus viel Feuchtigkeit abgibt. Die Bettwäsche und unsere Sachen fühlten sich nach bereits 2 Tagen klamm an, was den Wohlfühlfaktor im Haus selber ein bisschen nach unten verschiebt.

Lago di Bolsena is Italy's largest lake formed in the crater of an extinct volcano. The water of Bolsena is so clear, in fact, that it is completely safe to drink it. The local government has gone to great efforts to maintain the lake's natural purity; a technologically advanced purification system has eliminated the errors that might have been made before pollution-awareness was so developed. Luckily no industrial development mars Bolsena's shores, nor its views, and the gently sloping nature of the encircling land limits the amount of spill-off and soil erosion which could effect the water's transparency. The native fisherman still use the lake's water to make the local culinary specialty - a fish soup called sbrosia - a rarity to find.The lake is 12 km. long and 14 km. wide, with a maximum depth of 151 meters. The most important town on the lake is called Bolsena. Like so much of Italy, it bears the signs of almost every important period of the Italian peninsula, going back as far as the Iron Age and progressing through the times of the martyrs, catacombs and miracles and on to the Middle Ages. The Rocca Monaldeschi della Cervara sits at the top of the hill, overlooking the medieval quarter of town. The castle was built between the 12th and 14th centuries. It has been completely renovated and since 1991 has housed the Museo Territoriale del Lago di Bolsena (Lake Bolsena Territorial Museum). The museum is well laid out; each of its three floors is dedicated to various aspects of Bolsena's history, ranging from its prehistoric volcanic origins to its Etruscan-Roman period. A walk along the ramparts of the castle offers a gorgeous view of the entire lake and should not be missed. The Church of St. Christine is the town's other major site. It is a Romanesque church built in 1078 in a typical basilica style over the catacombs where St. Christine, a young woman martyred during the reign of the Roman Emperor Diocletian, was buried. From April to September, excursion boats depart Bolsena town headed for Bisentina and Martana, the islands in the lake. Both are privately owned and Martana is not open to the public, but Bisentina is an ex-summer residence of the Popes and has a large church on it. There are also seven small chapels built around the island. Don't think that Bolsena is just for history and culture buffs. It is also ideal for swimming, sailing, relaxation and dining. One of my fondest memories is having a delicious meal of grilled coregone (a local fish from the lake) at one of the many unpretentious restaurants lined up along the shore. If you happen to find one that's serving sbrosia, consider it your lucky day.
