Situated in a calm environment, three bedrooms, two bathrooms, internet, aircon

This spacious and well equipped house has been specifically designed for people with mobility problems. The living area is set on one level with extra large rooms, and wide corridors allowing easy movement.

This said, the house is extremely comfortable and would be an ideal base for a small family or a couple.

INTERIOR DESCRIPTION:

A level pathway leads to the solid wooden front door, which opens into:

* a spacious entrance hall with bookshelf and games

* a huge open plan living room offering:

- a comfortable sitting area comprising a leather corner sofa, a second sofa and two armchairs; a flat screen TV; coffee table, lamps and rugs.

- a spacious dining area with a modern dining table and 6 chairs, a sideboard, bookshelf, lamps and rugs. Two french doors lead onto the balcony which overlooks the pool and is equipped with table, chairs, barbecue and electric blind.

* opening off the living room is a fully fitted kitchen, with a breakfast table and four chairs. The kitchen has all the necessary equipment for preparing home cooked meals: gas hob, electric oven, dishwasher, fridge, freezer, coffee machien, kettle, toaster, etc. It also has a second flat screen TV and french doors opening onto the balcony.

* a wide corridor with plenty of cupboard space leads to the two bedrooms on this floor:

* a master double bedroom, with a queen size bed (160cm wide), bedside tables and lamps; chest of drawers. A sliding door leads into:

* a huge en suite bathroom, with walk in shower, bath tub, toilet, washbasin and cupboard

* a second bedroom with two single beds, bedside table, lamps, desk and plenty of wardrobe space

The basement level where you will find:

* a double bedroom with queen size bed (160cm wide), bedside tables, lamps and a chest of drawers and a door opening directly onto the garden and pool area.

* a shower room is situated to the other side of the garage area, with a shower cubicle, washbasin and WC

Wifi connection throughout the house

Gas fired central heating and double glazing means the house is more than comfortable in winter months, and air conditioning units keep it cool in summer.

EXTERIOR DESCRIPTION:

The house is set in large gardens, with substantial shrubs and trees. It offers:

* a huge private pool, 12m x 6m, is heated from May to September for our guests comfort. It is completely fenced for children's security and also equipped with a submerged alarm. There are sun loungers and parasols.

* a covered balcony leading off the kitchen and lounge, and overlooking the pool, with a table and chairs and barbecue for al fresco dining.

* private parking for up to 3 cars.

Situated just 1 km from Sarlat la Canéda, the house benefits from a peaceful location, whilst being just a stone's throw from all of the shops and restaurants which the town has to offer. You can easily access the medieval town centre, classed as an art and history town, where you can wander through the narrow streets and alleyways and discover the wonderful architecture. Many restaurants propose a lunch pause, where you can discover the local specialities of duck and foie gras. You can discover the colourful market on a Wednesday and Saturday morning.

The house is also the ideal starting point for discovering the area where all the major tourist sites are within a 30km radius; notably the villages of Domme, Beynac, La Roque Gageac, Castelnaud la Chapelle, ...all classed as being among the most beautiful villages of France; the chateaux, the caves..

The Dordogne itself offers a wide selection of leisure activites: canoeing, gabarre boat trips, and even hot air balloning!
