Victorian garden flat with 2 double bedrooms in a family friendly neighbourhood

Parking available - 20 minutes into the West End - pets welcome. (Our reviews appear at the end of this section.)

Harringay in North London has been our home for three years. We actually stumbled upon it as somewhere we'd like to live during an Airbnb visit!

We wanted somewhere with energy, but also that was full of families, independent shops and great transport links, within London and beyond.

We found it here: from its Turkish restaurants - one of which was recently named #2 in London on Trip Advisor, and wide variety of restaurants from Polish to live music burger bats; which often feature as Time Out Award Winners; to the arty coffee shops, 24 hour fruit and vegetable shops, and Finsbury Park (which only on moving here did we realise is actually a park, not just a tube station); it's a lovely place to call home.

Our flat is a Victorian, ground floor conversion, with a lovely garden on a quiet street with residents parking at £3.20 per day (please let us know when booking if you will be arriving by car, and we will add the cost to your booking).

Our style is something approximating 'upcycled, vintage industrial, antique chic'! Bonus points go to being able to identify from the photos all of the myriad weird and wonderful things we've upcycled into lamps. Clue: one's an antique, ceramic hot water bottle. We enjoy adding to our collections, and rearranging furniture to change up the look a bit. The photographs show this in action! So, the apartment will have the feel of the photos; but everything mightn't be exactly where it has been photographed as being, if something even better for the space has come along in the meantime!

We have a white-ish sofa, which is regularly laundered and clean; but bits of which can categorically no longer be described as white! We also have a fondness for recycling eclectic door panels into built in wardrobes, have well used and loved pots and pans and, as reflected by one of our earliest guests: it's a lived in house, not a hotel. It reflects us, our travels, and the city of London in all its glorious variety; and if this is your thing: you'll love staying here.

The large double bedroom is South facing, with Victorian ceilings. It has a wardrobe, chest of drawers, and double glazing; it's airy, bright and calm.

We have just purchased a 'trundle bed' for the room: this means sleeping arrangements can be configured either as two single beds (one of which is a bit narrower and shorter than the other due to the design); or pushed together to form a double bed (but with two single mattresses). If you are using the room just for one person, or a child, we can set the room up with just one single; in which case you'll have lots of additional floor space. We made this decision as it allows us to be more flexible for guests: please ask if you have any questions about how it can work for you.

The second double is smaller, but with the same high ceilings, built in wardrobe, chest of drawers, a king sized bed, and view onto the garden.

The kitchen has a gas hob, and oven, and fridge freezer for your use; and the bathroom (which is feeling a little sorry for itself, and is due for a makeover!) has an over bath shower.

All bed linens and towels are included in your stay.

The photos may show a TV and dining table, but we no longer have these and are just updating our photos to reflect this.

Also, we don't have a television; but the fast and unlimited Broadband will support all your technology.


Caroline & Carl were extremely helpful and informative before we even arrived, explaining exactly how to find the flat and how everything worked. The welcome pack was very comprehensive. As described the flat was on a very peaceful and residential road which was perfect for a good night's sleep. However just round the corner, there were great shops, restaurants and superb transport links into the centre of London. It was the best of both worlds in terms of area. The flat was ample in size and both bedrooms were generous. All of the amenities were present and everything was left clean and in order. The bonus was of course the garden which is always a plus for London. It was the perfect base to explore the local area and it didn't take long to feel very settled as it is a cosy flat. Visitors must take a trip to the Salisbury for some real ales, Yasir Halim for the borek and bread and Blend for a great morning coffee. Not to mention the fantastic Turkish restaurants (Selale and Hala were our favourites). We would also recommend Bun & Bar on the corner of Hewitt Road and Green Lanes for the best burger and live music on a Thursday night. All in all, we had an amazing trip. Many thanks.

Had a fantastic time at Caroline and Carl's place. It was even more lovely than the photos, full of lovely home comforts (including a very good espresso machine!) Communication when we were planning it was excellent and Caroline was really helpful. There was a little welcome pack with handy info on the area, parking permits etc. We parked right outside with no trouble. Flat was clean and spacious with all necessary amenities. We enjoyed sitting in the sweet little garden for a while before going out too. Easy walking distance to Manor House tube station which takes you right in to central London. Found the road was nice and quiet despite being very near a much busier high street. Plenty of shops etc nearby and Finsbury Park is a very short walk away. Would highly recommend both the property and the lovely hosts!

Great place to stay for visiting central London while also having plenty to offer in the local area. We felt very welcome and were provided with lots of info on things to do. The flat is cozy and amazingly quiet. Thanks again!

We stayed at Carl and Caroline's place for an extended period. They were extremely helpful and pleasant to deal with - the house was spotlessly clean when we arrived, and the notes were comprehensive and very helpful, including which of the (fantastic) local restaurants we should eat at. It's a lived-in house not a hotel, and if like us that's what you're looking for, you'll love it.

We had a rather complicated request. We run a local gallery and had 4 artists all arriving on different days over a week from different parts of the world. Carl and Caroline responded quickly and clearly- they coped perfectly well with messages from myself and our producer. Our artists found the place a peaceful haven to rest in after hectic days. The flat was clean, comfortable an beautifully set out. We will definitely be returning to these hosts when we next need a place for our visitors to stay.

This is a great flat in a great location. The location was what drew is as we have friends very close by so finding a nice place in the right location was key. For us it was the perfect experience. Close to public transport, shopping and loads of food. The flat is charming and a nice space with a lovely garden. I would definitely stay here again!

Fab flat, everything you would need, felt very homely and safe. Great transport connections too! Had great and speedy communications with Caroline. Lovely people.

This flat is absolutely gorgeous! It has beautiful furniture and decoration. It is small, but you find everything you might need. The hosts are very helpful and communicative. The location is just perfect, close to Metro and Bus stations, lots of shops and restaurants just down the street. Even though we were a group of five people, we could easily fit in this flat (2 bedrooms and couch).

Excellent location. funky, friendly and clean place. Would highly recommend!

We moved here as a result of staying at a flat nearby on a homeaway visit; and falling in love with the neighbourhood!

What makes this apartment unique

It's family friendly, with a small garden, proximity to lots of parks, and with books, toys and games for children in the second bedroom.

Access to the best Turkish restaurants London has to offer. People travel from across London to eat on Harringay Green Lanes and one of its restaurants was recently voted #2 on Trip Advisor; ahead of Heston Blumenthal's restaurant at #3! For about a 1,000th of the price!

The area is known for having 'the best transport links outside of Zone 1'; and you can be in Oxford Circus within half an hour of leaving the apartment (a fifteen-ish minute walk, followed by a fifteen-ish minute tube ride)!

Appartement très sympa

L'appartement était très sympa et très bien situé car très proche de la piccadilly line qui permet de rejoindre de nombreux sites dans Londres.

Le quartier est calme mais dispose de plein de restaurants, de petits commerçants et d'un supermarché.

La literie (après de grandes journées de marche et de découvertes de Londres) et l'électroménager sont très bien.

Nous recommandons cet appartement qui dispose d'un très bon rapport qualité /prix pour Londres

A brilliant base for a family!


I travelled to London with my three daughters, and we all absolutely loved staying in this fun and quirky apartment! It's in a great location in a quiet street, just yards away from a huge variety of coffee shops, restaurants, grocery stores and great local parks. For being so central it was a really peaceful and quiet apartment, with comfortable beds and a very pretty garden; which my girls really enjoyed playing in. It was a wonderful homely atmosphere that made us feel instantly relaxed and welcome. The hosts were equally lovely, providing lots of information before our stay, and there was a great folder of local information and recommendations. We enjoyed getting the red London busses into the centre of town; and on Carl and Caroline's suggestion, always tried to get the front seat on the top deck! We also went by the tube in less than half an hour to Covent Garden. As a book lover I particularly appreciated the shelves of books to browse; and my girls loved the games and toys the owners kindly provided for us!

Perfect place to stay when visiting London!

Caroline and Carl are wonderful hosts. The communication was excellent; timely and extremely helpful. The listing was everything we expected and more. It is conveniently located in an area just outside of the city center so after a full day of sightseeing you come back to a quiet place to sleep. Perfect for longer stays. The food on the main road only two blocks away had some of the best Turkish food I've ever had! And plenty of other choices as well. The neighborhood was safe and clean with public transportation readily available. The people were very friendly. There is a park nearby and good pubs as well.

Great place for work and eating out

This was an unknown spot in London for me but I was very pleased by how quiet it was, the lovely Turkish restaurants and the tube links for Piccadilly Circus where I work. Felt very safe and would definitely stay here again if I was in London.

Comfortable and Clean

The Owners are friendly and helpful, any questions we had they answered promptly with great detail. The description of the property is accurate and in reality is very comfortable and clean.

The area has amazing Turkish restaurants and grocery stores nearby; the walk to Manor House underground is about 15 minutes, there are also bus stops at the end of the street - so great transport links! Safe neighbourhood.

For a home away from home, I would highly recommend this property.

Petite maison dans quartier sympa

Bon emplacement, quartier sympa, très bien desservi par les transports en commun. Maison originale à la déco bohème. Conviendrait très bien à un ou deux couples sans enfants. Pour notre part, nous avions loué pour 5 et la maison ne s'y prête pas car pas fonctionnelle : manque d'espace ( pour ouvrir les valises !), le 5ème couchage est en fait un canapé non convertible à la propreté plus que douteuse. A noter : l'absence de machine à laver et l'absence de table. Aucun moyen de prendre ne serait-ce qu'un petit déjeuner à table ! Pour autant, nous avons passé un agréable séjour à Londres.

Harringay is beautifully multicultural and family friendly. The restaurants are open almost 24/7, and our flat is located exactly the perfect distance away that you can walk to them easily, but not hear them! The 24 hour culture and community feel where people have settled with families, means you feel welcome and safe whatever the time of day. It has the best transport links outside of Zone 1, with the tube, Overground, train and 3 bus routes (including two 24 hour ones from Trafalgar Square and East London) within 3-20 minutes walk. This makes it prime for commuting, visiting the Top 10 Tourist Sites, or for exploring the new and trendy London neighbourhoods. Or even, escaping the City to the countryside to the North, or seaside (Southend) to the East! We'd be happy to tell you more about how to do this.


Manor Gardens tube is about 10-15 minutes walk. It's on the Piccadilly Line in Zone 2. It's about 20 minutes in to Covent Garden, Oxford Street, and the theatres of the West End.

Harringay Green Lanes Overground is about 4 minutes walk, just at the end of the road. It connects to Southend in one direction, Clapham Junction in another and Kew Gardens in yet another. It's a lovely above ground way to cover the longer distances in London, and all with a view...!

Harringay Rail Station is about 10 minutes walk. It is on the commuter line. It can have you into Old Street and Moorgate midweek; and Kings Cross on the weekend, within 12 minutes.

Three bus routes (the 29, 341 and 141) (two of which are 24 hour ones from Trafalgar Square and East London) leave from the end of the road – about 2 minutes walk from the flat. These are our preferred method of commuting and offer great people and neighbourhood watching from the front of the top decks!
