About the property

3 Bedrooms, 2 bathrooms, sleeps 6 overlooking the countryside and sea

'Marias' possesses the charm of a traditional Zakynthian stone-built house but with all modern amenities. It is set in one and half acres of mountain garden with stunning views of the Ionian Sea and the island of Kephalonia. It is an ideal place for those seeking peace and tranquillity.

The main house has an open- plan living/dining/kitchen. The fully equipped kitchen & dining area has a large farmhouse table with seating for up to 8. The sitting room has 2 comfortable sofas set around a fireplace. There is a wc/shower room on this level. Upstairs are 2 double bedrooms, one with its own balcony, 1 twin bedroom and a further WC/shower room. Downstairs a covered archway leads to a large terrace perfect for al fresco dining & watching the sun set over the sea to Kephalonia. Steps lead down to a sumptuous 14metre pool with large shaded pergola with hammock and seating. A large utility room with washing machine and a garage.

A newly built Boule Court set in the garden to compliment the Table Tennis.

A walled garden to the side of the house perfect for breakfast dining.

Zakynthos town which is approx 40 mins by car is a thriving busy town (charmingly chaotic!). It combines both Greek island architecture and venetian. It has local and (a few international) shops, restaurants, banks, hospital and museum. The port for mainland Greece which is 1 hour away by large ferry is situated adjacent to the town.

The town has an outside cinema and a good nightlife.

About Barbara Upchurch

I first visited the North of this beautiful island with my family in 1998 when we came to the Peligoni Sailing Club.

We had a fantastic time and returned the following year, something we don't normally do.

The unspoilt beauty, people and atmosphere compelled me to build a house in 2000 and we have never looked back.

Why Barbara Upchurch chose Volimes

Maria's is built in traditional zakynthian style, it is charming but completely practical.

It has a wonderful feel to it, people find it hard to believe it is a relatively new build and are convinced it is renovated.

Sitting on the verandas looking down the valley to the sea and Kephalonia is amazing.

Very few villas in my opinion offer such a unique location and such tranquility yet within close proximity to the local amenities.

What makes this house unique

A stunning fully tiled 14m swimming pool which you may have to share on occaisons with swallows and other birds and a large shaded pergola parallel to it with seating and hammock.

A Boule Court and Table Tennis.

Spacious grounds with different private seating areas.

Not far from the village and other places but sits quietly in one and a half acres.

Peace and quiet and beautiful views.

Huge night skies, no light pollution.

The grounds are enclosed, children can run free.

Situated in the mountainous north of the beautiful island of Zakynthos, Marias is a traditional stone built house with uninterrupted, spectacular views of Kephalonia. Surrounded by an acre and a half of garden, with eucalyptus, cypress, pine and pomegranate trees, the house is just 3 km from the friendly village of Volimes. The house is also within easy reach of the unspoilt beaches of Vromi and Makris Gialos and Agios Nicholas. The family resort of Alykes with its long sandy beach offers watersports, supermarkets, cash machines and restaurants. Marias is the perfect base to explore this delightful island. Ideal for complete relaxation, walking and boat trips to the Blue Caves, Shipwreck Cove and Kefalonia (you can even hire your own boat to explore the hidden little coves with their azure clear waters), Marias offers all the charm of a quiet retreat yet with the hustle and bustle of traditional, family-run tavernas and village life close at hand.

Highly Recommend!

  • 5 of 5

We absolutely loved our stay at Villa Maria's for 3 reasons; 1) The charm and comfort of the villa and its beautiful pool. 2) The secluded, peaceful location with stunning views and 3) The genuine friendliness and care from Barbara.

Would highly recommend this villa to anyone who loves to get away from the crowds and enjoy nature and scenery. We saw so much varied bird and wildlife and loved watching the sun set each evening. We went late May and although there was a little breeze some days and the pool a little chilly we still enjoyed the lovely clean infinity pool and sunny terraces and it soon warmed up. Having young children with us meant being a bit vigilant with some steps etc but this was all part of the charm of such a traditional Greek style villa. Barbara was so helpful and provided a travel cot and high chair and even a few beach toys. She was very attentive but respectful of our privacy. We made good use of the washing machine thanks to our baby! The beds were comfortable and clean but I would suggest bringing your own black-out blinds for the windows if you have children. We managed without a stair gate but you may find helpful and also we washed the baby in the big bathroom sink as there is no bath- he loved it though!

Barbara kindly gave us a great map with handwritten notes of places to visit and eat and when we did each and every place was breathtaking. There is a good selection of sandy beaches safe for children and stunning white pebble beaches and coves you must visit.

Overall we felt thoroughly relaxed at Villa Maria's,

Thank you Barbara!

Owner's Response: It was my pleasure having you to stay at Marias. I wish you had mentioned the baby bath Amy as I had one. I am sorry I didn't think to offer it. Also the shutters in the bedroom when closed are designed to block out the light negating the need for blinds. However these comments will serve to remind me and help me support future guests who come with a baby. I hope we see you again one day. Barbara

Couldn't ask for anything more – bliss!

  • 5 of 5

My husband and I spent a week here with my mum, brother and his girlfriend for a long-overdue family holiday. We really couldn't have picked a more perfect location! Initially we were looking to stay on Kefalonia, but I happened to find 'Marias' villa on Zakynthos and that was enough to change our minds!

We found lots to do nearby, visiting the charming local traditional villages, an afternoon in Zakynthos town, stunning coves (we enjoyed Porto Vromi and Cape Skinari), and a boat trip to the Shipwreck cove and Blue Caves – great value at €15 for a 3-hour trip. The water around the island is just incredible, it's like paradise.

There are plenty of restaurants within a short drive, but towards the end of the week we preferred to stay and cook at the villa, enjoying the relaxed feeling, warm breeze and fantastic sunsets over the sea.

The location is very quiet, with only a few passing cars (or cows!) and the livestock in the next field with the strangely soothing sound from their bells! I'll miss that! :)

The house and grounds are so well-thought out, lots of areas for relaxation, the multiple terraces and of course the incredible pool, amphitheatre, boules court and more. The grounds were so spacious, we never got on top of one another.

The pool was the main draw to this villa, and it really was spectacular. No one overlooking, we felt so lucky to have all of this to ourselves!

Barbara has been incredibly helpful from when we first booked, even posting us a hand-annotated road map of the island which was indispensable during our trip. Communication has been first-class.

Thanks again to Barbara – you really have an incredible property in the stunning Greek islands. I really hope we will be back again in the near future.

Best wishes, Laura and family.

Heaven

  • 5 of 5

The prettiest part of the island, and Marias had a sensational view. One of the best villas I have stayed in, with lovely gardens and a fantastic pool. Barbara and Makis have created something that they really care about and it shows in the detail and design of the place. The villa was comfortable and well equipped - very spacious and clean. The beds were lovely and comfy and the views from the bedroom windows were out of this world. I would definitely return! Top marks.

Maria's Villa

  • 5 of 5

We could not have asked for a better villa, spacious, well equipped and quiet. Sitting at the back of the villa all you can see are the hills, the sea, and the sunset. The best part of the day was having an evening meal and watching the sunset in the sea; we actually ate in every night bar one because it was so stunning and peaceful. The almost infinity pool is situated at the side and back of the villa, it has a big area to sunbathe, relax, read and watch the swallows drink; swimming in the evening with the sun setting (as if it is next to you) is the best feeling! Before we came we were slightly concerned about having no air conditioning but because the walls are so thick it is always cool inside even after above 30 degree heat every day. You think you have discovered every nook and cranny but there is a secret path leading to a washing line and a walled amphitheatre behind a closed door!

The cliffs are so steep it takes just under 15 minutes to get down to the sea; however, it is the best cove on the whole island! It is called Porto Sellinas and hardly anyone goes. You can swim through crystal blue water with great snorkelling; there is also a cave to swim through with an overhang that you can jump from!

Thank you to Barbara and Makis for being very generous and helpful owners who gave great advice, we really enjoyed our holiday. Phoebe, 13.

Owner's Response: Dear Phoebe it was our pleasure to have you and your family stay at Maria's Villa. Only you and your adventurous family could have chosen the most difficult but most beautiful cove to swim at, the other easy little coves posed no challenge for you at all! Hoping we see you again sometime in the future.

Marias Villa - Paradise in Zakynthos

  • 5 of 5

Gorgeous setting, gorgeous house, gorgeous pool - what more could you want?

The house is very clean and comfortable, has everything you need to enjoy your holiday. A stunning freshwater pool that provides endelss entertainment with swallows dipping in for a drink, plus fabulous view over the valley with Kefalonia in the distance. Drive away to lovely village of Volimes where there's a couple of good tavernas and fresh bread daily.

Can't recommend enough and Barbara will ensure everything is there for you.
