Charming loft apartment 45 m2 large: double sofa bed in the living room plus a real double bed in the mezzanine. This wonderful roman apartment is located 100m from the Coliseum, in one of the most exclusive areas of the city center, in an ideal situation where you can visit most of the touristc sites on foot: The Roman Forum, the Colosseum, the Basilica of San Clemente, the Domus Aurea, the Circus Maximus, Piazza Venezia and the Campidoglio.
This is an ideal romantic apartment for a young couple , but also very comfortable for aged couples or for a small family of 3-4 people ... It was completely renovated in 2012: parquet floor, elegant and brand new furniture, the appliances are all new. It is located on the 1st floor of a 3 level building: Air conditioning, plasma TV, free internet 24h.
Restaurants: "La taverna dei quaranta" in Via Claudia, "Luzi" and "Quattro e quattr'otto" in Via Celimontana, the Pizzeria "I rioni" in via dei Santi Quattro: you have just to choose one each evening.....
I started this vacation apartment rental business few years ago just for fun. Now, ten years later, I manage several properties, the majority of which are nearby the heart of Rome. My flats for rent are, with no exception, in pristine conditions. I hate writing reviews with negative comments. Especially about a place that should have gotten 5 stars. AJ was super accommodating (allowing early check in and late check out), super responsive to all messages sent, the apartment is beautiful and the best we stayed in while in Italy.
But the smell frommthe bathroom just overwhelmed everything. Looking back on previous reviews, I saw the comment about the smell occur twice. Since nothing recent was posted about it, I assumed the issue had been resolved or it was a super high maintenanced reviewer. NO. As of 10 Dec 16, the smell is beyond horrible. We had to keep the door closed to the bathroom. We avoided using the bathroom and showering. We ended up not utilizing the tumble dryer because it was in the bathroom ( and having a tumble dryer was a huge reason we took this place). We did tell aJ about the smell. She seemed shocked and told me to open the window. There is only one window in the place and it was below 40 at night, so not feasible. We did not approach her about it a second time. What's the point? It has been obviously going on a for a long time, so it wasn't going to get fixed all of a sudden. It was our last 3 nights in italy and we had more important things to do.
So, it is an awesome place. It served our explorations very well. We just didn't use the bathroom unless we absolutely had to.

My friend and I had a 2 night stay in this charming flat.
-Location. This is the #1 reason to choose this place. Very conveniently situated with everything you need like restaurants, the Metro subway, a 24-hour mini mart a street over and of course, the Colosseum. For the short time we were in Rome, this was a necessity to have something central.
- The apartment is quite secure. You have to go through the main outer door from the street level, then up a flight of stairs (no elevator), through another set of doors and then finally through the apartment door. All three sets of doors are locked.
-The flat was clean and nicely decorated. We had fresh linens and towels waiting for us. The bed is comfortable.
-Communication with Ms. Jatta via email was very clear and quick.
-Our reception once we landed in Rome could have been warmer. My friend's luggage was lost at the airport for a few hours, delaying our getting to the flat on time. This was out of our control even with that in mind, I did apologize profusely. In dealing with Ms. Jatta on the phone, she could have been more polite and understanding. Instead it added to our stress because she insisted we hurry and get to the apartment. Everything was paid for in full, including the 'late fee' she imposed on us for arriving after a certain hour so after a long flight and having to fight our way into Rome I really think she could have handled the situation differently. Once we arrived to the place, the exchanges were much more pleasant and Ms. Jatta gave us lots of useful information.
-There is a musky smell coming from the apartment. Probably can be fixed with a good airing of the place. Was not a big deal for my friend and I since we were not really in the apartment except to sleep and prepare for the next day's outing.
Overall the place is a great little flat. Suited our needs perfectly. There is no reason to not stay here despite the small problems with communication. The positives far exceed the negatives when it comes to having all you need right in the vicinity of the flat.
This property had the PERFECT location for the neighborhood next to the Colosseum! It's a 1/2 block away from the Colosseum! Plenty of charming restaurants, shops and cafes in this neighborhood... all in walking distance. (not to forget the gelato!) Easy walking distance to the Metro, the Forum and the Via Sacra. Check in was super easy, Alessandra was kind and accessible. The apartment itself was very clean and neat. It was nice to have a small table and couch. The tv had cable, but only one channel was in English. The second floor loft was unique with the see thru floor in the wardrobe area and there was an enormous amount of storage! The bathroom was a good size with a washing machine, a hair-dryer and liquid hand soap for the sink. Only small issue for us was that the second floor has a lower ceiling height - we are over six foot tall and we had to tilt our heads a bit, especially in the shower which has a step up entrance.
One thing we would want to tell any future guests of this property is to make sure you purchase toilet paper, kitchen and bathroom soap and paper towels for your stay - there was one roll of toilet paper when we arrived, thankfully... but we took a walk over to the small supermarket on the next street and purchased the other items.

Check in was very easy, it was also very easy to get in touch with Alessandra, who is very kind and a pleasure to work with. The loft is located in sight of the colosseum, very near the metro station with tons of little cafes, restaurants and clubs nearby. There's also a 24 hour supermarket on the next street, and it felt very safe to walk at any time of night. The loft had everything you could need. Wifi, kitchen items, coffee and coffee pot, towels, etc. I have no complaints whatsoever about our stay. I wish I could live there, it was such an adorable property!
The location of the apartment was really nice because it was close to the Colosseum. Other than that there were some major drawbacks to this place. The biggest issue was the sewage smell coming from the bathroom. We emailed while we were there and someone came to try to fix it but the smell remained. I was told we should have called again, but I don't think it's fair to have to constantly ask to have repairs done and have strangers coming in to the apartment during what was supposed to be a relaxing vacation.
Additionally, the ceiling height in the loft was pretty low. I'm 6'2" and I could not stand up when I was upstairs which is where the bedroom and bathroom are. I hit my head a few times.
The walls are also very thin. There were only neighbors one night, but it was really loud in the apartment that night. It sounded like we had other people in the room with us. It's not really renting a single apartment, because a single apartment has really been divided in to 6 small apartments.
