PRIVATE STRUCTURE. A cheerful home, radiant and full of colour: this is the first sensation that the traveller gets on seeing Villa Monica, a recently-built house, which will win you over for the taste in the furnishing, for the unpredictable details which personalize the interior, for the modern functionality of the accessories, for the cosy and comfortable bedrooms, for the large attractive common areas with glass doors that illuminate the heart of the house and open to the well-equipped outdoors. The garden surrounding it is a green island: the living areas, the large swimming pool that clasps the beautiful hilly panorama, the tennis court and the lawn areas, all make it a special place to inhabit every moment of the day, designed for relaxing and having fun in the open air. Located in a quiet residential area in the most authentic region of Chianti, between Florence and Siena, and just 2 km from Greve, the 'gateway to Chianti', the most precious gem of the enchanting corollary of villages that dot this happy region, the property is extremely convenient for going on excursions. A few metres away is a bus stop with scheduled stops that takes you directly into the centre of Florence. Greve, with its typical little shops selling food and wine and local crafts, grouped around the porticoes of the old Piazza del Mercatale, can be reached with a walk or by bycicle. Panzano, Radda, Volpaia, Gaiole and many other tiny villages perched on the green, undulating countryside, are all nearby and can be reached across the picturesque Chianti territory with its elegant procession of geometric expanses of vineyards and olive groves which, alternating with patches of shaggy woodland and Renaissance churches and villas, will satisfy your eyes and fill you with intense emotions.
The villa has three floors, with the ground floor and basement connected both inside and directly from the outside. The main entrance on the ground floor opens into the bright living room, which opens onto the garden, with a lounge area with fireplace and dining area. This room is connected on the left to a veranda, fully encased by glass doors (with mosquito screens), and furnished with sofas and dining table, and on the right to a modern kitchen, with centre island and satellite TV, with direct access to the outdoor dining area. On this floor is a bathroom with shower. A staircase in terracotta leads both up to the first floor and down to the basement. Upstairs is the sleeping area, consisting of a double bedroom with private bathroom with shower and tub and two twin bedrooms (with join able beds) sharing a bathroom with shower and tub. Each room has a French window with direct access to a separate outdoor terrace. Downstairs is a cool, spacious open plan room that leads directly, via a short ramp, to the garden. This area consists of a built-in rustic kitchen with wood stove and barbecue, dining area and lounge area with satellite TV. Completing this floor is another sitting room (with double sofa bed), a bathroom with shower and whirlpool tub and the laundry room (set up in the garage, accessed directly from indoors). The villa is equipped with an alarm system.
At the back of the villa is the garden, a well-kept lawn of about 2000 sq m, completely fenced-in and bounded on two sides by high hedges to guarantee privacy, overlooking the hills to the west. Among cypresses, olive trees, rose bushes, climbing jasmine, colourful flowers and low geometric laurel hedges, are the outdoor areas, with the swimming pool in the foreground. In front of the living room French window is a conversation area, paved in terracotta and furnished with armchairs and sofas; immediately next to it, with easy access from the kitchen, is the outdoor dining area with umbrella, table and built-in barbecue. Further along, on slightly lower terracing, is the tennis court and a green area with ping pong table. The property has a private parking area and a garage, located on one side of the villa and directly accessible from the entrance gate.
The sunny pool stands in the beautiful garden in front of the villa, which is a few metres away. On two sides a thick hedge ensures privacy but does not prevent a view of the hilly landscape on the side facing west and of the tennis court. Lined with blue PVC, with stone border and ladder for access to the water, the rectangular pool measures 6 x12 m, with the depth varying from 1.20 m to 2.20 m. The water purification system is chlorine. Sunbeds and deckchairs, shaded naturally by the foliage of oak and ash trees, decorate the lawn sunbathing area with, in a private corner, a cold-water shower. The swimming pool, with internal lighting, is open from the last Saturday in April until the first Saturday in October.
The tennis court, private and fenced-in, is coated in PVC resin and covers an area of about 500 sq m. It is located about 30 m from the house, in a zone next to the parking area and swimming pool. Four rackets are available to guests in the villa.
