PRIVATE STRUCTURE. A scenic avenue lined with cypress trees – this is the first thing seen by the guests of this beautiful property located in the Val Tiberina, an uncontaminated area of Umbria on the border with Tuscany. Il Cerreto is the old tobacco kiln of a large property dating back to the 19th century. The house has been completely renovated with great care by the owners, experts and professionals in the field of restoration. The villa has high quality, classical finishing touches of the period, such as wood-beamed ceilings and terracotta floors. The large rooms and lofts emphasize these features which will be admired by the guests. The property, thanks to the E45 highway, is well connected with the whole of Umbria and south-eastern Tuscany. Just a short drive away is Lake Trasimeno, Perugia, Assisi, the old borgo of Anghiari, Cortona and Arezzo.
The villa has 3 floors. The main entrance, under the portico, leads directly into the large living room, with working fireplace, divided into TV, reading and conversation areas. Opposite the entrance is the eat-in kitchen while, on the left, is the dining room, also with a working fireplace. The living room and dining room are characterized by large windows overlooking the garden and swimming pool. A corridor from the living room leads to a toilet and a double bedroom with double sofa bed and en-suite bathroom with shower. From the dining room, a stone staircase leads to a wing of the first floor consisting of a double bedroom with double sofa bed, dressing room and en-suite bathroom with tub. This room also has direct access to the outside. The other wing of the first floor is accessible from the living room via a wooden staircase. This floor consists of a loft overlooking the living room, a double bedroom with en-suite bathroom with shower and tub, a twin bedroom with joinable beds and a further bathroom with tub and shower. From here an unusual spiral staircase leads up to the second floor consisting of a studio loft. The laundry room is accessible through the dining room.
The garden, in front of the main part of the villa, measures 5000 square metres and is almost entirely flat. It consists of lawn, roses, shrubs and tall trees, giving a pleasant and harmonious appearance. The main portico is furnished with table and chairs while about 20 m from the villa is a second attractive portico with outdoor lounge, wood oven and brick-built barbecue.
The swimming pool, in the centre of the garden, is about 20 m from the house and on the same level as it. It is reached from the main portico directly across the garden. It measures 6 x 12 m with a depth varying from 1 m to 2,40 m, access to the water is by ladder and it has a diving board. There is chlorine purification, blue PVC lining and both internal and external lighting. The solarium area is paved in terracotta and equipped with sunbeds, deckchairs and umbrella. At the back of the portico with the outdoor lounge is a cold-water shower and a toilet. The pool is open from the last Saturday in April to the first Saturday of October.
