3 Bedroom, 2 Bathroom, 10 min Walk From The West End.

The apartment is comprised of:

One master bedroom with a double, sleigh-style bed, two bedside tables, two bedside lights, two large built-in wardrobes and a large chest of drawers. There is also an en suite shower-room with WC, sink, shower unit, shaving socket, ample counter space, fitted cabinets for personal belongings and a heated towel rail.

One double bedroom with solid pine bed frame, two bedside tables, two bedside lamps, a built-in wardrobe with a tall chest of drawers.

One twin bedroom, a shared bedside table and table lamp between the beds and a very large built-in wardrobe.

A main bathroom with WC, sink, a bath with shower over it, a shaving socket and heated towel rail.

A cupboard by the main door to store jackets, bags, shoes and umbrellas (we provide a couple of umbrellas for you to use during your stay, just in case you need them).

A well-equipped kitchen to meet all your culinary needs. We have a gas hob, fan-assisted electric oven, fridge freezer, washing machine, dishwasher, kettle, toaster, radio, excellent selection of cooking utensils, pots, pans, mixing bowls. To ensure you have enough dishes and do not need to run the dishwasher after every meal, there is enough tableware for 12 full place settings (main plates, side plates, bowls, large glasses, small glasses, wine glasses and cutlery).

A living/dining room with views out to the well maintained, neighbourhood gardens. To ensure you are as comfortable as possible, we have recently added two new three-seater leather sofas to the living room and eight large cushions. There is also a beautiful new oak dining table that seats six; perfect for hosting a family meal or for playing board games at. There is a 40 inch HDTV in the living room with Free view television channels and an Xbox 360, which can be used to play region 2 DVDs and Xbox 360 games (a small selection of DVDs and games are provided at the apartment). Please note that the Xbox 360 is not connected to the internet.

If you wish to connect your laptop or tablet to the TV, you can do so via an HDMI cable (or the TV's 'PC input', although this is for video only and the audio will still play through your device).

As of late 2014, all our mattresses are brand new (and are 'medium to firm') and we have also installed high-speed, fibre optic wireless in the apartment.

There is limited free (on street) parking within a 1 minute walk. Parking directly outside the apartment is by permit only. One permit is available for guests to use; there is no charge for this service, but £30 will be deducted from the deposit if the permit is not returned at the end of your stay.

The apartment is on the ground floor, making it ideal for families with children. It's also accessible for guests who have minor mobility problems (please note that, because there are a few steps up to the main door, the apartment is not wheelchair accessible).

For guests with allergies, we do not use feather pillows or duvets. Our towels and bed linen are 100% cotton and they are washed in non-biological detergent for delicate skin.

If you do not require the use of all three bedrooms, we are able to offer a small discount; please contact us for further details.

A welcome pack is included and consists of bread, milk, butter, bacon, free range eggs, orange juice, shortbread, one bottle of red wine and one bottle of white wine.

About Maya

I was born and raised just outside of Edinburgh and I have lived here all my life. I love to travel and experience other cultures, but I always love returning to my beautiful 'home town'. I adore this city and I chose to buy and refurbish this property with my family so I could help others enjoy Edinburgh, too.

I graduated in 2000 as a theatre administrator and go the theatre as regularly as I can. I also enjoy reading, sewing, listening to live music and cooking meals for friends and family. If there's anything you'd like to know about me, please ask.

Why Maya chose Edinburgh and Lothians

The property is bright, spacious and well presented. It's on the ground floor, making it ideal for families with children. It's also more accessible for guests who have mobility problems. Please note that, because there are a few steps up to the main door, the apartment is not wheelchair accessible.

What makes this apartment unique

The primary reason I chose this apartment is the location.

During your stay, you have the benefit of staying in a quiet, little cul-de-sac, while being a mere 10 minutes from the West End. What more could you wish for?

Loved it!

The apartment is wel equipped, spacious and spotlessly clean! Its location is perfect. You can walk to the city centre in about 20/25 minutes or use the tram (which is only a two minute walk from the apartment). Getting there from the airport is also a piece of cake (again the tram!). We, however, chose to come by rental car from the airport. Thanks to the provided parking permit we could park our rental car right in front of the apartment. We've stayed here for four days and the six of us felt truly home away from home. We loved Edinburgh and the apartment. Thanks Maya, you are a wonderful and very friendly and helpful host!

Fantastic apartment in a great location

The apartment was perfect for our weekend away - spacious enough for 6 people, spotlessly clean and in a great location, just a few minutes walk from the murrayfield stadium tram stop. The welcome package was really appreciated too and is a really lovely touch. The photos don't do this apartment justice. Thank you Maya, the apartment was great and your help before and during our trip was very much appreciated. We'll definitely be coming back to stay here.

Confortable, very clean and so sympathetic !

Realy easy to live, you feel immediately at home: quiet, spacious, well equiped, détails appreciated (ex: all is avalaible for your breakfast)

Good internet connection and various maps/documentations. 10 minutes to walk to Murrayfield stadium, pubs at a few minutes walking. Easy to park your car. And most important : Maya is mutch more than owner/manager : she is "aux petits soins", in all détails before and during your holydays ! to be recommended.

Han sido unas vacaciones perfectas. La ciudad preciosa, la vivienda perfecta y Maya un encanto. El apartamento es tal como se ve en las fotos, amplio, cómodo y completamente equipado. Limpieza extrema, sábanas y toallas perfectas. Prácticamente en el centro de la ciudad, 10 minutos paseando por una agradable y bonita calle.

FANTASTIC!!

Beautiful, fully furnished 3bedroom apartment, with all the amenities, in a fantastic location!

Great location with easy access to both Waverley & Haymarket train stations via tram. You can totally walk to/from as well for neat views/experience the west end of the city! If your thinking of exploring Edinburg, booking with Rarity breaks is the way to go!

Great visit

Stayed four nights in this apartment. Great location close to the tram. Well equipped and clean with plenty of towels. Maya provided great customer service which included supplying cot and high chair for our 2 year old grandchild. Would certainly stay again if back in Edinburgh.

The apartment is situated in a quiet, residential area, yet is only 15 minutes walk from Haymarket train station at the West End of Princes Street.

On foot, we are only a few minutes away from frequent bus and tram links. Both Murrayfield Stadium and the Murrayfield tram stop are situated across the road from each other and are less than 5 minutes away from the apartment. The rather beautiful Water of Leith is a couple of minutes away and Murrayfield Ice Rink is less than 10 minutes away.

There is a modestly-sized Tesco on the main road (2 minutes away) as well as a selection of local restaurants, cafes and bars in the immediate vicinity. If you are staying for more than a few days and wish to stock up on food and drink, there is a large Sainsburys supermarket less than 10 minutes walk away.

Edinburgh is a beautiful and welcoming city with a rich culture and interesting history. Whether you’re here for the Edinburgh Festival, rugby season, to use the apartment as a base to tour the surrounding areas or just to relax with friends and family, we are sure you will enjoy your time here. There are plenty of bars, restaurants, clubs, theatres, museums, cinemas and shops. With some stunning architecture, Edinburgh Castle and the Scott Monument are at the heart of the city and there are a number of historic tours and sites you can visit during your stay.
