Maximum Occupancy: (8) NO EXCEPTIONS - PER DOUGLAS COUNTY OCCUPANCY REGULATIONS. Please review acceptable group makeup and age requirements to ensure this home is the right fit for you. Although this property can sleep 11 to meet the needs of our family and friends, it is important to note as a vacation guest renter the maximum occupancy is only 8 persons allowed via our Douglas County Permit.
Maximum Parking, Restrictions & Parking Permit NO EXCEPTIONS. No parking on driveway. FAILURE TO COMPLY = $500 CITATION.
Age Requirements and Identification: 75% of your guest group must be age 35 or above, however, this does not apply to families with children, so please let us know the specifics of your group makeup and obtain owner authorization for your guest group prior to booking. Valid Identification FOR EACH GUEST 18 YRS AND OLDER will be required prior to completing your reservation.
Minimum Nights Stay: (2-5) Depending upon holidays.
Calendar Availability: Don't see your preferred dates available? ALWAYS INQUIRE many times we have some blocked dates for our family that can be rescheduled to accommodate your stay.
The Owner requires that you state the following in your request to book:
1) The purpose of your trip
2) Number of people in your group and their ages
Bookings are NOT COMPLETE UNTIL ALL INFORMATION is provided about guests, the deposits have been received and you have reviewed, completed, signed and returned the EPCC Rules & Regulations Documents as well as the Vacation Home Rental Agreement to the Owner. PAYING THE DEPOSIT ONLY DOES NOT CONFIRM YOUR DATES - WE MUST HAVE ALL PAPERWORK WITHIN 24 HRS OF YOUR BOOKING.

You will be required to acknowledge, sign, and abide by the EPCC Rules & Regulations of the community as well as the owner's Vacation Home Rental Agreement. You are also required to follow the Douglas County Vacation Rental Ordinances. YOUR RESERVATION WILL NOT BE CONFIRMED UNTIL DEPOSITS HAVE BEEN MADE AND DOCUMENTS HAVE BEEN SIGNED AND RETURNED.
Among some of these Rules & Regulations that apply:
NO MORE THAN 8 PERSONS ALLOWED ON THIS PROPERTY PER VHR PERMIT.
NO PARKING OTHER THAN ONSITE AT THIS PROPERTY. PARKING PERMITS MUST BE DISPLAYED ON DRIVERS SIDE DASHBOARD AT ALL TIMES. FAILURE TO PARK IN THE DESIGNATED PARKING SPACE AND/OR DISPLAY THE PARKING PERMIT MAY RESULT IN A CITATION AND FINE OF $500.00. Maximum number of allowed vehicles is TWO (2).

Any failure to comply with the terms of our Vacation Rental Agreement or this community's Rules & Regulations and/or the Douglas County Vacation Rental Ordinances will cause us to terminate your stay and you will loose your security deposit and may be subject to more fines.
CANCELLATION, FORFEITS CATASTROPHIC EVENTS, EMERGENCY EVACUATIONS & REFUNDS:
Owners have a strict cancellation policy. Once a booking for our property is received, the property is removed from the market for those dates and potential guest renters look elsewhere for their accommodations. We understand the challenges of planning travel during these times with variables we cannot control, however, we are a business and bookings that are cancelled less than 60 days prior to a scheduled stay negatively affect our ability to rebook our property for those dates.
Owners are not responsible or liable for unforeseen circumstances such as: Unfavorable weather, road conditions, catastrophic events, emergency evacuations, Acts of God, disruption of utility services, power outages, disruption of cable and/or internet services, malfunction or breakdown of appliances, boiler, water supply, sewers, hot tub, or other equipment malfunctions such as TVs. There will be no refunds or rebates given to Guest Renters as a result of any unfortunate circumstances that are outside of the Owner’s control within your stay.
If a catastrophe (hurricane, tornado, earthquake, flood, fire, or wild fire etc.) or any situation simply beyond our control impairs the vacation rental stay, Owners are not responsible for finding alternate lodging for the Guest Renters or for the Guest Renters’ financial losses related to transportation or alternate lodging. There will be NO REFUNDS OR CREDITS FOR EMERGENCY EVACUATIONS. GUEST RENTERS ASSUME THE RISK OF LOSS IN THESE SITUATIONS.
ALL CANCELLATIONS MADE PRIOR TO A GUEST’S ARRIVAL DATE, REGARDLESS OF THE DATE WHEN THE CANCELLATION IS MADE, WILL INCUR A $150.00 CANCELLATION FEE. This cancellation fee will be deducted from the Guest Renter’s deposit/rent payment that was made at the time of booking.
Written Cancellation Notices made, regardless of the date the cancellation was made, will receive a 100% refund for the following items that were pre-paid by the Guest:
1) Cleaning Fee
2) Additional Damage Protection Insurance Premium Fee
There will be NO REFUNDS if you choose to depart early from your scheduled stay.
SPECIFIC COVID CANCELLATION POLICY:
Cancellations made within any number of days prior to your confirmed stay due to “COVID SHUTDOWNS” will receive 100% refund. “COVID SHUTDOWNS” are described as shutdowns directed by County, State, and/or Federal officials in these situations:
1) Douglas County
2) State of Nevada
3) National (USA)
4) GLOBAL
You will NOT receive a refund if you cancel due to the fact that either yourself, or someone else in your party, contracts COVID and needs to cancel within 30 days or less of your confirmed stay dates. In the unlikely event this would happen, the General Cancellation Policies below will apply:
“ULTRA ADVANCED BOOKINGS” CANCELLATION POLICY: 60 Day required
ULTRA ADVANCED BOOKING cancellations that are made SIXTY (60) days or more before guest’s scheduled arrival check-in date will receive a 100% refund, minus the $150 cancellation fee.
Cancellations 59-31 days before check-in will receive 50% refund.
Cancellations 30 days or less before check-in will NOT RECEIVE A REFUND.
“CLOSER TO YOUR STAY DATE BOOKINGS” CANCELLATION POLICY: 30 Day required
CLOSER TO YOUR STAY DATE BOOKING cancellations that are made THIRTY (30) days or more before guest’s scheduled arrival check-in date will receive a 100% refund, minus the $150 cancellation fee.
Cancellations 14-30 days before check-in will receive 50% refund.
Cancellations 1-13 days before check-in will NOT RECEIVE A REFUND.
