Why Kyle Rolfe chose Phinney Ridge
This is our neighboring guest house. We purchased it to protect our primary home investment and to further invest in our neighborhood. We have rented this house for several years, and now that we have a small family, we are using this house as a mother-in-law unit for when family comes to town. When family is not here, we list it on VRBO. We take very good care of the home, since our parents live here when they visit. Please take care of it as well!

Cute, classic Seattle home
This 1908 classic Seattle home in Phinney Ridge is wonderful for anyone wanting a stay in the city. It's walking distance to Woodland Park Zoo and a few neighborhood restaurants and bars, and a quick Uber/Lyft ride to Ballard/Fremont/Downtown/etc. The owner provides all the amenities you'll need for a stay away from home. The house is charmingly decorated.
Cons that kept me at 4/5 stars:
- Master bedroom king bed is *very* squeaky. Annoyingly so. Please fix the bed frame.
- Living areas have no shades, so it's a fish bowl at night.
- Shower has *very* little water pressure. Taking a shower is not enjoyable and the tub took forever to fill up for the kids' baths.
- Internet is a very slow DSL connection.
Thank you for your comments, Jeff. We took care of the squeaky bed frame right away and I'll look into the wifi and adding shades to the living room. Sadly, improving the water pressure looks to require a major overhaul, so we are stuck with weak pressure for the time being. I hope it wasn't too inconvenient. -Kyle
Great area, convenient to most areas
Nice historic area with parks, lake and zoo... quick trip through 99 tunnel to downtown Seattle. A few spiders and moths, but to be expected in an older home.
Nice little house, excellent option for this neighborhood
Very clean, very receptive owners. We live in the neighborhood and needed to stay nearby a few days during a remodel. This is a great deal for this neighborhood and the view of greenlakenis lovely.
Clean and spacious cottage
My family came up to Seattle for a family reunion and stayed here. It was a perfect space for the needs we had. We made breakfast in the kitchen in the mornings and went out for activities during the day. It's super close to the lake and lots of activities for families. The big windows let in a lot of natural light. The only downside is that our rental van that we drove up in wouldn't fit in the mid size garage. But parking on the street was readily available, so not a big issue. I would definitely stay here again.
Wonderful place to stay!
Easy check in and great information about the neighborhood! The home is comfortable with wonderful views. Loved the corner window seating! We had everything we needed. The back yard was a nice surprise. Excellent communication with the owner. Would stay again!
The property is exactly like the reviews stated. Clean and unique. The walking distance to many places made it a plus for us. They included delicious coffee as well as a comfortable family atmosphere.
