This Beautiful 2800 sq ft home lies in the middle of a very private 86 acres in the historic Catskills region of New York. The nearest residence is at least a 1/2 mile away. The house lies at the end of a long driveway that curves up the mountain to reveal the home only near its end which is centered on the property for total privacy.

The tranquility and peaceful silence here is astonishing. Much of the property is wooded with well laid out trails for hiking or even for cross country skiing. 100 year old field stone rock walls abound on this property which also boasts two 3 acre and four large 5 acre fields near the residence with gorgeous views of the surrounding mountains.

The private secluded pool is 40' by 20' and goes from 3' to 11' at its deepest end. It is immaculate and well maintained with loungers for sunbathing etc... Right next to the house is a beautiful 1-1/2 acre pond to spend evenings next to relaxing, enjoying the sunset or just stargazing late into the evening. There is even a fieldstone bon-fire pit for relaxing over an open fire near the house!

The property has been maintained by the owner along with the help of the NYS forestry department to ensure a perfect setting for all natural wildlife indigenous to the area. Don't be surprised to see the VERY rare Bluebird and colorful Wood ducks making there homes in and around the numerous bird houses and the spring fed pond near the house. Deer and Turkeys are always around as well as Blue Heron and the occasional Bald Eagle. Red hawk families circle in the rising evening air every day throughout the summer and at night the owls sound off year round. The fertile pond is filled with frogs, turtles and several species of fish a young child or a child at heart adult) would love to see and explore!

The house has beautiful hardwood floors throughout and the large 16ft high ceiling sunroom/great room fills with sunlight on 3 sides with 6 floor to ceiling windows and skylights. This room, which also has the sleeper couch, has a 56 inch HD LCD screen for a great movie watching experience.

Outside the large French doors across from the main entrance you can walk out to a large wooden, raised deck for outdoor dining and barbecuing. The house is filled with antiques and boasts a full kitchen with high quality Wurstoff knives and Cuisinart pots and pans for the foodies.

The 2 bedrooms both have Queen size beds and charming decorations, armoirs, dressers, personal bedside lighting, and antique bedside tables. Tons of books are discreetly stacked and available throughout the house

The Den or 'WInter Room' we like to call it, is furnished with gorgeous leather furniture, a Vermont Casting Woodstove ( available only in winter), cow skin rugs and large windows affording a view of the pool and surrounding fields.

This home is close to some of the well known skiing centers in the Catskills and also very close to world class fly-fishing and all types of outdoor adventures. In the fall, the foliage is breathtaking.

This home has it's own 500ft deep well which supplies all of the water and is 100% pure, filtered and drinkable spring water right from the mountain.

Gorgeous large Pool with sunshine all day, 86 acres of trails, 6 large 5 acre fields near the house, private driveway 1/4 mile long,15 minutes from Livingston Manor which has the best flyfishing in the northeast,15 minutes from Callicoon on the Delaware River (canoeing, tubing, fishing), Beautiful 1 and 1/2 acre Pond next to house.

Not clean, unresponsive owners. Terrible!

While the actual grounds, pool, and surrounding land are as described and beautiful - the inside of the home was dirty, bugs everywhere, lack of things in kitchen, and dirt throughout. The kitchen was the worst. The grill we had to fully clean out what lookee like months of charcoal, it looked like it was 20 years old. There was a burger king container we found on the floor, stains on living room couches, and random things throughout house. This home is not rent ready- weve rented a lot on homeaway and this home was not ready for guests. When we walked into the house, it had a strong musk odor so we had to not only clean but air freshen. The owners barely responsed to us until we callee homeaway: i had to send multiple messages including day of to find out how To get in. They still gavent responded to my complaints. Absolutely terrible. Its a shame bc its on beautiful property.

Amazing Property

We loved staying at Michael's home. As other reviewers have stated, pictures don't do the property justice. There is SO much land to explore. The trails are well kept. We didn't even see half of it but our dogs loved every minute of checking new things out.

We were able to BBQ each night on the porch (make sure to bring charcoal if you're interested). Our dog also went for a bunch of swims in the pond as well. It was a bit cool when we were there, so we didn't get to take advantage of the pool.

Other reviewers mentioned the kitchen lacking, but we had everything we needed. There isn't Internet in the house, but I had service the entire time with Verizon.

Finally, we enjoyed the fire pit 2 of the nights we were there.

We already are talking with others about when we will come back!

Stay away!!!!

The place was extremely dirty, bugs, mold, broken washer, no lights in kitchen, broken door knob, stained white furniture, dust galore, broken bathroom floor, dirty clothes, etc. Michael has been extremely difficult to work with, tells lies and refuses to return phone calls. We left his place after 3 days of a week's trip. We only asked for our deposit back and still in November have yet to receive it. Mark against his account was give and now a lawyer is involved. If anyone would like to see photo's I have tons!!!

Quiet, Peaceful, Comfortable and Care-free

The pictures don't do it justice. What you can't see in the pictures is the morning mist rising off of the pond, the stars at night, the quiet evenings and lazy afternoons by the pool. We had the perfect vacation and within five minutes of our arrival, we knew we'd be coming back ASAP. Thanks, Michael, for a great week.
