Rose Tree Cottage is a grade II listed, detached Cotswold stone cottage, sitting in its own gardens on a hill just outside the market town of Stroud, in the heart of the beautiful "Five Valleys" region of the Cotswolds. Stroud is well known for its bohemian vibe and eclectic mix of shops, with Jasper Conran describing the weekly Farmers' Market held in the town as "the Covent Garden of the Cotswolds". The Five Valleys converge on Stroud and contain some of the most beautiful countryside Britain has to offer. Rose Tree Cottage is also well placed for exploring further afield, with the spa towns of Bath and Cheltenham both within easy reach.
The cottage has been lovingly renovated and extended by its owners, with traditional features such as oak beams and exposed Cotswold stone complemented by modern facilities, including two beautiful new bathrooms, a well presented kitchen and a conservatory, which allows the lovely back garden to be enjoyed whatever the weather.
The cottage sleeps a maximum of five people, in three bedrooms, with two bathrooms. There are lovely, peaceful front and back gardens, and the cottage has plenty of off-street parking, as well as secure storage space for bikes. Rose Tree Cottage is perfect for friends, couples or a family seeking peaceful seclusion in the Cotswolds, whilst being close to all the amenities of Stroud.
Booking and payment
Character Cottages is a marketing agency and we do not own or manage any of the cottages listed on our website. Bookings made via us form a legal agreement directly between you and the property owner.
For bookings commencing more than 10 weeks in advance, a 30% non-refundable deposit is required to confirm the booking. The balance payment is then due 10 weeks prior to arrival.
All payments are made subject to the cancellation policy set out in the standard Booking Conditions.
Security deposits are not required (please note that guests are still liable for any damage or additional cleaning required as a result of their actions).
The maximum occupancy of the property is five guests, at any point during your stay. Unauthorised over occupancy is a breach of our terms and conditions and may result in the cancellation of your booking and additional charges. Please consult us prior to booking if you wish to discuss the possibility of having more than five guests at the property.
Infants who sleep in a cot do not count towards the occupancy figure, however, due to space restrictions, the occupancy figure may only be exceeded by one additional infant.
Regrettably, pets are not accepted.
Bed linen and towels
Bed linen and towels are provided for guests.
Arrival and departure times
Arrival time is after 4pm and departure time is by 10am. Access is via a key safe, therefore it does not matter if you are arriving late at night.

Family bathroom: Walk-in shower/wet room, slipper/roll top bath, toilet, wash basin;

Heating, fuel and logs
The property has a gas central heating system and underfloor heating throughout the ground floor.
Electricity and gas are included in the letting price. There is a wood burning stove in the kitchen and logs are provided under a fair usage policy. Please note that free logs are normally available, but, on occasion, there may be situations when the previous guests have used up all the logs and the log supply cannot be replenished immediately.
The property has free wireless internet access, a flat screen Smart TV with blu-ray/DVD player and an iPod docking station.
There is no telephone at the property. Mobile phone reception is variable inside the property, but better outside.
The property has plenty of off-street parking.
Where a letting exceeds nine nights, a mid-stay clean, bed linen and towel change may be included in the price. Please check with us to confirm.
Child friendly facilities
A travel cot (without linen), high chair and safety gate are provided. The safety gate encloses the first floor, creating a safe environment for young children.
The property's garden is enclosed, however, young children should be supervised at all times whilst outside.
A small quantity of initial consumables is provided for your convenience (eg. tea, coffee, sugar, dishwasher tablets, washing up liquid, soap, washing powder, toilet rolls, etc), however, you should not expect the quantity of these provisions to be sufficient for the duration of your stay.
Accessibility, health and safety
This is an old, Grade II listed property, which has a steep and narrow staircase, with a turn at the top and a low ceiling height near the bottom, which could cause difficulty for guests with restricted mobility or carrying a baby. The bedrooms and main living areas are on the first floor and, in the event of an emergency, the property can be exited directly from the first floor into the back garden.
The smoke and CO detectors operate on a sound only basis and, therefore, those who have serious impairment of hearing may not be able to hear the alarm systems and could be at risk.
No smoking is permitted throughout the property.
