Tree Tops House is a grand, detached Cotswold stone house and a beautiful cottage annexe, which sit proudly in their large grounds, in the pretty village of Temple Guiting. The village is perfectly located, by the beautiful River Windrush, in the heart of the North Cotswolds countryside, close to the market towns of Winchcombe and Stow-on-the-Wold. Temple Guiting is ideally placed for visiting the many beautiful towns and villages of the Cotswolds, as well as places such as Cheltenham, Oxford and Stratford-upon-Avon.

The main house has been extended and lovingly refurbished by its owner, retaining character features such as a large wood burning stove, flagstone floors and exposed Cotswold stone walls. Likewise, the Garden Cottage annex has recently been fully refurbished and includes full kitchen, dining and living room facilities. The character of the property is complemented by its modern facilities, including wireless internet access, eight flatscreen TVs (six of which are Smart TVs) and a large, well equipped kitchens in both the main house and the Garden Cottage annex.

In total, the property sleeps a maximum of 12+4 people, comprising upto 8+2 people in the main house and upto 4+2 people in Garden Cottage. The main house has four bedrooms and a sofa bed in the second living room, with four bathrooms. Garden Cottage has two bedrooms and a sofa bed in the first floor sitting room, with two bathrooms (please note that the family bathroom in Garden Cottage is accessed via the first floor sitting room/bedroom 3). Please note that, although there is ample living room and dining seating across the main house and Garden Cottage, there is no single dining table that seats 16, or individual living room with comfy seating for 16. There are large, enclosed front and back gardens, and there is plenty of off-street parking. Tree Tops House is perfect for multiple families, large family gatherings, or groups of friends looking for an exceptional holiday home in a rural location.

House Rules

Booking and payment

Character Cottages is a marketing agency and we do not own or manage any of the cottages listed on our website. Bookings made via us form a legal agreement directly between you and the property owner.

For bookings commencing more than 10 weeks in advance, a 30% non-refundable deposit is required to confirm the booking. The balance payment is then due 10 weeks prior to arrival.

All payments are made subject to the cancellation policy set out in the standard Booking Conditions.

Security deposits

A security deposit of £400 is payable, which is returned after the letting period, subject to an inspection of the property. For the avoidance of doubt, guests are requested to leave the property in a reasonable condition, consistent with the property's appearance upon arrival and to use the recycling receptacles (including food waste) provided. In the event that the owners, or their appointed housekeepers, have to spend additional time tidying up after your departure, then the cost of this extra time may be deducted from your security deposit (this may include a charge of up to £20 if you fail to recycle). Guests are also requested not to leave hair straighteners or the iron on the carpets, as in the event of burning or scorching, they may be liable for the replacement of a carpet. The security deposit is payable prior to arrival at the property, via a bank transfer or a valid debit or credit card.


The maximum occupancy of the property, including its grounds, is 16 guests, at any point during your stay. Unauthorised over occupancy is a breach of our terms and conditions and may result in the cancellation of your booking and additional charges. Please consult us prior to booking if you wish to discuss the possibility of having more than 16 guests at the property.

Infants who sleep in a cot do not count towards the occupancy figure, however, due to space restrictions, the occupancy figure may only be exceeded by two additional infants.

Please note that, although there is ample living room and dining seating across the main house and Garden Cottage, there is no single dining table that seats 16, or individual living room with comfy seating for 16.


Regrettably, pets are not accepted.

Bed linen and towels

Egyptian cotton bed linen and towels are provided for guests.

Arrival and departure times

Arrival time is after 4pm and departure time is by 10am. Access is via a key safe, therefore it does not matter if you are arriving late at night.

Bathroom 4 en-suite: Bath with overhead shower, toilet and wash basin

Garden Cottage:

Family bathroom (accessed via the first floor sitting room/bedroom 3): Bath with overhead shower, toilet and wash basin

Bedroom 1 en-suite: walk-in shower, toilet and wash basin

Heating, fuel and logs

The property has an oil fired central heating system.

Electricity and oil are included in the letting price. There is a large wood burning stove in the living room of the main house and an initial supply of logs is provided from October to May. Further supplies of logs can be purchased locally.

Services provided

The main house has free wireless internet access and eight flatscreen TVs, six of which are Smart TVs (including the TVs in bedrooms 1, 2 & 4). The Smart TV in the living room has a blu-ray/DVD player and a humax recorder. The TV in bedroom 3 has a DVD player. Garden Cottage has two flatscreen TVs, with a blu-ray player in the living room and a DVD player in the playroom.

There is a telephone in the main house, with an honesty box for the cost of calls made. Mobile phone reception is variable inside the property, but better outside.


The property has a large drive, with plentiful off-street parking.


Where a letting exceeds nine nights, a mid-stay clean, bed linen and towel change may be included in the price. Please check with us to confirm. Additional housekeeping services may be available on request.

Child friendly facilities

Two travel cots are provided (both with linen) for infants under the age of 2. There is also a high chair at the property.

Initial consumables

A small quantity of initial consumables is provided for your convenience (eg. tea, coffee, sugar, dishwasher tablets, washing up liquid, soap, washing powder, toilet rolls, etc), however, you should not expect the quantity of these provisions to be sufficient for the duration of your stay.

Accessibility, health and safety

Both the main house and Garden Cottage have two floors, which could pose difficulty to guests with limited mobility, or carrying babies, both in terms of their general movement and their ability to quickly exit the house in the event of an emergency.

The property's large garden is enclosed, however, small children should be supervised outside at all times.

The smoke detectors operate on a sound only basis and, therefore, those who have serious impairment of hearing may not be able to hear the alarm systems and could be at risk.

Candles are not permitted at the property, due to the fire hazard they present.


No smoking is permitted throughout the property.


The use of fireworks is prohibited, due to the proximity of the property to livestock and neighbouring properties with young children.

Lovely spacious house

Great weekend stay with a large group of friends and children (10 adults, 6 children), well equipped spacious house in the heart of the countryside. Lovely views over farmland nestled in a quiet village.

The house really does have everything, and is very versatile with the cottage to the rear, ample parking, plenty of bathrooms and is immaculate throughout. A ton of information on the house and surrounding area which was very helpful and the owner is on hand if any problems (which there weren't). We had a fantastic Sunday lunch in the local village pub (book in advance, as it gets busy) the pub is walkable through fields (wellies needed).

Would definitely recommend.

Fantastic house for my special birthday weekend

Tree Tops was the perfect house for celebrating my special birthday with my family - four generations! We were a party of 11 adults and two infants and having the main house and the cottage worked so well - we could all be together for most of the time, but then the older members of the group were able to get some peace and quiet in the cottage. The bedrooms were beautifully appointed (most ensuite) as was the rest of the house and we were all very comfortable. The owner, Val, popped in on the Saturday morning to check that everything was OK and we were all very grateful for the lovely, thoughtful touches that Val had thought of - full fruit bowls in both houses, prosecco in the fridge, bathroom accessories etc. The kitchen was very well equipped and the dining room was the perfect space for a celebratory dinner. The village of Temple Guiting itself is charming and has a lovely shop/cafe. A short distance from the house are some of the famous Cotswold villages/towns e.g. Stow on the Wold, Broadway etc. Nearer to the house are a couple of pubs which we tried - we went to the Halfway House pub in Kineton for lunch on the Saturday - it was a lovely old pub and our food was very good. On the Sunday we went for a drink at the Plough at Ford which was equally nice although we didn't eat there. For the more energetic, there is plenty of walking around Tree Tops and it's excellent cycling country. As it was winter when we visited Tree Tops we didn't get to use the garden, but for summer visitors there is plenty of garden to sit/play in and there is plenty of outdoor seating. All in all we all agreed that Tree Tops is an excellent venue for a large group and we'd love to return.

The Cotswolds are a range of hills in west-central England, sometimes called the "Heart of England". The name Cotswold means "sheep enclosure in rolling hillsides".

The Cotswolds are characterised by attractive small towns and villages, built of the underlying Cotswold stone (a yellow oolitic limestone). In the Middle Ages the wool trade made the Cotswolds prosperous and some of this money was put into the building of churches, leaving the area with a number of large handsome Cotswold stone "wool churches". The area remains affluent, which has encouraged the establishment of many high quality pubs, restaurants and antique shops.

Car: Tree Tops House is easily accessed by car, being located within ten miles of the A429 (Fosse Way), the A44 and the A40, which are three of the main roads running through the North Cotswolds.

Train: The nearest railway station to Tree Tops House is Kingham (approximately 12 miles away), which has regular, direct services to London Paddington, with a typical journey time of less than 90 minutes.

Plane: Birmingham International Airport: 45 miles, approximately 70 minute drive; Heathrow International Airport: 80 miles, approximately 90 minute drive; Bristol International Airport: 66 miles, approximately 80 minute drive.
