Dawn and Dean Theodore are pleased to welcome you to the guest house on their gated estate in Malibu Canyon. Dawn was a flight attendant for United Airlines for 34 years as well as owning her own dance studio for 25 years and being a psychotherapist for the past 20 years specializing in the treatment of eating disorders. Dawn is an international speaker and the author of the book " TuTu Thin" A Guide to dancing without an Eating Disorder. Dawn teaches Master Classes of dance across the US at different dance studios. Dean was an occupational therapist who worked with children with developmental delays. He is a designer and also specializes in non anesthetic teeth cleaning for dogs and cats. Dean is on the board for an animal rescue organization, START. They live on the estate with their fur kids who are all rescues.

Could Not Get In and Unwilling to Refund
DO NOT RENT. I lost my money for three days paid to stay in this guesthouse, which I could not access after flying to LAX and driving 45 minutes to Calabasas for a Pepperdine University Graduate Residency. I arrived and could not access the house with the gate code given. Unfortunately, I also figured out that there is zero cell service in their area of Calabasas. After sitting in a 30-40 minute bumper to bumper commuter traffic up the hill to Calabasas, I had to drive back down into Malibu to find cell service and try to call the owner. Even worse, to my surprise, the number was a work voicemail and it was after normal work hours. I later find out the owner was in Florida.
Already dark, I desperately had find reasonable accommodations for the night so I could complete my residency that I flew in for as well as paid thousands to attend. I found the last room available on Hwy 1 and paid an additional three nights for another room. Early morning, on a Bus with Pepperdine, with Law Professors and 45+ other graduate students, I see I received a voicemail the night before at 11:30PM from the owner. Heading to downtown LA Courthouse and LAPD for the entire day, meeting with judges, speakers, catered lunch, etc. I had no time. When I later emailed the owner, she was unwilling to refund, be workable, or hardly discuss the matter. She even kept the cleaning fee, in which no one obviously needed to clean it. The worst part is that she showed no integrity in the matter or consideration for her responsibility to paid renters. This place is not worth the risk, a lack of cell service, dealing with poor communication and a lack of care for the renters. The gate code did not work and I received an email two days prior to my arrival date that the Wi-Fi password and check-in time were both changed. Both were probably red flags that I should not have ignored looking back. I contacted VRBO and they took a formal complaint. I would urge you to rent elsewhere.

Jill did not stay at the property as she said she was unable to access it. I have several other rentals on the property and they enter through the gate every day and it does work. There was someone staying in our house with our animals and if Jill had called from the main gate, she also could have gained access to the property also. Jill did not answer any of my forms of communications. I called, texted and e mailed that day with no response. She finally returned my e mail 6 days later requesting a refund.
I have been a VRBO host for 15 years with 3 properties and never had a problem like this.
Beautiful guest house!
I will rate this 5 stars. I enjoyed the beautiful finishes throughout. It was very clean, smelled nice, and spacious. Fantastic views of the mountains out the window. Only 2 complaints I have are: 1. The owner requires you to park in a gravel parking lot so you don't use their driveway. I had no issues with that however at check-in it would have been nice to be able to use the driveway to unload suitcases. The parking lot is roughly 4-5 flights of stairs down from the guesthouse so carrying 50lb suitcases up the stairs proves to be quite inconvenient. After check in, the stairs are no issue. The only other complaint I had was subpar wifi. My colleague and myself were there on business and neither had cellular signal so heavily relied on wifi and we both had issues with the signal. For the wifi to work we had to leave our phones and laptops in the window sill closest to the main house. OVERALL, this place was great. I will come back. I will stay again! The hosts were quick to reply to all messages and the accommodations were nice. We checked out some hiking that the hosts suggested called Backbone Trail and it was absolutely breathtaking!

Loved the guest house.... It is beautifully decorated with such spectacular views of the mountains. great hiking trails and close proximity to beach and Santa Monica.
