This charming detached holiday cottage benefits from a waterfront location close to Bramerton Common, situated in a secluded position, with full river views, private mooring and fishing rights alongside the River Yare. Newly installed wifi with BT home hub unlimited download.
Whilst you can just relax and watch the world go by along the river, or fish from your own private quay heading, a motor launch can be hired locally to explore the expanse of Norfolk Broad Waterways, plentiful with wildlife and ample opportunity to visit the many riverside inns. RSPB nature reserve nearby. The network of quiet lanes and footpaths offer cycling, walking and fishing (in season with licence) from the door.
Within an easy drive of Norfolk’s finest coastline with sandy beaches backed with dunes, and the traditional seaside resorts. Norwich is 5 miles away with its cathedrals, museums, theatres, array of shops, market place, restaurants and cafes. Shop 2 miles and very the popular riverside gastro pub - The Water Edge just minutes walk along the river bank.
All on ground floor you'll find the Living room with French doors. Dining room/kitchen. Conservatory. Utility room. 2 bedrooms: 1 double, 1 twin. Shower room and toilet. Wood-burner in living room included. Electricity and bed linen included. DVD. Stereo/CD. Electric cooker. Microwave. Washer/dryer. Dishwasher. Fridge/freezer. Enclosed garden with sitting out area and furniture. Parking (2 cars), 300 yards. No smoking. Saturday to Saturday NB: There is an unfenced river 25 from the property.
The cottage is accessed by a 150m walk across the common with a luggage trolley available. If any guests are frail, then we are happy to assist.
Please note that it is sometimes unclear and hard to find, but pets are permitted with an additionl fee of £25.00 per pet. Payment terms are 50% deposit (including a £100.00 refundable damange deposit) and 100% balance within 60 days or arrival. Payments can be made via the online service for your convenience.

Julia & Daniel aquired the cottage and house behind in August 2014. They have already improved the property significantly including the renewal of the quay heading and mooring, new garden fencing (secure for dogs), new linen, bedding and towels and upgraded furniture, installed free Wi-Fi. Many of our guests return year after year. Its an beautiful and tranquil environment. Many holiday makers stay at the house and enjoy the view. A good number of them fish from the private deck (excellent fishing and well known locally), rent a boat that can be moored directly outside or walk along the miles of river bank visiting local pubs along the way.
Direct river access & views. Quite and tranquil, but not remote as we are just 15 minutes drive from Norwich City centre. Great for fishing, boating, long walks or a base to see Norfolk.
We had a beautiful week at the lodge we will definitely be going back . There was so many beautiful walks with the dog. My husband fished all week and throughly enjoyed it can't wait to go back in the summer.

The cottage exceeded our expectations. The slightly isolated location at the far end of Bramerton Common in a woodland setting gave us one of the most relaxing weeks holiday we have had for a very long time.
A good welcome in the form of a bottle of wine and biscuits. The cottage overlooks the River Yare and we were able to watch the passing boats and rowers and the comings and goings of the boats mooring at the Common. The local squirrel entertained us collecting acorns and storing them for the winter nearby. The nearby Waters Edge restaurant provided some excellent food and drink. There are other pubs within walking distance or a short drive.
My daughter wished to carry on her course studies online for a few hours during our stay and the BT wifi was excellent. I enjoyed the fishing at the bottom of the garden while she swotted!
We very much hope to return at a later date do some more walking and exploring of this lovely part of Norfolk.
A lovely location, an interesting garden for the dog to explore and excellent fishing on your own private mooring. Until this holiday I had never seen a kingfisher but they were there to see every day! The cottage itself had everything we needed and was exactly as described. We will certainly return!
We stayed in this property for a week at the end of August. The property was clean and tidy and all the amenities were as described in the listing.The weather was extremely kind to us and this just added to the amazing location. It would have been very easy to spend the entire week just sitting in the conservatory or on the mooring watching the 'world go by', but we dragged ourselves away and visited some great places in the surrounding area. The waters edge pub served amazing food and we received a warm welcome there. Places worth a visit include, Winterton-on-sea, which has an amazing beach, Blikling Hall a fascinating national trust property and Norwich with its incredible cathedral. I would recommend this property due to its location and its 'away from it all' feel.
we had a great time fantastic location, great views perfect place to relax, good pubs near by the Ferry was our favorite , fishing good loads of roach and perch a couple of bream ,
We had a lovely holiday. The bungalow was in a lovely setting. Glorious views. The perfect setting. Having a conservatory did the property justice. It was really relaxing just sitting in the conservatory watching the wild life and boats go by.
The property is in walking distance of the pub which was great. The pub does lovely meals.
We took our dog and had some lovely walks. My husband was able to fish from the garden
Overall it was a thoroughly enjoyable holiday and I would certainly recommend the property to my family and friends.
