“Sand Castle” is a true Gulf Front Beach Home with 5 Bedrooms, 3 ½ Baths and over 3,467 square footage with a "Private Boardwalk" to the beach. It has a nice outdoor shower and a fish cleaning station outside. The decks are large with plenty of seating and lounging to enjoy the views. It is located on St. Joseph Peninsula/Cape San Blas, San Dunes Subdivision at 117 Cabana Lane, Port St. Joe, FL 32456, check us out at Google Maps. San Dunes is an exclusive Subdivision with a beautiful Swimming Pool, (seasonal - not heated. The pool is opened first of April, weather permitting, and closes early October, again weather permitting), Bath House is adjacent to pool. This home was the cover of the Real Estate Magazine.

Please come in and take the tour of our home. You will open the door and step into a beautiful marble entry. This just sets the tone of what to expect in this home. Now go up the stairs to two gulf front master suites and two guest bedrooms. Both of the gulf front master suites are spacious and have glass sliding doors accessing a covered deck so you can enjoy the views. One is a King Master and the other Gulf front is a Queen.

This floor has a coffee station and refrigerator for your use so that guest do not have to go upstairs for coffee or sodas. The guest bedrooms are perfect for guest because they are on a floor separate from living area and the Grand Master. There is one King bed, two Queen beds, and a set of full bunk beds on this floor with separate air conditioning.

The turret houses the stairs and has wide landings to enjoy the panoramic views as you go to the top floor. When you get to the next level you will enter the large gourmet kitchen, living and dining area. This area has gulf views that take your breath away. The kitchen features stainless steel professional appliances, a true chef’s kitchen.

The 3rd Master Suite is located on this floor which has a two sided fireplace in the Master Bedroom Suite with King Bed and Bath area. The top level is a quaint reading nook to read a book, work a puzzle, or just relax and enjoy the views.

The Cape is very unique with the Gulf on one side and the Bay on the other side not to mention wonderful sunsets. But don’t take my word for it, come see for yourself.

About Mary Ann Conroy

This is a custom home that was built in 2007. It took me 1 1/2 years to design and about the same amount of time to build. I am a Personal Chef and have a business in Simmons Bayou, Gourmet Chef Now that I offer cooking classes or I can come to you. My husband and I have lived in this part of Floriday since 2000 and love it.

Best vacation yet

We just spent one wonderful week at this location. The house was more than we anticipated and the photos do not do it justice. Very spacious, beautiful furnishings, perfect location. Very convenient for the kids to move from the pool to the beach. We could not have been more pleased with our stay and have already made our reservations for next year. Thanks for such a great house.

Wonderful week in the perfect vacation house!!

We just spent a wonderful week at this beautiful home! We had 8 adults and 3 kids and had so much room. The rooms are spacious and have beautiful views. The porches are amazing and we spent each morning and each evening on the top deck watching the sunset and watching for Dolphins. The beach is practically private and the pool was a must each day for the kids. We loved our vacation and are already planning when we will visit again next summer!! Thank you for sharing your home.

Spring Break fun!

My family spent a full week of Spring Break with two other families at this great house. We had 3 elementary school aged children and it was a great experience. The upstairs view is absolutely priceless. The deck offers an amazing place to relax and soak up sun, sunsets, and has the most comfortable patio furniture ever (I want to buy it). The kitchen and upstairs living space is a fantastic area to spend time as a group. The access to the beach was so key for us offering easy access to collect sea shells and spend time on the beach. The girls loved the pool area. First time in Cape Blas and we loved it. Already thinking about booking this house again.

Million Dollar View

When I walked up the stairs upon arrival and entered the kitchen, i was speechless. And then screamed. The view from the top floor of this home is breathtaking. Every day we just couldn't stop talking about it. The porch is fabulous. We loved the screened in part with the table. We saw dolphins and loved that we could hear the waves crashing. The home is a little worn but didn't bother us in the least!!! The ceilings are high, the kitchen is (which is great for large groups), the bathrooms are gorgeous (every one had a giant, 5-star shower with multiple shower heads) , and the entire house is spacious enough that we never felt cramped. The garage is HUGE. My boys brought their scooters and loved riding in there. The pool is just a short walk away and was very nice. Not small at all. The walk to the beach was great and we loved our outdoor shower before coming in the house. If we ever return to Cape San Blas, we will definitely stay here! Thanks for making our family vacation one to remember!

Nicely located but a bit "tired" and suffering from "Beach House Syndrome"

We booked this home for a wonderful family vacation in July. There were 8 of us total: 4 adults and 4 boys. The house is wonderfully situated right on the beach, and it really is a short walk down the private walkway to the pristine sands of Cape San Blas.

The Pros:

The home looks unique on the outside with its turret and red color. The elevator, while slow, makes it easy to haul groceries and luggage to the top level. This is the first time we've ever rented a home with an elevator, and I imagine most residential elevators are similarly finicky, but we got used to it, and the kids liked the novelty of it.

The home has ample comfy bedrooms with TVs and fans. Master on the main level and 4 bedrooms on second floor. There are 3 full baths, but because of the design, three bedrooms basically share one bath.

There are two very large decks, one on the top and one on the second level. We often had coffee in the morning sitting on the top deck watching the gulf, and in the evening, you have spectacular views of the sunsets over the gulf.

The Cons

As noted in the title, this home is a bit tired. I think it's about six years old, and it's showing its age. For example, the chairs in the dining room have loose legs, there were a number of burned out light bulbs throughout the house, and the tile in the bathrooms is getting nasty in a few spots.

In the kitchen, the soap dispenser and sprayer were both "loose" in the counter (needed to be tightened from underneath the counter).

The home is oddly laid out in that to get to the outside beach access, you must exit through one of two bedrooms on the second floor. Also, there is no freezer in the kitchen. You have the full size fridge there but must access the full sized freezer in the laundry room...strange but not a deal breaker.

The day we checked in, the fridge wouldn't cool down. Turns out the door couldn't close because ice build up in the bottom of the fridge caused a drawer frame to push out, blocking the door from closing. We had to spend a bunch of time with a hair dryer defrosting the massive ice berg on the bottom of the fridge. We noticed a similar ice berg in the bottom of the freezer too. Maintenance was quick to respond when one drain backed up and the top AC stopped working on Thursday night.

The view and beach access make up for the negatives, and the Conroys were quick to respond when we called, but the home could use some TLC.

In response to your review, we appreciate your comments, and have passed the information on to the owners and the housekeeping staff. We view your comments as a positive tool, to insure we are always improving. This Gulf Front beach house has very nice furnishings and all the amenities you could want. Sandcastle is a wonderful property with million dollar views. The private beach walkover is readily accessible from the ground level; there are two nice short paths along the sides of the house. The house is built on pilings above grade, as is customary here, so naturally you can’t just “walk out the back door” onto the beach. That private access is well used by all of our guests and is a great feature. We always strive to provide excellent service to our guests. So, if you had any real concerns about the property, including any housekeeping issues, the refrigerator, chairs or furnishings, we would have been glad to send a repair person immediately to the beach house on Saturday when you arrived. We would have really appreciated the chance to make you happy. The minor repairs you mention have all been completed and the house is ready for new guests. As you know, we did respond promptly to your calls, returned all phone calls, and sent the A.C. service tech and the drain handyman immediately when you did call us. I did personally speak with one of your group about the refrigerator issue, and he told me not to send anyone out to fix it; that you did not want to be bothered, that you folks had already fixed it on your own on Saturday. Occasionally, with high humidity here, the refrigerators can get ice “build up”; that is easily solved. This is an infrequent problem in Summer months. We would have been glad to accommodate you on that issue if you had notified us when you arrived on Saturday. Infrastructure: we just installed a brand new 4 ton Air Conditioning system as a routine infrastructure upgrade, just the week before you arrived at the beach house. Our AC service technician did a service call to the beach house immediately when you called us on Friday morning. The new AC system was producing a lot of condensation, since it is a brand new unit, and we are in a high humidity environment in July. The new A.C. is perfect! Thanks again.
