Tucked away on the edge of the bustling Borders town of Coldstream, this charming period house offers guests the best of both worlds. The large, attractive, walled garden which surrounds the house is a peaceful, secluded haven with superb views over the Nun's Walk, the River Tweed and out to Flodden Field and the Cheviot Hills beyond. Yet Coldstreams' pubs and shops are all within a few minutes' walk from the house.

Abbey House has the feel of a wonderful country home, presented to a high standard throughout including a superb handmade kitchen and four beautifully-presented bedrooms each with their own bathroom. The cosy interior makes the most of the many charming, period features including an original inglenook fireplace and bread oven, Venetian style windows and a restored open fire place in the sitting room. The style is one of relaxed elegance with classic furnishings, cosy fabrics, stripped wood floors in the dining room and drawing room and many interesting antique pieces dotted around the house.

Outside the pretty, sheltered walled garden offers fabulous river views and is fully-enclosed offering privacy and a safe environment for children and dogs. As the sun moves around the garden there are lovely sunny spots for a morning coffee spent watching the fishermen try their luck on the famous Monument Pool below the house or a barbecue on the terrace overlooking the river on a summer's evening.

With prime Lower Tweed beats just a few minutes' drive from the house, (including Tillmouth, Lennel, and The Lees), Abbey House provides an ideal base for fishing parties. Rod racks and a deep freeze are provided in the secure garage which is large enough for one car on request. A boot room in the house provides space for drying kit and dogs.

Local amenities

Coldstream is a quaint but bustling little town sitting on the north side of the River Tweed right on the Scottish/English Border. It has an incredibly rich past, giving its name to The Coldstream Guards, the oldest serving regiment in British military history, and sits close to Flodden Field, site of the infamous battle of 1513.

Surrounded by superb countryside with wonderful views, yet with Coldstream’s shops, pubs and cafes right on the doorstep, guests to this area get to experience the best of both worlds. The shopping here is small and friendly with a good mix of independent outlets running the length of the High Street.

The Coldstream Gallery is a lovely spot to browse art, ceramics and jewellery by local artists and designers, or pop into Calico Interiors for lifestyle gifts and accessories before coffee and cake at the charmingly named ‘Mad Hatter’ nearby. There is a family butchers, bakery and small Co-op supermarket for holiday provisions, or head to the Cornhill Village Shop (1.5 miles) for scrummy picnic lunches, hampers, local produce and home baking. More extensive shopping and amenities can be found in the picturesque town of Kelso (9 miles) which is also home to the 12th Century Abbey, Floors Castle, the Roxburghe Championship Golf Course and National Hunt Racing.

For eating out, you will receive a cheery welcome at The Besom Inn on the High Street for traditional pub fayre, or The Collingwood Arms at Cornhill is an elegant setting for lingering lunches or fine evening dining. A little further afield, the Allanton Inn at Allanton or the Wheatsheaf at Swinton are both renowned for serving dishes full of fresh local flavours amidst relaxed, convivial surroundings.

Activities and attractions

Salmon fishing - day rods or weekly lets - can be booked through FishTweed, and permits for brown trout and grayling fishing are available from the newsagents in the town or the Cornhill Village Shop. For golf fans, The Hirsel is an 18 hole, par 70 course in a scenic parkland setting on the outskirts of the town and features wide generous fairways but with some tricky hazards which will both challenge and delight! Visitors are very welcome and golf packages can be tailored to suit all requirements.

The Hirsel Estate and Country Park is a gem of a spot sitting just on the edge of the town with artisan workshops, a small museum, cosy tearoom and lovely waymarked walks around the lake and through estate parkland. In springtime, acres of snowdrops and daffodils blanket the grounds, and The Dundock Path is particularly stunning in late May or early June when the rhododendrons and azaleas burst into glorious colour. The woodland and riverside trails are wonderful in all seasons with an abundance of bird-watching and wildlife spotting opportunities including otters, kingfisher and over 170 different bird species. Visit in autumn and you will be rewarded with sensational colours and the sight of thousands of geese, ducks and gulls making their way to overwinter on The Hirsel Lake.

Coldstream is the first town over the Scottish Border and was once a rival to Gretna Green for runaway marriages. The town has a museum dedicated to the Coldstream Guards as well as a good selection of local shops and pubs. Just outside the town is The Hirsel Country Park, picturesque home of the Douglas-Home family offering lovely woodland and lakeside walks, excellent birdlife and the 18-hole Hirsel Golf Course. For foodies, Abbey House is only a few miles from three of the area's best restaurants; the Collingwood Arms at Cornhill-on-Tweed, the Allanton Inn at Allanton and the Wheatsheaf at Swinton.

9 miles from Coldstream lies the picturesque town of Kelso described by Sir Walter Scott as "the most beautiful, if not the most romantic village in Scotland." Today Kelso remains one of the most attractive and unspoilt towns in the Borders, with its Flemish-style cobbled square, 12th Century abbey, the majestic Floors Castle and the graceful Tweed bridge, a model for London's Waterloo Bridge. The town has a good selection of shops, pubs and restaurants as well as the Roxburghe championship golf course and regular National Hunt Racing.

Abbey House is an ideal base for exploring the Tweed Valley, with its magnificent countryside steeped in a turbulent and romantic history and punctuated by imposing castles, including Floors, Bamburgh, Dunstanburgh, Thirlestane and Alnwick, the evocative ruins of abbeys at Kelso, Melrose and Dryburgh and stately mansions at nearby Paxton, Manderston and Mellerstain.

The stunning coast is less than an hour's drive away with miles of pristine sandy beaches for walking, riding, kite-surfing and bird-watching. The magnificent city of Edinburgh is also within easy driving distance, just over an hour by car or 45 minutes on the train from nearby Berwick-upon-Tweed.

Dogs

Well-behaved dogs are welcome at Abbey House. One dog is free of charge and any subsequent dogs are charged at £20.00 per dog. Dogs must be kept to the boot room and kitchen.

Catering and housekeeping

A cook is available on request either full time or part time. Homemade meals can also be delivered to the house. Daily housekeeping is available on request at additional cost.
