This is a unique one bedroom apartment in a historic and quietly situated building one minute from Princes Street. It has 46 XXXXXX reviews all with 5 star excellent ratings. It has also been featured in a Sunday newspaper interiors magazine. The building is protected by a category A classification, the highest grade of protection by Historic Scotland. The accommodation is self contained on the raised ground floor level of the owners townhouse. We are therefore nearby so shall meet you and settle you in to the accommodation and are available should you wish any help or advice during your stay.

The apartment has a stunning 28 foot long bow ended drawing room, fully equipped kitchen and utility room, bedroom with the option of a 6 foot double or two single beds and bathroom which has a bath with shower over.

The property is set up to be a home from home with the intention that you can bring only the luggage you would need if you were booked in to a hotel. Soap, shampoo, body wash and paper are provided in the bathroom. The kitchen has teas, coffees, hot chocolate, sugar, salt, pepper, cereals and cooking oil. The fridge will be stocked with bread, milk, butter, jam, biscuits, fruit and eggs to welcome you. There are supermarkets just a few minutes walk away on Shandwick Place for stocking up on other items. There are also many excellent restaurants close by

The accommodation is arranged as follows. The apartment is approached from the street via the front step which forms a bridge over the basement area. You enter through double doors into the shared entrance hall then take your private door into the apartment Drawing Room with double windows facing the cobbled street and the rear gardens of Charlotte Square. This room is 28 foot long with a bow end, wood panelling, working shutters and a large black marble fireplace with an open gas fire. The furniture is a mix of antique and modern with two huge leather sofas (one converts to a double bed), a desk/work area with a wealth of information for your stay, large screen TV, DVD player and Hi-Fi. Original oil painting, fresh flowers and plants add a finishing touch.

A concealed (jib) door leads to the inner hall. The bedroom at the back of the building has a large window overlooking gardens and with working shutters. The wall decorations are hand painted. There is a super king size (6 foot wide) bed which can be converted to two single beds (please give your preference when booking). Pillows and duvets are non allergenic and the bedding is pure cotton for your comfort. There is ample storage space in the antique wardrobe and drawer unit.

A travel cot/crib and high chair can be provided on request.

The kitchen also overlooks the rear gardens with a table for four at the window. This is also a good place to work on your laptop with the free wifi. It is equipped with electric hob and oven, microwave, fridge, freezer, dishwasher, kettle, coffee maker, toaster and ironing facilities. There is also a utility room with a washer dryer.

The bathroom has a bath with shower over and is supplied with cotton towel sets and toiletries.

In the event of cancellation I shall try to re let and refund minus a £50.00 charge. If I cannot re let the terms are -

Less than 30 days prior to arrival: 100% of Rental

A great place to stay

The listing description was accurate regarding the location, layout, amenities, etc.

The property was very clean and well-maintained?

We received excellent service throughout our stay in April and our hosts were very welcoming.

I have recommended this property our friends and relatives.

Convenient location for our needs. Situated towards off Princes Street at the Lothian Road end, so a bit of a walk with cases, from Waverley Station but manageable, but we could have hired a taxi. We wanted to stay in the Georgian New Town, and this suited us admirably. Short walks to excellent eating places, shops etc. There are an enjoyable walks to the Royal Botanic Gardens along the Waters of Leith, and to Dean Village.

Thoroughly enjoyed our stay and will book again.

Beautiful Edinburgh Flat; Great location

The flat is beautiful, spacious, comfortable, and in a great location. My wife and I are both in our 70's, but were able to walk to most of Edinburgh's best attractions, including the Castle and Holyrood House There are grocers and many fine restaurants within a half-mile, and several bus stops if you need to go farther.

Diane, the landlady, greeted us upon our arrival and made us feel very welcome during our entire seven-day stay. She also gave us several good recommendations for things to see and do in Edinburgh and Northern Scotland. It was one of the best travel experiences we have ever enjoyed, and we will certainly try to book the same flat on our next trip to Edinburgh.

A fabulous home from home

This is an absolutely fabulous apartment which makes you feel like you're actually living in Edinburgh rather than just visiting. It's spacious, very quiet and comfortable yet right in the heart of the New Town with loads of great restaurants very near by. Diane, the owner, is a lovely host and leaves all the basic necessities you need for breakfast and has loads of helpful tips on where to go and what to see.

We just wouldn't stay anywhere else in Edinburgh!

Beautiful, quiet and great location

This apartments was the perfect place for us and allowed us to enjoy every minute of our 6 night stay in Edinburgh. The property was very accurately described. It was stocked with basic food items and had fully equipped kitchen and dining facilities. The rooms were very clean and the bed was quite comfortable. The Manager was very pleasant and responsive. Within a short walk were farmers markets, theater, grocery stores and a wide variety of restaurants (from Michelin rated to cafes).

Outstanding, you won't be disappointed!

What a fantastic flat. To begin with Diane responded to our enquiry very quickly (some owners never bothered). She was VERY informative, payment was handled smoothly via the telephone and the flat was exactly as described, the pictures online really do not do it justice.

To begin with access is easy, Edinburgh Trams is just outside the airport. Self pay at a Kiosk, £5.00 single or £8.00 return. The ride is approximately 30 minutes, trams are clean, comfortable and accommodate luggage. The West End Princes Street stop is a short walk to the flat (approx 5-10 min).

The flat is located on the ground floor, it a lovely, well maintained home, the interior was immaculate, with all the comforts of home. The kitchen has everything you need, Diane provided biscuits, eggs, cereals, coffee, teas and milk and more. The bed was EXTREMELY comfortable. Washer and dryer came handy.

The best part about the location is that it is close to everything, yet the street is quiet. The Fringe, Book Festival and Tattoo were on. There is a hop on hop off stop a few steps from the flat. It's a 10-15 min walk to the Galleries, and Old town. We walked everywhere.

Diane is available for recommendations for everything from restraints to tours, and if you need anything she is easily reached. We travel a lot and this Diane's is a place we are looking forward to returning to again. It met and exceeded our expectations.

Fabulous apartment, wonderful location, great host

What a find! It was fantastic to experience living in such grand surroundings. The location is brilliant, a minute from Princes Street.

Lots of good restaurants nearby. So central yet all we could hear when we woke in the morning was birdsong. The apartment was huge but comfortable, very clean, well equipped and with many extras such as food supplies to get us started. Diane was a great host, meeting us and providing lots of local information. She was always available if we had any questions. We cannot wait to return.

The apartment is in the elegant Georgian New Town in a cul de sac off Charlotte Square which is in City Centre adjacent to Princes Street. It is within easy walking distance of most of the attractions and with good transport links. There are bus stops, a Taxi Rank, Airport Bus stops and a Tram Halt all within a few minutes walk. Both Waverley and Haymarket Railway Stations are within walking distance too. A City Tour Bus can be boarded in Charlotte Square.

While the property is quietly situated there are pubs, clubs and restaurants close by. Just a few minutes away on Shandwick Place there are three late opening supermarkets (Sainsbury, Tesco and Co-op). The Edinburgh Farmers Market takes place on Saturday mornings in nearby Castle Terrace.

Charlotte Square hosts the Book Festival during August and nearby are the Lyceum, Traverse, Kings and Usher Hall theatres, Churches, The Filmhouse and Odeon Cinema.
