This is a unique one bedroom apartment in a historic and quietly situated building one minute from Princes Street. It has 46 XXXXXX reviews all with 5 star excellent ratings. It has also been featured in a Sunday newspaper interiors magazine. The building is protected by a category A classification, the highest grade of protection by Historic Scotland. The accommodation is self contained on the raised ground floor level of the owners townhouse. We are therefore nearby so shall meet you and settle you in to the accommodation and are available should you wish any help or advice during your stay.

The apartment has a stunning 28 foot long bow ended drawing room, fully equipped kitchen and utility room, bedroom with the option of a 6 foot double or two single beds and bathroom which has a bath with shower over.

The property is set up to be a home from home with the intention that you can bring only the luggage you would need if you were booked in to a hotel. Soap, shampoo, body wash and paper are provided in the bathroom. The kitchen has teas, coffees, hot chocolate, sugar, salt, pepper, cereals and cooking oil. The fridge will be stocked with bread, milk, butter, jam, biscuits, fruit and eggs to welcome you. There are supermarkets just a few minutes walk away on Shandwick Place for stocking up on other items. There are also many excellent restaurants close by

The accommodation is arranged as follows. The apartment is approached from the street via the front step which forms a bridge over the basement area. You enter through double doors into the shared entrance hall then take your private door into the apartment Drawing Room with double windows facing the cobbled street and the rear gardens of Charlotte Square. This room is 28 foot long with a bow end, wood panelling, working shutters and a large black marble fireplace with an open gas fire. The furniture is a mix of antique and modern with two huge leather sofas (one converts to a double bed), a desk/work area with a wealth of information for your stay, large screen TV, DVD player and Hi-Fi. Original oil painting, fresh flowers and plants add a finishing touch.

A concealed (jib) door leads to the inner hall. The bedroom at the back of the building has a large window overlooking gardens and with working shutters. The wall decorations are hand painted. There is a super king size (6 foot wide) bed which can be converted to two single beds (please give your preference when booking). Pillows and duvets are non allergenic and the bedding is pure cotton for your comfort. There is ample storage space in the antique wardrobe and drawer unit.

A travel cot/crib and high chair can be provided on request.

The kitchen also overlooks the rear gardens with a table for four at the window. This is also a good place to work on your laptop with the free wifi. It is equipped with electric hob and oven, microwave, fridge, freezer, dishwasher, kettle, coffee maker, toaster and ironing facilities. There is also a utility room with a washer dryer.

The bathroom has a bath with shower over and is supplied with cotton towel sets and toiletries.

In the event of cancellation I shall try to re let and refund minus a £50.00 charge. If I cannot re let the terms are -

Less than 30 days prior to arrival: 100% of Rental

Elegant lodgings in an excellent location

This elegant, well-kept flat faces a park on a surprisingly quiet street in New Town, yet it's close to all the major downtown attractions and within walking distance of Edinburgh Castle and Hollyroodhouse.. You'll be tempted to spend time in its spacious living room, and the owners have provided helpful guides and references books. They're also very personable and love to share their wealth of knowledge about Edinburgh.

Excellent apartment.

The apartment is an excellent location, spacious, and has a very comfortable bed. The kitchen is very functional and has everything you want to enjoy your mornings with a cup of coffee overseeing the nice garden view. Diane and Alan went above and beyond stocking a few items in the refrigerator to get started and gave us many tips and maps for places to go and see. We really enjoyed walking everywhere including a great dinner place that Diane recommended a block away. Thanks to them for being such gracious hosts and I hope somehow we return in the future.

The property was beautiful. Warm and inviting and decorated for the Holidays. Location was perfect!

We couldn't have been happier with the apartment and it's location. Diane met us when we arrived and shared with us all the information we needed about the apartment and what to do and see in Edinburgh. Diane had filled the kitchen with food for breakfast and snacks which was an unexpected benefit and numerous guidebooks were also available. There was nothing lacking in the apartment. If we had a question she was a phone call away and so very pleasant. Finally, the apartment is perfectly located in New Town and it is an easy walk to everything. I would strongly recommend this property!

Large, Elegant Apartment, Great Hospitality

This is a beautiful place. It's quite large with high ceilings, and interesting, elegant decorating. But the best part were our wonderful hosts Diane and Alan who gave us lots of useful information and were very friendly. Also, only a 20 minute walk from Old Town or a two-minute walk to some very good pubs and restaurants.

Georgian Excellence

A beautiful, well conceived Georgian apartment in the heart Edinburgh adjacent to Charlotte square. Spacious, classic comfort and design. Stocked with extras and a clean atmosphere that felt like home away from home. This will make your vacation a place to come home to. We found the location well adjacent to the Old and New Towns while Stockbridge and Leith areas were easily accessible on the other side. The owners are charming, helpful people. This is a place to return to again and again.

The pictures don't do it justice!

Gorgeous and comfortable flat conveniently situated off of Charlotte Square. Close to the action yet far enough away (a block) to be quiet. My adult son and I enjoyed three nights here recently. My son slept on the rollaway couch in the living room and he said it was the most comfortable couch he's ever slept on! And after a good night's sleep we were able to step out the front door and walk to all the sites.

Clean and neat with nice touches for the traveller, the hosts make sure the flat lives up to its reputation. Even our taxi driver was impressed! Don't hesitate to stay here.

The apartment is in the elegant Georgian New Town in a cul de sac off Charlotte Square which is in City Centre adjacent to Princes Street. It is within easy walking distance of most of the attractions and with good transport links. There are bus stops, a Taxi Rank, Airport Bus stops and a Tram Halt all within a few minutes walk. Both Waverley and Haymarket Railway Stations are within walking distance too. A City Tour Bus can be boarded in Charlotte Square.

While the property is quietly situated there are pubs, clubs and restaurants close by. Just a few minutes away on Shandwick Place there are three late opening supermarkets (Sainsbury, Tesco and Co-op). The Edinburgh Farmers Market takes place on Saturday mornings in nearby Castle Terrace.

Charlotte Square hosts the Book Festival during August and nearby are the Lyceum, Traverse, Kings and Usher Hall theatres, Churches, The Filmhouse and Odeon Cinema.
