The apartment is great located and is finished to a very high standard with mod coms. Spacious and comfortable apartment overlooking Holyrood Park, with stunning views of Arthur's Seat. To add more comfort and privacy to your stay its main door apartment (no stairs .no lifts, etc.)

The 3 bedroom apartment is ideal for up to 8 guests and is centrally located - an excellent base from which to explore Edinburgh with everything very close at hand. Reserved car parking space plus additional free parking space available.

Just 10 minutes’ walk from the apartment brings you to the imposing Hollyrood Palace (the Queen's residence in Edinburgh) and Park, Scottish Parliament and Edinburgh's famous Royal Mile.

There a many shops including a Sainsbury’s store nearby (only 5 min. walk). Within walking distance to the Playhouse Theatre, Colton Hill, local restaurants, pubs, bistros, shops etc. An excellent choice of buses will take you to all the tourist attractions in and around Edinburgh.

Come back to a warm, cozy apartment after the delights of Edinburgh, whether you are here on holiday or business. You will be pleasantly surprised if you are seeking a high quality, comfortable, relaxing experience at a reasonable price when compared to a hotel.

To make your stay comfortable your apartment has all the modern essentials including:

• Each from three bedrooms has hotel style zip and link beds so can be make up with 2 single beds or a SUPER KING-SIZE bed. Build -in wardrobes in every room also.

• Proper sized double sofa bed for the 7th and 8th guest.

• TWO bathrooms - one has bath and shower, sink, toilet second bathroom (en-suite) has shower, sink, and toilet

• Sunny living/dining room with comfy leather corner sofa bed, armchairs, flat screen TV with free view, DVD, coffee table and large dining table with 6 chairs.

• Well equipped kitchen with dishwasher and washing machine. All the essential items for a self-catering holiday eg, glasses, plates, pots etc.

Great location and just as advertised!

We shared the apartment with another couple who was on vacation with us. There was ample space for all of us. The kitchen, bathrooms and bedrooms were well stocked with necessities. The apartment was clean and looked very new inside. The wifi and television worked well. Yes the floors did creek when you walked like the other reviews said. But there is really nothing that can be done about that and after a while we didn't notice it. There was also a parking spot right next to the apartment.

Paul met us there promptly even though he had to wait for us to arrive due to traffic.

Overall great place to stay!!!

A wonderful flat in a perfect location

The location is ideal, The Royal Mile & Princess St is short walk away .The flat is comfortable , clean and tastefully furnished in a quiet secure street, with a fully equipped kitchen it is ideal for a family and makes a much better holiday base than a hotel. It was a joy to come back to after long days out. It really does feel like a home away from home. We stayed for 4 nights and completely enjoyed our time there. We would highly recommend it.

Nice property but needs attention to detail

Booked apt 2 night stay as husband's were going to the rugby. Apt is nice but could be so much better if more attention to detail given, the cutlery drawer was dirty although cutlery clean, cracked & chipped cups, sink and drainer stained (we cleaned it)

The major issue with the apt is the very loud creaking floors - not ideal at any time but especially when moving around early morning or late evening when others are still sleeping.

The beds and bathrooms were very clean but the other issues took away from the overall experience therefore for this reason and unless the issues were resolved, we would not recommend the apt not rent again which is a pity as it was very convenient for shops and transport into the city centre.

Disappointed

This property has so much potential - but cleanliness in areas, and VERY squeaky floorboards lets it down.

It looks very inviting from the photos however, more attention to detail could improve this property immensely.

We were staying the weekend as our husbands were going to the rugby. The location is good - in terms of bus route to Princes Street, walkable to a Sainsbury's, and car parking however, these are the only plusses.

When we arrived, the property did smell clean (bleach), however, I'm unsure what had been cleaned as we had to clean the sink and draining board ourselves, also the work surfaces. I swept up a small pile of dust from the wooden floors, and as a previous review stated my slipperettes soles were filthy. The shower room handle was broken (my husband repaired) as was the handle on the wardrobe (my husband also repaired). 3 cups had black cracks on them - we pointed this out to the young lady who gave us the keys. Does anyone check the state of crockery and cutlery? The cutlery drawer was filthy. We did not clean this, and removed the cutlery we needed and did not put them back in the drawer until we were leaving.

There were no instruction manuals for any of the appliances or TV, nor were there The biggest issue however, is the SQUEAKY FLOORBOARDS. This is absolutely ridiculous. We are late bedders, and my friends are early risers, therefore we were all wakened and kept awake with the loud noise. This has to be repaired.

Otherwise we had a very enjoyable weekend, the beds and bathrooms were clean, and we had car parking. The apartment has so much potential but now getting very tired. I look forward to hearing Paul's comments.

I will not recommend this property. any information documents, informing us of bus routes, restaurants etc.

The team and I normally pride ourselves on the service and facilities provided in all areas across the property, we sorry but we simply have not lived up to your expectations. As we take our cleanliness very seriously, I am disappointed to hear about the cutlery drawer & other issues like missing manuals for the appliances or TV etc... I will address your comments with housekeeping to be sure this is an ISOLTED INCYDENT. I assure you that cleanliness is our top priority and it shows through our other great reviews - we do our best to keep service on the highest level. It’s important to understand why squeaks happen in the first place subfloor problems can happen to any flooring type, even carpet. This is because subflooring is usually made of wood, no matter what kind of floor covering you have installed over it. There could be movement of the wood flooring system or the underfloor supports “Squeaks can also be caused by improper joist spacing, though with new construction, this is not as much as a problem especially that squeak can be heard ONLY in a few places in whole property flooring – sorry but your comment is overstated . Finally I am glad to hear you enjoyed your stay. Once again thank you for your custom, Best wishes.

Fantastic stay

Had a brilliant stay in this apartment. More than enough room for 8 people. Very close to all the attractions of Edinburgh. The apartment is very clean, has everything you could ask for and more. Our next visit to Edinburgh we will definitely be staying here again. Thank you so much!

Lovely accommodation in great location.

We chose this apartment as we were running Edinburgh 10 and this was a 2 minute walk from the start. We also ran past it on the run so the family who had come to support us could cheer us on from the front door. The actual accommodation was tastefully furnished and very comfortable. It was an easy walk to Scottish Parliament, Holyrood Palace and the Royal Mile. There was plenty of space for 6 people and a well equipped kitchen for cooking. Only negative was that we couldn't find instructions for the cooker or dishwasher so had to find out how to use via trial and error and Google!
