The apartment is great located and is finished to a very high standard with mod coms. Spacious and comfortable apartment overlooking Holyrood Park, with stunning views of Arthur's Seat. To add more comfort and privacy to your stay its main door apartment (no stairs .no lifts, etc.)

The 3 bedroom apartment is ideal for up to 8 guests and is centrally located - an excellent base from which to explore Edinburgh with everything very close at hand. Reserved car parking space plus additional free parking space available.

Just 10 minutes’ walk from the apartment brings you to the imposing Hollyrood Palace (the Queen's residence in Edinburgh) and Park, Scottish Parliament and Edinburgh's famous Royal Mile.

There a many shops including a Sainsbury’s store nearby (only 5 min. walk). Within walking distance to the Playhouse Theatre, Colton Hill, local restaurants, pubs, bistros, shops etc. An excellent choice of buses will take you to all the tourist attractions in and around Edinburgh.

Come back to a warm, cozy apartment after the delights of Edinburgh, whether you are here on holiday or business. You will be pleasantly surprised if you are seeking a high quality, comfortable, relaxing experience at a reasonable price when compared to a hotel.

To make your stay comfortable your apartment has all the modern essentials including:

• Each from three bedrooms has hotel style zip and link beds so can be make up with 2 single beds or a SUPER KING-SIZE bed. Build -in wardrobes in every room also.

• Proper sized double sofa bed for the 7th and 8th guest.

• TWO bathrooms - one has bath and shower, sink, toilet second bathroom (en-suite) has shower, sink, and toilet

• Sunny living/dining room with comfy leather corner sofa bed, armchairs, flat screen TV with free view, DVD, coffee table and large dining table with 6 chairs.

• Well equipped kitchen with dishwasher and washing machine. All the essential items for a self-catering holiday eg, glasses, plates, pots etc.

• High speed wireless broadband

• 5 star hotel style great quality cotton bed linen and towels provided

• High chair, baby travel cot – upon request

NOT SUITABLE FOR STAGS, HENS OR ROWDY GROUPS (ie no parties allowed in the apartment)

It is a non-smoking apartment. Sorry, no pets.

GREAT APARTMENT!!

Modern and clean apartment Great size for family or groups of people. Nearby is a shopping centre for groceries.Good facilities. Good location for a sightseeing trip

Clean, modern property

I stayed here during the Edinburgh Festival /Fringe with my husband and 3 teenage daughters.

There was plenty of room for all of us and the facilities such as WiFi, dishwasher and washer/dryer were all there and working.

The beds were extremely comfortable which was very welcome after a hard days walking round the shows.

I've only marked the property down due its location as it is a 30 minute uphill walk to the centre of the city. However the location is very quiet and convenient for a local shopping Park and main roads.

Fantastic

The property was clean and very comfortable for the 6 of us. Located in a beautiful location you can't go wrong. The property backs up to Holyrood Park with easy access to hiking, lakes and the Royal Mile. Also a large grocery store and the Hop On Hop Off Bus stop are located within an easy walk. It was great having the large kitchen to make breakfast and an evening snack. I would definitely stay here again.

So close to the city's must-see attraction!

This rental was perfect for our family of 5. Paul was extremely accommodating and friendly. The beds were super comfy after a full day of walking the streets of Edinburgh. The rental unit was clean, quiet and conveniently located; only a short walking distance to the shops, cafes and top tourist attractions. It also included private parking which is a bonus so close to the city centre. Would recommend this vacation rental and may stay here again in the future. Thank you Paul!

Great location, good size and very clean just like the photos online.

Very well located, we used it for a family reunion and it was just fine. It was very clean and comfortable with new features. When you walk out the front door and turn right a hundred yards down the road is an entrance to hollyrood park. A quick stroll across the park leads you to the palace and the royal mile. Overall we were very impressed with the property.
