Play, relax, refresh and watch the wildlife in a home poised high above the Yellowstone River with stunning views of the river and the mountains. Fish from your own back yard. Watch the resident Bald Eagle fish and the White Pelicans float the Yellowstone. Relax and refresh while lounging on the patio or in the sun room in the sunlight. Cuddle in the warmth of the fire in the evening. Be awed by the star filled sky as you see more stars than you have ever seen. Search for the Big and Little Dipper, the Milky way and other constellations and galaxies. Watch the snow line move down the mountains as fall and winter come to Paradise Valley in Big Sky country.

Visit Yellowstone, America's First National Park which is 40 miles/45 minutes to the south and see Bears, Elk, Deer, Moose, Bison and a host of other animals. Tour the Grand Canyon of the Yellowstone, watch Old Faithful Geyser put on a spectacular show, tour the hot pots at Mammoth Hot Springs and dine in the 100 year old Old Faithful Lodge. Soak in the natural beauty of the Boiling River.

Go horseback riding, drive a dogsled, cross country ski or hike in the mountains, and then soak in the natural hot springs or go to the Day Spa at Chico Hot Springs 7 miles to the south. Enjoy a leisurely dinner amid rustic elegance in the Dining Room at Chico, long noted as one of the regions best restaurants. Kick up your heels to live music every weekend in the Chico Saloon, or enjoy a game of pool or watch sports on the live screen TV.

The fabulous sun porch has additional dining facilities and a large cushioned built-in bench just perfect for that afternoon snooze or sleeping the kids.

Walk, or drive if you prefer (4 wheel drive recommended), down the winding path to private river frontage where you can picnic, fish or easily launch your boat or raft. The lower property is two lots, the second lot has a Tipi which can be rented together or separately from the house. It has it's own fire pit and picnic area. The boat launch is shared between the two lots. The house has it's own fire pit and picnic area which is private from the Tipi guests.

TIPI RENTALS: we have 2 tipis on the adjacent property available to rent. you can add 2-3 more people per tipi for an additional $85.00 per tipi.

The Tipis are situated right on the Yellowstone River just a short walk down the hill from the main house. Each one has a queen bed with the option of adding a single air mattress. They can accommodate three adults or kids per tipi .

A perfect spot for a romantic stay or great fun for the kids camping by the fire. When booking the house be sure to ask for availability of the Tipi if you wish to add it to your reservation.

Point of View is available as an all season rental. Fishing is great in the spring, summer and fall, hunting opportunities abound in the fall and cross country skiing, snowshoeing, and snowmobiling are winter opportunities near by in the Absoroka Mountains. Hike in the Gallatin, Crazy and Absoroka Mountain Ranges. The opportunity to relax and watch the bald eagles, deer, white pelicans and the river flow by exists all year long.

All this and end-of-the-road privacy too. There are no neighbors to the East, South or West and one great one to the North.

This is a great site for a summer wedding. We have had 3 weddings here in the past and the bride and groom loved the idea of being married right next to this historic river. WOW! Book your wedding now. The owner is a Marriage Officiant and is able to conduct your wedding for you.

Come and visit Southwest Montana. We have crystal clear air, wide open spaces, lots to see and do or just sit and enjoy the privacy and the quiet in a perfect vacation setting.

About Paul Mabie

Your Hosts Gordon, Pat and Paul Mabie. My wife Pat and I spent 24 years in the U.S. Army. After we retired we moved to Bozeman, MT to be closer to the grandkids. We are RVers who love to travel. We spend our summers in Montana and our winters in Key West, Florida. We are delighted to be able to offer our vacation rental home to guests who want to visit Southwest Montana. Gordon has recently become a Marriage Officiant and is able to conduct weddings. at Point of View

Paul Mabie purchased this house in 2004

Why Paul Mabie chose Livingston

Our son, Paul, wanted to purchase a home in Montana. We joined in the purchase with him. We fell in love with this home and its location on the Yellowstone River.

What makes this house unique

You can fly fish from the river bank, swim (life preservers recommended) play horseshoes, float the river in a tube, boat, raft or life preserver, picnic or just relax and watch the river flow by. Deer use the 800 acre undeveloped land next door to the south as a river crossing. There is a bald eagle that fishes and patrols the river. White pelicans float downstream often.

Guestbook comments from the owner

The availability of your property afforded us our first Montana Christmas after seventeen years of visits to the Big Sky Country.

“Peace I ask of thee O River

Peace Peace Peace

When I learn to live serenely

Cares will cease

From the hills I gather courage

Visions of the days to be

Strength to lead and faith to follow

Till all are given unto me

Peace I ask of the O’River

Peace, Peace, Peace”

With our gratitude,

Beautiful views!!

We loved our stay and were super comfy and cozy during our stay. The pellet fire place made it simple to stay warm during our winter night. We enjoyed the easy drive back from our dinner and soak at Chico. We look forward to returning in the summer.

Sweet alternative to staying at Chico.

This is the second year we’ve spent an early December weekend at this great place. All the “stuff” you might need is here and the views of the southern Paradise Valley are stunning.

A little piece of paradise.

  • 5 of 5

The house is located in the most peaceful location with stunning views. We loved waking up to the sound of 'moo' when the cattle grazed on the field neaby. The couple of bald eagles made regular appearances and a deer came by at dusk to say hello. The weather was hot during our stay, but the house stayed comfortable and cool. Best of all was the sunroom where we ate all our meals that we prepared in the well equipped kitchen.

morning coffee and grand views

Thank you Mables and Siobhan (site manager) for a great stay! We came with family for an August wedding in the valley and found your place to be a wonderful combination of morning zen and afternoon family fun on the river! Everyone was comfortable, the house was clean and well stocked. We loved our morning walks along the river and the use of the kayaks to ferry over to the island to swim! We would give 5 stars if you upgraded bedding and fixed a few things. Wonderful location, would definitely return! Thank you so much!!

Summer Family Vacation

  • 5 of 5

Our family stayed at Point of View for 9 days in July 2017. We have stayed in Paradise Valley previously and find this to be one of the nicer available single family homes in the Valley. The owner Paul was extremely responsive and great to deal with. It is an excellent central location with great services and restaurants in Emigrant/Pray, a short trip to Livingston and reasonable drive to Gardiner/North Entrance Yellowstone National Park. Our party especially liked this location for the end of road privacy, views and access to the river. We utilized the put in/take out on the property which made coordinating daily float trips on the river very convenient as 9+ miles of river both up and downstream are very family friendly and some of the best fly fishing around when the conditions are right.

We chose to rent the house and the tipi together to accommodate a larger crew. If you do rent just the house be aware that the house overlooks the Tipi area next to the river. This is not a bad thing just that you are sharing space with another party. If you are looking for solitude be sure to rent the Tipi's too.

Enjoy and get out!
