In the 14C Rocca Dei Perugini, the stronghold for the Perugini when they conquered Spoleto, located in a pedestrian area, Terrazza Bella + Bella Due are stylish, self catering apartments, BOTH with a stunning terrace, BOTH with balconies.

Terrazza Bella has a large sitting/dining room with a fitted kitchen along one side + a balcony off both bedrooms.

Bella Due has a large sitting/dining room with a separate galley kitchen + a balcony off both bedrooms.

Both balconies overlook Porta Fuga.

You enter the apartments through a Roman stone passage that leads to the stairs/lift up to the apartments. Here, you are treated to all the advantages of contemporary living. Yet, at the same time, the atmosphere in this beautifully restored palazzo is laced with antiquity. It was here that the battle between the Spoletini and the Perugini raged for 2 years until the Spoletini regained their city.

Terrazza Carinissima is opposite, in another ancient palazzo.

A quiet apartment on 2 levels, Terrazza Carinissima has 2 double bedrooms, one, the Master, is ensuite, up a short flight of steps, with a balcony for 2 persons, the other with twin beds (can be joined), on the ground floor, next to the 2nd bathroom.

With an arched, covered terrace that seats 4, overlooking the mediaeval, pedestrian Porta Fuga, and a balcony, where you can sunbathe, overlooking roof tops and across to the Rocca and the mountains, Terrazza Fontana is a jewel of an apartment. Beautiful interior and very cute. With WiFi and air con, this apartment is perfect for a romantic couple with up to 2 children or for 2 couples. Privacy is gained via the bedrooms being on different levels, each with their own bathroom.

SPOLETO HISTORIC PEDESTRIAN CENTRE: In the midst of shops, bars and the largest selection of fantastic restaurants, all offering a diversity of dishes from local black truffles to pastas and paper thin, bubbly, crispy crust, piping hot pizzas, Spoleto is not a touristy place and, therefore, prices are good, competitive local prices. The local wines eg Trebbiano, Grecchetto, Montefalco, Orvieto... are to die for. You will hardly notice the price of it on your bill. You can choose from amazing shoe, bag and clothes shops, any shape or size, designer label or otherwise. And, there are churches and monuments on street corners, under arches, through tunnelled alleyways, peppered hither and thither, as you meander along the picturesque cobbled lanes, every angle, a work of art. Fatal to take your camera out. You will obsessively do nothing but take photos ! The local bars are filled with friendly locals and the owners will warmly welcome you. The passeggiata is where everyone meets and is joyful, especially over aperitivi.

BUS, TRAIN OR CAR: From Spoleto train station, a 10 mins walk, it is possible to get to practically anywhere in Italy eg 1 hr 20 mins to Rome, 4/5 hours to Venice and Naples, 30 mins to Perugia.... An easy walk along a flat boulevard road, also stuffed with shops and bars ! From the nearest bus stop, a 5 mins walk, you can catch a bus to Norcia, which will take you on a sensationally beautiful drive along the Valnerina, for about 1 hr 45 mins, passing through mountain scenery, climbing higher and higher. Or, by car, you can continue further to the heart-stoppingly, amazing Gran Piano and see the tiny hick town of Castellucio peeking through swirling mists. On a great plane, surrounded by mountains, the world spilling beneath you, your heart will miss a beat. In Castellucio, you can dine on the finest lentils and white truffles. Nearer to home, by car, it is easy to visit Todi, Gubbio, Orvieto, Perugia, Spello and Assisi, all within a 45 mins heavenly drive.

SPOLETO : WALKING, HIKING OR BIKING: You can walk to the top of Spoleto, passing the famous Duomo, and reach Spoleto's finest 2 monuments, the Rocca and Il Ponte. Takes about 15 mins. Then, you can do a circular walk around the Rocca, which is spectacularly beautiful, as you see Spoleto sprawling below you. Or, you can take the escalator from the bottom to the top of Spoleto. Then, pausing at the bar at the top for a prosecco, you can continue across the famous and stunning looking, arched bridge, directly into the mountains, and, either do another circular walk, passing across valleys, mountains and dales, ending up in Piazza Garibaldi, at the bottom of Spoleto, or, continue up through the Sacred Mountains to Monteluco. Or, you can take the bus from the bottom to the top, which takes about 10 minutes. If you are a cyclist, you can hire bikes locally and cycle along the river bank, all the way to Assisi, passing Campello and Trevi along the way.

Terrazza Bella, with elevator + WiFi, opens onto a large, open terrace with pretty views of hills. A glamorous, light and airy apartment with very large sitting/dining room and fully fitted kitchen – inc microwave, dish-washer etc/2 double bedrooms (with adjoining balconies)/bathroom with big tub/shower. This pretty apartment is in the middle of an important and significant 14C Roman building, the Rocca dei Perugini, that has been gutted and completely restored. It was originally built as the strong-hold of Perugia to watch over the citizens of Spoleto, whom the Perugians had just conquered! The entrance to the apartments is through a wide Roman stone passage with a luxury all glass business centre on the left and in-built small glass alcoves displaying small luxury items on the right. A few metres along this passage is a lift and stairs, which take you up through the centre of the building. Staying here you will experience luxury interlaced with antiquity.

We were retired ! We 'fell' into our holiday rental business by accident. It started as a hobby after someone pleaded with us to rent them our house in San Mamiliano, while we were away.

We now have 2 major partners and between us, we offer about 40 very diverse villas, apartments and pool properties, both in central Spoleto and close by. Please see them all on my personal website, the address of which you will find at the bottom of the HomeAway page of this property.

However, we still do not regard ourselves as 'proper business people' because we care far more about contributing to making our guests' holidays fantastic than we do about making money.

Our Month in Spoleto

We have recently returned from our 29 day visit to Spoleto in our lovely apartment, La Terrazza Bella. Included for our daily pleasure and enjoyment were:

· 2 spacious bedrooms

· A large bath with shower (and always plenty of good hot water)

· A large, well-equipped kitchen (with full sized refrigerator/freezer and dishwasher) overlooking a charming terrace

· Excellent internet service. With 24/7 internet service and the use of email, we were completely satisfied. Kudos to our hosts for this outstanding amenity.

· A reliable elevator in good working order just outside our front door

· A late model washing machine in good working order

· A rear balcony with a charming view

· A private parking lot with our own reserved parking space

· The use of a cell phone provided by our hosts

· Regularly scheduled linen/towel replacement and apartment cleaning

· A welcoming bottle of wine, cheese, and other assorted goodies for an enjoyable repast upon arrival

And as if all of the above were not enough, we were the grateful recipients of our host's gracious willingness to meet us at the train station when we arrived in Spoleto, drive us to the car rental agency, and even take us to and from the train station on those occasions when we left the apartment for excursions to other parts of Italy. It is difficult to find adequate superlatives to describe the memorable times we had in Spoleto, largely due to the wonderful accommodations provided by our hostess and host, not to mention the warm, personal rapport we enjoyed with both of them. Add in the superb location of the apartment, surrounded by shops, coffee bars, restaurants, and marvelous medieval places of interest and you have an ideal, unforgettable travel experience.

It is called Bella Due and it also has Broadband internet, either cable or WiFi. I advertise these 2 apartments, which I call "Terrazza Bella Due" at a specially reduced rate - it is 1 of the 3 units that you see on this advert. If you book Terrazza Bella Due, you get : 4 bedrooms, 2 large sitting/dining rooms, each with fitted kitchens, 2 bathrooms/WCs, 1 large terrace, 1 patio area and balconies off all 4 bedrooms, overlooking the pedestrian, mediaeval streets.

Spoleto and Terrazza Bella are treasures

There is so much to like about Terrazza Bella in Spoleto, Umbria, Italy. The apartment is plenty big for two to four people and is lovely and comfortable. The kitchen area is roomy. There is lots of light in every room, and there are French doors that open onto the terrazza, which is definitely bellissima! Yes, the terrazza is spacious, tranquil, and somewhat private, with well-kept plants and flowers all around. And the view to the hills is both beautiful and calming. On the other side of the apartment, the balcony looks out over the lively Via Porta della Fuga, yet the triple-glazed window-doors keep out the noise from the crowds enjoying the night life below. The location of the apartment is really ideal: within a 20 minute walk to the train station; close to the moving sidewalks and escalators will take you to the top of the city if you don’t care to walk the steep streets; a short walk to several grocery stores; minutes away from many restaurants, bars, stores, butchers, fruit and vegetable markets, and banks.

As for Spoleto, it is a perfect home base for exploring Umbria. We took easy train rides to a day each in Assisi, Perugia, and Spello, and rented a car at very reasonable rates to drive to towns and sites not accessible by train. We definitely recommend visiting Norcia, Bevagna, Montefalco, and the Cascata delle Marmore, in nearby Terni. But there is plenty to see and do and eat in Spoleto itself, which is a lively, cultural, and friendly small city. The Spoleto card offers an economical way to visit museums, the Fortezza, the Roman amphitheater, and many other historical treasures. Among our favorite restaurants were Il Tempio del Gusto, Cava Truffles and Bubbles, Osteria del Matto, and Novecento. Caffe degli Artisti in the Piazza del Mercato is a great place to start the day with a cappuccino, pastry, and free wifi.

We loved our time in Terrazza Bella and have just one complaint. The wifi was inconsistent, sometimes weak, and sometimes nonexistent. If your cell phone works in Italy and has data services, you won’t be bothered. Norma and Laurie provide an extensive list of restaurant recommendations, and Laurie picked us up at the station, and gave us a great tour of the immediate area and introductions to local restaurant owners. Parking was available behind the building.

Owner's Response: Thank you for your kind words. We do our very best at all times because we love being able to offer our guests the perfect holiday. We are sorry about your WiFi problems. I wonder if you drew our attention to it at the time because usually it is something very simple that we can fix immediately eg the router needs rebooting. As a rule, we have no problems with the internet, except on rare occasions, when the provider is experiencing problems. And, if a problem persists after we have rebooted the router, tried our own computers in the "offending" apartment and checked that there is no problem with the provider, then, we call in a techie. Unless it is a Sunday, a serious problem would be fixed within hours, given all the above caveats. And, in the case of a dire emergency, if/when you could not wait a few hours for it to be fixed, either you can use a "hot spot" somewhere else in the Rocca Dei Perugini, where we have several providers, or, you can sit in one of the bars opposite, where they offer WiFi, free of charge. I would like to add that with all 17 of our central Spoleto apartments, the full-time use of our large private pool at Villa Marianna, 7 miles away, is included in the rate. And, several of our luxury apartments in central Spoleto as well as many of our country properties, most with pools, have air-con and dish-washers. In addition, we can arrange a whole host of activities from wine tasting, oil tasting, truffle hunting to eating in a chef's home and cookery lessons......all at rates much cheaper than the specialist businesses, who are dependent on these services for their livelihoods. We regard such services as "add ons" to our core business of holiday rentals.

Great Home Base

We were two couples travelling together and spent four nights at Terazza Bella after a weeklong stay in Perugia. Laurie met us at the Conrad shopping plaza as prearranged, and we followed him to the apartment located in the lower part of town, just inside the walls, and a short walk from Piazza Garibaldi. In the square, you will find ATM machines, restaurants and a wonderful bakery. As well, there are several large grocery stores nearby, one is within walking distance.

The apartment was well equipped and adequately furnished. One bedroom had double beds and the other twin. It is located along a pedestrian only street which made weekend evenings very noisy even with the windows closed however, the weeknights were quiet. Since the apartment is located in the lower portion of Spoleto, and most of the sites are located in the upper area, we were faced with quite the hike each day, but there is a moving sidewalk nearby that travels to the upper portion and it’s free. Laurie showed us were the sidewalk was located as there is no signage – we took the sidewalk up, saving considerable effort and walked down. The sidewalk closes at 9:00pm. It takes about 15 minutes to get to the top and one can get off at various points.

It is worthwhile to purchase the Spoleto card for 8Euro, it is good for a week and if one wishes to visit all the sites, it would total 40Euro. We also booked the onsite parking and only drove when we wished to visit the countryside. Try to avoid driving and parking in Upper Spoleto, while we were at the Tourist Bureau, we overheard that a couple was facing a 90Euro infraction fee for taking their car into the square. As an aside, it is worthwhile to visit the Tourist Info Centre. It is equipped with informative brochures and suggested walks. Try to spend an evening strolling around the Rocco with all the locals, viewing the Pointe delle Torri all lit up and then stopping at the bar just outside the Rocco for a drink in the evening – the views are outstanding.

Overall our stay was comfortable. We enjoyed eating our meals on the balcony and returning to the apartment for afternoon siestas, or just to regroup before continuing the day’s adventures.

Owner's Response: Terrazza Bella, with WiFi throughout, is located in the buzziest part of town, in a pedestrian area known as "il borgo" ie "the village". The travellator is just 2 mins walk : moving walkways, escalators and elevators connect all parts of Spoleto with dropping off points wherever you want to go. Spoleto is a traffic free city. And, especially between May and October, festivals and concerts take place in various parts of this tiny city. Maybe our reviewers stayed with us during the wine festival, when there is "a white night", where the shops, bars and restaurants never close, life continues for 24 hours and, the streets are abuzz with revellers ! We have 17 central Spoleto apartments, some in quiet alleyways, behind the Duomo, where the only sounds you hear are of the swifts, the swallows and the cathedral bells tolling the time of the day. Other apartments, eg Terrazza Bella, are in the midst of it all. And, to this end, they are triple glazed. The reviewers talk about hearing noise, “even with the windows closed”. The triple glazing is in both the windows and external glass doors. When you close the windows and the doors, you can hear a pin drop, such is the quietness in Terrazza Bella, even when the carnival is full on. However, some guests do not like to shut themselves up in order to have peace and quiet. To this end, I recommend you ask for an apartment in a quiet location. Although, it is hard to guarantee total peace in a tiny city, where fun is the name of the game, there is a restaurant at every twist and turn of the cobbled arched streets and the atmosphere is relaxed and mellow. Indeed, total peace is hard to come by anywhere, In the countryside, you have logging machines, dogs barking, roosters crowing and combine harvesters droning. If peace is high on your agenda, ask for triple glazing ! Terrazza Bella has it !

Southwest England

Perfect place, in a Fabulous town!

We spent 8 wonderful days in this well-appointed apartment, on the 4th floor of a historic building. Loved the open plan kitchen/living area, with big doors onto the plant-rich patio; golden light and a warm, indoor/outdoor feel. This is a remarkably private and secure place, given that it's in a very busy town. Double glazing means you can shut out sounds from the pedestrian street far below; but for us that was part of being there. Also, it's all so easy thanks to the private parking space (by arrangement) plus elevator. Norma and Laurie are such generous hosts: they will do anything they can to make your stay perfect! But the location really makes it. We loved just walking out in any direction: to a cafe or restaurant, to participate in the passeggiata, to see the wonderful buildings and sights there are in Spoleto... we spent more days in town than planned, simply because we loved 'living in Spoleto', and the apartment makes you feel as if you do. We look forward to returning!

Very well located

Terrazza Bella has a really good location in Spoleto - really close to the "escalator" to take you up the hill to the Rocca and Sacred Hills and on the main street where the locals walk for their early evening promenade. But the flat was extremely quiet and peaceful even though central. Everything we needed was in the flat including English channels on the TV. The heating and hot water were very efficient and the landlord very helpful - he even picked us up and dropped us off at the railway station. I highly recommend Spoleto as a town to visit - it was even nicer than I expected and wonderful if you like history. I also recommend Terrazza Bella as a place to stay.

Beautiful Historic Spoleto out your front door

I had the privilege of staying in Terrazza Bella for two months during February and March. The town is quiet this time of year yet there is plenty to do and see in Spoleto and nearby villages and towns. My hosts and owners of the property, Laurie and Norma offered the greatest hospitality from booking to pick upon my arrival until my departure. Laurie even stopped by a grocery store so I could pick up some things before he delivered me to the apartment. They also provided a nice welcome package of olive oil, pasta, wine, coffee, tea etc. During my stay he was a phone call away if needed. The apartment with two bedrooms was spacious, light, comfortable and had a fully equipped kitchen with everything necessary to prepare full meals. There is a lovely terrace off the main living area and a balcony overlooking the pedestrian street off the two bedrooms. The apartment is comfortable for up to 4 persons. There was plenty of room for family that came to stay. Laurie was more than helpful and gracious to pick up family members when they arrived. The train is only a 10 minute walk but with luggage this was a really appreciated service. The location of the apartment with it's close proximity to the train station makes it an ideal location for exploring other lovely Umbrian towns. Assisi was less than 45 minutes by train, It was a favorite destination. Orvieto, Perugia and other lovely towns and cities are easily accessible. Rome is only an hour and half by train. Norcia and Montefalco are great day trips by bus. Beautiful historic Spoleto is enough in itself. It is an extraordinary place and there is more than enough to see and do. There are Roman sites and beautiful churches. The walk up to the top of town, to the Rocca and Ponte delle Torri is worth every step. There is a mobile stairway to get you to the top without the strenuous climb, but if you are able, walking up the narrow streets and past the shops enjoying the sights along the way is worth the effort. The view from the top of the town is amazing and it is a great place to sit and soak in the beauty. Hiking the via Francesco up to Monteluco and visiting the little church of San Francesco was a highlight. I highly recommend a visit to Spoleto. The food is delicious the people are warm, friendly and welcoming. If you stay at Terrazza Bella or any one of Norma and Laurie's properties you will have a home away from home and enjoy every minute. I cannot wait to return.

Strolling within the walls of this fairy-tale city, one can see monuments, churches, towers and all kinds of other buildings of historical interest as well as works of Art galore. Spoleto boasts numerous world famous institutions such as The Italian Centre for Studies on the Early Middle Ages, the Festival of Two Worlds and The Experimental Opera Theatre. And, if you walk for a few minutes up to the Cathedral, you’ll see an example of what is arguably the most beautiful piazza in the whole of Italy, featured in one of Brigitte Bardot’s early films and where her character lived and died.

However, it is not essential to be steeped in history to be able to appreciate the spirituality and awesome beauty of Spoleto. The spirit of its fascinating past is immersed in every stone and cobble. Within this mediaeval setting, you can also enjoy the finest wines, the best truffles, the most mouth-watering olive-oils and the best shopping in the world in a myriad of bars, restaurants and shops.

Full-time access to our large private pool at Villa Marianna (120 sq mts), 7 miles away, free of charge. Speciality lunches offered between June and Sept, subject to demand. Transport can be arranged. Please order sun-loungers or a high chair or a cot in advance of your arrival, should you need any of these things - no extra charge. The 27' TV/DVD offers Eng speaking news channels + Italian TV. There is a private tennis club nearby that welcomes day guests. There is a lift to all the apartments. Private car space can be hired for 50 euros/week, next to the lift up to the apartment. Or, you can park for free in the nearby lanes.
