VILLA MARIA - 3 bedrooms, 2 bathrooms, sleeps 5

The Villa is composed of two totally independent halves with their own gardens, entrances and staircases. The second picture shows the part of the Villa Maria that is available to rent. It has a garden with a vineyard, trees and a large, furnished terrace. On the ground floor of the Villa there is a comfortable and well-furnished sitting room with a fireplace and satellite television. There is a small, well-equipped kitchen, which is connected to the sitting room by a lovely archway. There is also a toilet on this floor. The first floor has two bedrooms, one with a double-bed and big balcony, and a smaller single room. On the same floor there is a bathroom with toilet. On the second floor there is a laundry area with washing-machine and a small, private roof terrace with a spectacular view of Tivoli and the mountains. The third bedroom, with double-bed, is found in the basement. The villa is equipped with CENTRAL HEATING, a FIREPLACE and AIR-CONDITIONING. A WIRELESS INTERNET CONNECTION (Wi-Fi) is provided for free.

Travel information: The bus stop for connections to Rome is only five minutes' walk away.

Besides the famous Villas, Tivoli boasts a beautiful historic centre, which, amongst many buildings of interest, has a Roman amphitheatre, the Temple of Vesta and a medieval castle. It is one of Italy's oldest episcopal sees and thus has a fine, ancient Cathedral, which is located on a lovely little square.

The surrounding mountains are ideal for wonderful walks. There are several typical Italian mountain-villages within reach, all of which have coffee bars and pizzerias to entice the weary walker!

FROM OCTOBER TO JUNE, A PAINTING COURSE IS HELD only 10 metres from our villa, with twice-weekly sessions, and there is a separate painting course for children.

The villa is located in a residential district called Villa Adriana. A shopping centre and several restaurants are located close to the villa. It is about 25 km distance from Rome, to which there are frequent bus and train connections.

The ancient town of Tivoli only a five-minute bus-ride away. Tivoli is famous for the three Villas located within its territory.

The Villa Adriana (Hadrian’s Villa) was built by Emperor Hadrian, and is composed of a big estate with many ancient Roman buildings.

The Villa D’Este was the residence of Cardinal D’Este, who was governor of Tivoli around 1550, at a time when the Pope ruled this part of Italy.

The Villa Gregoriana is a beautiful park with large waterfalls and ancient ruins.

Close to the villa are the famous thermal baths, where you can bathe in constantly-renewed, sulphur rich mineral water. These baths are fed by volcanic wells, which result in constant water temperature of 23° Celsius. The water has highly restorative and curative properties, especially for the skin, besides providing a very pleasant sensation.

Wonderful Villa nearby Rome

Villa Maria is wonderful, and less than 30 minutes from Rome. It is located just a few minutes from the ancient town of Tivoli. In the house there was enough space and full privacy! There is a beautiful garden with orange and lemon trees, and many flowers. From the roof terrace you have a nice outlook on the surrounding mountains. The beds are comfortable, and the bathroom well equiped with a modern shower. The owners are friendly and helpful. We will recommand Villa Maria to anyone.

Villa Maria

My family had a wonderful stay at Villa Maria! The beds were really comfy, the bathroom well equiped with a bath and great shower with a new, modern glass shield. Throughout the house -inside as well as outside in the beautiful garden- there was more than enough space and complete privacy! Located just a few minutes from the beautiful town of Tivoli and less than 30 mins. from Rome. The owners of the property are extremely friendly and helpful without disrespecting one's privacy! Would defenitely recommand Villa Maria to anyone; couples, families or groups of friends; a perfect holiday is guaranteed!! Lynne Revell

Beautiful, quiet, rural surroundings

Everything is very functional and fitting the description. The top floor is spacious and has room for a whole family.

If there was a diswashingmachine, it would be rated "excellent"!

Very nice and helpful service from the owners. End of april is perfect for enjoying both countryside and cities (Tivoli with Villa Hadriana and Villa ´Este. You can leave the car at parking(only 1.5 Euro a day) at the end of the metro line if you want to go to Rome.

Villa Maria

My husband and I rented Villa Maria for January and February of 2009. It is a wonderful home, very well kept. The best part of this rental is the location: it is within very easy walking distance from a bus stop into Rome, two large grocery stores, banks, restaurants, etc., and there is a fabulous bakery just around the corner. The landlords are extremely helpful and friendly, and we became comfortable with them as well as their adult daughter, who was a joy.

The only drawbacks to this rental would be the smallest kitchen I have ever seen and the one bedroom in the basement, which in winter is very cold. Also, the washer (no dryer) is up two flights of stairs, so this would not be a good fit for a handicapped person.

I would recommend this rental enthusiastically and would, in fact, stay there again at any time. The price is right, the location is ideal, and the people are friendly.

Owner's Response: Mrs. Rosemary is a ritired teacher from the United States. She stayed in Villa Maria, together with her husband, for a period of almost two months. During their stay we had warm and friendly contacts. We remember them as wonderful guests.
