Guests love our rural area with privacy and quiet on 63 acres! We're about a 15min drive to Klamath Falls for groceries, shopping and dining. Crater Lake about 1:10 away.

⫸ Guest Access
Entire house is all yours except for the garage and red barn which are private (no guest access). Outbuildings on the property are also private. Please don't allow children to play in/around these buildings, or climb on the fences.

Dining room seats 10 with table leaf. High chair and booster seat for little ones.

⫸ Fireplace
Large, wood-burning fireplace with fireplace tools. We aren't able to keep wood on the property, so please bring your own firewood/fire starters/kindling, if you would like to use the fireplace. Flue MUST be pre-heated! This is especially true in the winter, or cold temperatures! Follow ALL fireplace instructions!

⫸ TV/Game Room
Roku TV; no standard cable. You may bring your own streaming device/log in to your own streaming service. Lots of games and puzzles are in the bookcase.

⫸ Winter Reservations
We are at an elevation of approximately 4,500, and we do get snow in the winter. Please be sure you and your vehicle are prepared for winter driving conditions (4WD, chains, snow tires). Our long driveway is plowed in the winter, but it can be icy. Since we normally receive snow in the winter, inclement weather refunds are not offered. We suggest you purchase travel insurance for winter reservations.

⫸ Summer Temperatures 4,500'Elev )
It can get chilly here; even in summer. We recommend bringing a light jacket.

⫸ Septic System
We have a septic system and have to use single-ply toilet paper. Please flush ONLY toilet paper (NO feminine products, paper towels, food, hair, cotton balls, dental floss, or wipes (not even if “flushable”). Our septic system thanks you (and we do too! :-)

⫸ Safety
Supervise children and pets at all times! This is a very large property. There is a creek on the property without a fence or barrier. We also have a large bird bath and water tank for wildlife without fence or barrier.

⫸ Wildlife & Insects (Rural Area)
This is a rural, mountain area and a native habitat for many animals and insects. These include deer, quail, 21 wild turkeys, coyotes, bobcats, mice, snakes, spiders, etc. Be mindful of your surroundings and do not allow pets off leash outside at any time (especially at night). Always supervise children on the property. Use caution when driving to/from the house at night in order to avoid the numerous deer in the area. We conduct regular pest control and inspections, but can't guarantee you won't see the occasional insect inside. We try to keep them out, but they're persistent "buggers" :-). We're located in a dry, high desert environment and dust is a part of that. We are meticulous about our cleaning, but can't guarantee you won't see some dust inside; especially in summer.

⫸ Cell Phone Coverage & Internet
We have good cell phone coverage. DSL internet is the only option in our rural location. It's sufficient for streaming movies etc. on the TV. However, it does not have sufficient bandwidth to handle video conferencing (Zoom) via a laptop.

⫸ Artesian Well Water
Our water quality is excellent! No need to bring bottled water.

⫸ Late Check-Out Fee
Late check-out fee of $75 past our 11am checkout time. Payment of fee doesn't extend reservation.

⫸ Security Cameras & Recording Devices
For guest security, we have two, outward-facing, exterior security cameras that actively record audio and video when motion is detected. They overlook the front door, the parking area in front of the garage. Cameras must remain unobstructed and not tampered with or disconnected.

⫸ Property Exterior Maintenance
This is a large property with mature trees. We must perform brush clearing and other exterior maintenance periodically. We try to minimize this when guests are present. We will notify you if this will need to occur while you are staying with us.

⫸ House Rules
By confirming a reservation, all guests (and approved day visitors) agree to all House Rules and Pet Policies including:

Unauthorized/undisclosed pets $150 fine per pet/night. Host retains the right to require immediate removal of any dog if the animal is being disruptive, causing damage, posing a risk to people or other animals, or any other major violations.
•No unregistered overnight or 3rd party guests. All overnight guests (incl children) MUST be listed on reservation. Day visitors must have PRIOR approval from Host and leave by 9pm. Max persons permitted on property (16); including children and approved day visitors.
•Price per night for 6 guests. Addl registered, overnight guest fee $25 per guest/night. Addl fee for day visitors $10/visitor/day(part of day). Day visitors not permitted to bring pets.
•If a mantenance issue or other problem arises during a stay, primary renter shall notify Host via Vrbo message when it occurs (PRIOR to checkout). Primary renter authorizes entry into home (we'll notify you) during stay to address said issues as reported if needed.
•Property Exterior Maintenance - We must perform brush clearing and other exterior maintenance on this large property. We try to minimize this during guest stays. We will notify you if this will need to occur during your stay.
•Report Any Damages - We understand accidents happen. Please let us know via Vrbo message if something is stained, breaks, or is damaged (when it happens) during your stay. This will enable us to ensure everything is in working order for our next guests.

Overall pleasant rental
The house was clean and spacious with plenty of beds for our family gathering. It was also well stocked for preparing meals. However, the 60+ acres described in the listing are pretty inaccessible as they’re on a steep hillside. There were also wasps in several bedrooms (we counted at least 6) and quite a few flies for January. When I mentioned this concern, I was told they don’t like to use pesticides, which is fine unless you have family members who are allergic as we do. The owner is very responsive, but we were expected to contact her anytime we wanted the temperature adjusted as the thermostat was locked. Some of the rooms are a good deal cooler than the rest of the house so we used one of the space heaters we found in a closet which tripped a breaker. Her son came out first thing in the morning as the panel was not accessible to us, but she seemed upset we had used the heater. If you need a large home with lots of sleeping options, this is a pretty good choice, just realize the owner is very particular with binders full of rules and frequent monitoring of cameras.

This property was wonderful for our multigenerational family vacation. There was plenty of space and lots of activities for everyone to enjoy. Melba was an excellent and communicative host!

Property was clean & was large however we probably should have not booked a property so remote since it added more travel time, even to just find a place for dinner. We also expected a mountain lodge atmosphere but got grandma’s home instead.

We chose to buy this home because of the privacy, quiet and its proximity to lakes and rivers. We love having a little Paradise to come home to.

What makes this property unique

Our cedar home is very well constructed, with old growth blue pine through out. Solid oak flooring and Italian tile when you enter. We have wonderful drinking water; our well is about 300 feet deep! The home has a unique geothermal heating and cooling system. The clean air and the beautiful surroundings make you feel right at home. The wildlife you will see makes you feel like you’re in a nature preserve!
