The settlement of Ipsilou is only 4.5km (9 mins drive) away from the Main Town of the Island (Chora) and very close to the beaches of Neiborio, Paraporti and Gialia (approximately 3.9km from each beach, i.e. 9 mins drive).
The Property is comprised of two distinct premises, the Main Villa and the Traditional Stone-Built Dovecote, both situated within a multilevel amphitheatric Estate of 1.7 Acres in total.
The Main Villa stands at the centre of the Estate while the Traditional Stone-Built Dovecote stands at the upper right corner of the Estate at a distance of approximately 40 meters from the Main Villa.

The Master Bedroom (2 single beds) spans across approximately 35 square meters and hosts a lovely open fireplace on the upper corner as well as a spectacular private terrace offering magnificent sea views towards the Gulf of Chora (the Main Town of Andros).
The Double-Bed Bedroom, located on the Top Floor, occupies approximately another 20 square meters (including its en-suite bathroom) and is privileged with a small balcony offering views towards the pool area and the garden.
The Ground Floor covers an area of approximately 115 square meters and consists of the main entrance to the interior of the Villa, the Living Room, the Kitchen, the Dining Area and another Double-Bed Bedroom with en-suite Bathroom.

Back in 2003, the owners of the Estate visited the Island of Andros for the first time. Allured by the unique landscape of this Island and due to its close proximity to the Greek capital city of Athens, the couple decided to buy an exceptional piece of land and build a Property that would be their retirement dream home in the near future, away from the hectic lifestyle of the capital city.
This dream home became a reality in 2008, when the couple finished building the Property, and ever since the owners had been looking forward towards their retirement and their permanent relocation to Andros.
The husband, a successful Executive in the corporate word, finally retired last year after a thriving career of more than 35 years. However, as he still felt young at heart he decided to embark on a new part-time consultancy business venture and postponed his permanent relocation to Andros for a couple of years, thus allowing for the Property to enter the Holiday Villa Rental market.

One should not miss the Basil & Elise Goulandris Museum of Contemporary Art, the Archaeological Museum of Andros as well as the monastery of St. Nicholas in the village of Apikia (6 mins drive from Chora), just to name a few.
The nearest beaches to the property are Neiborio (sandy beach, organized with sun-beds, thus ideal for children), Paraporti (nice sandy beach) and Gialia. Additionally, the beach of Achlas at the Northeastern part of the island is an absolute must-see!

The Property Owner has the right to cancel a Booking due to non-compliance to the Payment Terms defined above.
Should you wish to cancel at any time, all or part of your booking, or in case the Booking is canceled by the Property Owner due to non-payment, according to the Payment Terms set above, then the Property Owner is entitled to retain the Non-Refundable Deposit.
A Non-Refundable Deposit, accounting for 30% of the total rental price, is payable upon booking the property. The remaining 70% must be paid at least 60 days prior to guests' arrival.
If the booking takes place later than 60 days prior to arrival date, then the full rental price is payable upon booking.
