The Central England/Cotswolds / Oxfordshire region

New Yatt is a small village 2.5 miles from the bustling market town of Witney . Situated on the edge of the Cotswolds it is the ideal base to explore Englands largest designated ' Area of Outstanding Natural Beauty' whilst still being close to Oxford the 'city of dreaming spires'.

Grab a snack at Mrs Bumbles Delicatessen whilst viewing Burford's honey coloured limestone buildings which appear to have hardly changed for hundreds of years. Or have lunch at the Cherwell Boathouse before taking a leisurely punt down the river taking in the University sights.Perhaps later taking a walking tour of Oxford visiting Christ Church and its Great Hall, inspiration for Hogwarts Hall of Harry Potter fame.

Witney / area

A possible itinerary

Day 1 Visit Oxford. Breakfast at the Ashmolean, lunch at Browns, explore the famous Oxford colleges and grab a pint at one of Inspector Morse's favourite pubs The Eagle and Child.

Day 2 Cotswold Wildlife Park. 260 different species of animals to see and set in over 260 acres of parkland. Our kids favourite bit is the trip on the narrow gauge railway.

Day 3 Antiques hunt in Stow on the Wold and Moreton in Marsh. Perhaps 2 of the best known Cotswolds towns.

Day 4 Woodstock and a visit to Blenheim Palace. Lunch at the Kings Arms one of the Top Ten Pubs in the Good Pub Guide 2014

Day 5 Crocodiles of the World followed by a visit to Cogges Manor Farm and possibly a paddle in the pool at the Leys if there is time left.

Day 6 Bourton on the Water another beautiful Cotswold town with the added attraction of Birdland and maybe a visit to the motor musuem

Day7 If its fine a trip to Chipping Norton , a swim in the open air pool and a visit to Fairy Tale farm.

We could go on... a trip to Burford and its beautiful shops, Bicester Outlet store to grab a bargain, Chipping Camden for more antiques , golf ( 5 courses within x miles) sailing at Farmoor, shooting, horse riding... the list is endless.

For the foodies

There are plenty of great places to eat and drink in the area.

The Good Pub Guide 2014 lists The Royal Oak in Ramsden (2m) and also mentions The Angel, The Fleece and The Horseshoes , all in Witney (2.5m). We can recommend them all.

If you like your ale then Camra encourages you to visit The Eagle Tavern and The New Inn in Witney. The local beers including Hobgoblin and Black Wych are brewed at the Wychwood Brewary (2m)- pre book your tour and don't plan to drive afterwards.

For the ultimate eating experience a bit further a field (21m) but worth the trip is Le Manoir Aux Quat' Saisons- book well in advance and unless your surname is Abramovich go for lunch.

A full list of all the places we love to visit is available in the house.

My Grandson described this as an 'off the grid' STUNNING holiday home!

  • 5 of 5

This house is a rare mixture of Characterful and Convenient. The kitchen is out of this world and the lucky pair in the ground floor bedroom loved the wet room. The pit fire was an unusual but welcome facility and the croquet an unexpected hit with everyone (we were very lucky with the weather). We started a table football tournament but didn't finish it as there was so much else to do!

Though it seems to be in the middle of nowhere shops pubs and restaurants are easily reached. There are also several good walks and early mornings runs straight from the door. This was our first family holiday without a pool and we did wonder whether we miss it but we needn't have worried.

Every single one of the eleven people thoroughly enjoyed the holiday home and all it had to offer.

Witney is a lovely little town and the Plough at Finstock is very good at coping with large parties.

All in all a great success

Wonderful. A house to remember.

  • 5 of 5

This house is brilliant!! With it's quirky stair cases to its incredible kitchen, it really is a great place to gather with friends and family. We had a lovely holiday for my mum's 70th. Our ages ranged from 2 to 72 and there was fun to be had for everyone. We played table tennis, croquet, rounders, badminton and even an egg and spoon race!! We watched rabbits, deer, bats and a beautiful barn owl at dusk. The house was clean, lovely shampoo, conditioner, shower gel, body lotions, fluffy towels, gorgeous beds, hundreds of books for toddlers through to adults. Overall a bit of luxury that really felt like a home. Loads of space inside and out. My dog is going to sleep for weeks!! We will be back. Thank you Alan.

Superb

  • 5 of 5

The farmhouse was just what we needed for our house-party to celebrate my 70th birthday. The youngest visitor was two weeks old and the oldest was 90 years old. The young twenty year olds found great enjoyment with the billiards and table tennis and they thoroughly enjoyed the fire-pit/barbecue. Everything was of the highest quality. The beds were exceedingly comfortable and the kitchen was magnificently equipped, including tea-towels, washing up liquid and cling-film etc. We were glad of the two excellent Miele dish-washers in the kitchen, washing tablets provided. The numerous bathrooms were really well appointed and the White Linen toiletries added to our comfort. There was plenty of space for us all to find quiet corners when required. There were books galore if we had had the time to read. The internet connection was good. We saw an owl, rabbits, deer and numerous birds. Our dogs enjoyed themselves too and there were some good walks just outside the door. We wish we could have understood the recycling system better but that was perhaps our fault. Cakes and flowers welcomed us and we were sad to leave such magnificent surroundings. We would certainly recommend this property to large groups of mixed ages. We did not need to leave the property except to shop for groceries in Witney. We just enjoyed partying and companionship together. Many thanks to Alan and Caroline, the owners.

Perfection personified

  • 5 of 5

All I can say sounds a cliché but New Yatt Farm was a dream, all our family and friends loved the week end from every aspect. All the thoughtful touches, delightful furnishings and amazingly cosy beds were a wonderful treat. Even the weather was fabulous and the bluebell wood magical complete with a running deer. The fire pit was great fun too such lovely memories for us all.

Fantastic place and wanted for nothing

  • 5 of 5

Very impressed by the property - it was just as it was advertised and more. As somewhere to celebrate a family happening, like our Golden Wedding anniversary and a 75th birthday, it was so good for eleven adults, six youngsters and two dogs. Never having owned a dishwasher I was surprised to find two here in the kitchen. The countryside around is an added bonus - we went on good and easy walks, saw deer and pheasants, and just sat. If you want a peaceful holiday slightly off the beaten track this is the place to go. The Horseshoes pub in Witney proved to be an excellent choice for Sunday lunch for 20 people, and nothing was too much trouble for them.

As it is a large property you need to be fairly fit to be going up and down some of the stairs, but the children loved being able to get around and surprising people by turning up where you least expected them.

Some of our party found it difficult to locate the property when using their SatNav, and two had to be guided in by phone. Older people who still know how to use an Ordnance Survey map had no trouble, especially after following all the very descriptive instructions.

All in all every one of our party enjoyed themselves and I would not hesitate to recommend this to anyone interested.

Worth every penny!

I went to New Yatt Farm with a large group of friends for a weekend escape from London and it was an amazing weekend. The house is even better than the gorgeous photos and has such an interesting layout with so many rooms that it provides hours of exploration.

The open kitchen/ living room was brilliant for a large group to cook, chat and eat and the surrounding countryside provided great walks. Would highly recommend staying here to have a country escape, catch up with friends/family or have a celebration.
