Arranged over three floors and offering flexible accommodation this fully gas centrally heated property offers 5 bedrooms (the 5th is a bedroom/cinema room with overhead projector), sleeps up to 10 adults and 2 children including 1 child sleeping on a z bed at a supplement. 3 king size beds, twin beds, 1 bunk bed with a double at the bottom and single on top for a child, 1 z bed available for a child at a supplement. 1 en-suite bathroom, 1 family shower room, 1 Jack and Jill shower room plus 1 additional shower room.

A major feature of the property is its favoured position on the west bank of Clearwater lake with unobstructed west facing views over the lake to the rear of the property & affording views over Somerford lagoon to the front.

The property is orientated such that the sun rises over Somerford lagoon to the front of the property which can be viewed through the kitchen and dining area windows of the open plan first floor during the morning and from the lounge or the private ground floor terrace or first floor balcony, to the west facing fully glazed rear of the property from mid morning until sunset affording you the opportunity (weather permitting) of tracking the sun throughout the day & watching the sunset over Clearwater lake each evening.

Bedrooms are fitted out as follows: 3 x 6ft doubles, 1 x twin (possible extra “z” bed to form triple room), 1 x 4ft 6inch double bed (with single bunk bed over).

The west facing rear wall of the property consists of full width panoramic double glazing incorporating sliding patio doors giving unobstructed views of clear lake from both rear facing ground floor bedrooms & the open plan double storey height first floor lounge which open directly onto the enclosed private timber decked balcony & terrace areas offering unobstructed westerly facing views over clear lake whilst the kitchen affords views over somerford lagoon to the east facing front of the property.

Master/double bedroom with 6ft bed with TV/32' LCD, built-in wardrobe cupboards either side of the bed, patio doors and en-suite bathroom/WC.

Positioned at the rear of the property, has full width glazing and overlooks the lake across the terrace, which can be accessed through the full height glazed patio door.

A travel cot can be provided in this room, if required.

Third bedroom

This bedroom, at the rear of the property, is ideal for families, provides some flexibility with the sleeping arrangements, has full width glazing and overlooks the lake across the terrace, which can be accessed through the full height glazed patio door.

There is a 4ft 6' double bed with a single bunk bed over and a built-in wardrobe/cupboard that also houses a condensing tumble dryer.

Family shower-room.

This has a shower, basin, wc, heated towel rail, shaver point/light and mirror.

First floor

Upside-down living featuring a spacious double-storey height open-plan living room and kitchen/dining area, well-equipped kitchen with granite worktops.

Opening directly onto a private balcony leading down to a large enclosed private ground floor terrace, on the bank of clear lake, via its own external spiral staircase.

Full panoramic views with double glazing, sliding glass doors opening directly onto the enclosed private timber decked sun trap balcony.

A great place to stay with family or friends. The house was well stocked with essentials and it was in the perfect spot to access the spa, tennis courts, walks, lakes etc. It was very clean and spacious. The owner gave us some great tips on what to see and do and was very helpful.

A great place to have all 12 of my family aged 8 to 70 years together to share fun, love and laughter. A very well equipped house and near to Spa for fun in the pools.

Cotswold Water Park is an area of some 40 square miles of man made lakes given over to recreation & leisure use

We are within a short walk to Somerford Keynes, a local village with a pub and a number of other small villages are within 5 minutes drive, offering local amenities like: Post office, Grocery shop and more Pubs.

The estate is located within the Cotswold Water park which provides numerous opportunities to explore either on foot, by bike or water craft, seasonal cable skiing is also on offer as are sailing, canoeing and windsurfing tuition/hire.

The are several golf courses locally.

An artificial beach on one of the lakes within the Keynes Country Park will keep the children entertained as will the local Butts Farm whilst Magic land in Cirencester is available for very young children if the weather is poor.

Horse riding and bicycle hire is also available locally.

Regular polo matches are played in & around Cirencester.

Cirencester is the nearest town and is only 10 minutes drive, where you will find large Tesco, Waitrose, M&S and a good variety of shops/boutiques, pubs and restaurants.

The town of Cirencester (formerly named Corinium was the second largest town in Britain during Roman times) is home to the Corinium Museum, the Cirencester Abbey (the longest known Saxon church in England) and host to regular market days.

Other popular Cotswold towns are within a 40 mile radius (Tewkesbury, Broadway, Stow-on-the-Wold, Bourton-on-the-Water, Swindon, Bath, Oxford and Stratford upon Avon)
