This light-filled home is situated on a large private lot in the Katama neighborhood, close to south beach, and historic Edgartown. Edgartown Great Pond is also close by, and perfect for launching a kayak. A 40 ft. deck overlooks the yard, expansive patio and beautiful 15 X 30 ft in-ground (unheated, 5.5 ft at deepest) swimming pool. The 2000 sq. ft. house is beautifully decorated to fit its contemporary style. Upstairs, a cathedral ceiling and sky lights brighten the air conditioned great room, kitchen and dining room. Two bedrooms and a full bath are also upstairs. Downstairs is kid-friendly and includes: a bedroom; full bathroom; office and "extra room" right by the pool for kids (queen pull out and twin bed). The house has in-wall air conditioners, Xfinity TV, DVD; wireless high speed internet and lots of games and books.
Uniquely comfortable, friendly home: You'll see that I've received very positive reviews from renters. They agree that the house is unique on the rental market, not only for the pool and close proximity to South Beach and town, but for the comfortable and easy atmosphere I've created. From the hammock and Adirondack chairs in the large, private back yard, to the well stocked kitchen and comfortable seating areas and open, clean design indoors my most frequent comments were about the relaxing, friendly, inviting spaces.
Recent renovations, In the winter of 2010 I remodeled the kitchen, downstairs bathroom, and put in hardwood floors throughout the house. So everything is a bit lighter, more modern and updated.

This is our home part of the year. We love the vineyard's beauty and tranquility, but make our way to Los Angeles for winters, and love the urban, west coast vibe as well. We both work from home and the house / pool / yard feel like a perfect sanctuary to do it in. Carmine is from Rhode Island, I'm from Wisconsin... we feel lucky to have settled in such amazing places!

I've always loved islands and didn't actually know too much about Martha's Vineyard when I bought here in 2005. For me the whole island was the lure when I bought it, but now the outdoor living spaces seem like the biggest treat. I've done lots of work in the big backyard to create gardens that highlight the best of the island. We've made the deck more of a full-time outdoor living space... We never imagined that even in a "small" place like Martha's Vineyard, the feeling of being separate from the world in the backyard could be so sweet. But then, get up and walk about a mile and you are on one of the best beaches MV has to offer... can't beat it.
I love the light of this house, its not a 'typical' Vineyard house. The upstairs living areas means so much light and cross breezes... I've tried to furnish the indoors and outdoors for comfort and relaxation, big comfortable furnishings, lots of spaces to stretch out and relax, an ever growing library of interesting summer reads and games for adults and kids. Renters tell me they like the separation of spaces, with adult spaces upstairs and kid spaces downstairs everyone gets a bit of what they want.
This was a nice property - clean and uncluttered. The pool gets sunshine most of the day and is a nice feature for older children when you don't want to go to the beach. The deck is also very nice for outdoor dining and relaxing. The location is very convenient to town, shopping and the beach. The only TV in the house is a small set in the lower level. The owner communicated well and gave excellent, very detailed instructions about the home. Overall, a good experience.
Our family had a wonderful time. The house was very comfortable and we stayed in the pool the entire time.
I have stayed at Karyn Franzen's home at 31 Vickers for several years now and enjoy it every time! It is decorated beautifully and is so comfortable and clean. The kitchen is so well equipped for anything you might need! Love the layout- great for a family of four so we can keep our teenage boys on the lower level! The pool is such a treat and the well manicured fenced in yard is great for families who like to play bocci, relax in the hammock or just run around! I highly recommend this property- right on the bike path and so close to South Beach and our favorite restaurant- the Right Fork Diner!
Great house! We loved all of the outdoor spaces to relax. The pool was perfect for my kids and they loved it. House is extremely well equipped with everything you could need. Awesome location in Katama, close to beach. We will definatly look to rent this home again next year.
This is my first time renting a house on Martha's Vineyard that was not part of the Winnetu hotel. I was a little concerned renting through Homeaway, as I have never done this before but this house was absolutely perfect for our family vacation.
We spent days here just lounging in the pool, grilling out or just playing sports with the kids in the back yard. When we ventured out to the beach, it was a quick drive up the street (you can easily bike too).
The house has a huge backyard so the kids got to run around and play wiffle ball and other yard games. I am so used to air conditioning and was afraid that the hot weather would make us uncomfortable, but all the rooms had ceiling fans and the night time air cooled way down so we felt really comfortable.
There is a convenient outdoor shower which helped me wash my kids down after a day at the beach, and a washer/dryer right inside the bottom level. The kitchen was packed with amenities and everything you need to boil lobster or corn or cook pretty much anything. The grill out on the upper deck was a fabulous touch.
We hope to return again next summer.
This Katama Home truly feels like home. The interior space is complete with comfortable furnishings and plenty of room to be together, as well as be off alone for quiet time. The kitchen is supplied with virtually every appliance, dish, pan, utensil that would be needed.
The exterior is where the property really shines with beautifully landscaped lawn and mature plantings. We spent many an hour moving between the upper deck and the pool as each day progressed. Beach chairs were also present for the trips to South beach and beyond, an unexpected benefit.
The home is located in a quiet portion of Edgartown/Katama, away from the hustle and bustle of the downtown areas. This provides for a much quieter experience, especially during the early morning hours. One pleasure is walking in this part of town early mornings when the only traffic on the road tends to be an occasional cyclist or jogger.

The Katama neighborhood is one of the island's most popular. South Beach is about 1.5 miles from the house, and features excellent waves, long beaches and beautiful sunsets. Edgartown is about 2 miles from the house, and is the historic base of island whalers. You'll find beautiful colonial homes, churches and gardens winding down quaint narrow streets filled with wonderful shops, restaurants and attractions. Edgartown Great Pond is also close by, with access for kayaks and small boats. Finally, Oak Bluffs and State Beach are less than 10 minutes away, for more tranquil beaches and another quaint historic town.
