65-sq metre 2-bedroom garden apartment with sitting room, kitchen, shower room

With its own front door, the self-contained 65-sq-metre (700-sq-ft) Garden Apartment consists of two double bedrooms (one with a UK king and one with UK double bed), a sitting room, kitchen and shower room. It has free fibre optic wi fi, stereo, tv, dvd player, i-pod dock, hairdryer and safe.



The fully equipped kitchen has a dishwasher, fridge, kettle, oven, microwave and espresso/filter coffee machine along with iron and ironing board.

The sitting room features a leather sofa bed that can accommodate two additional guests. It has a private outside space and direct access to the 200-sq-metre (2200-sq-ft) southwest facing garden that comes complete with sun terraces, pond and chickens!

About Nicholas Kynaston

Hello, my name's Nicholas, I love to travel (who doesn't?) and I am lucky enough to make my living out of it – by being a travel editor and writer and renting out two holiday apartments in the house I share with my Civil Partner Ben and our dog Barney.

I love gardening too and if you stay you'll probably see me weeding or maybe tending the chickens who live in an 'eglu' at the bottom of the garden.

I love London, so if you've got a question about the capital, don't hesitate to ask. I love foreign langages too, and can speak good Spanish, OK German (and partner Ben is Austrian, so we have that covered) and a bit of French.

Why Nicholas Kynaston chose London

The moment we saw the house, we fell in love with it. It is one of the oldest in area, having been built in 1790 as the vicarage for the nearby church of Saint Andrews. Stockwell is central but not touristy and it takes around 8 minutes on the tube to get to the main tourist sites. It's a multicultural neighbourhood that we are proud to live in. The trendy area of Brixton is just a five minute walk away as is the district of Clapham, a gourmet's paradise with over 20 restaurants lining the High Street.

What makes this apartment unique

If you are looking for a property that is cosy but stylish and want a 30 metre (100 ft) sub-tropcical garden with palm tees and bamboos to rest in after a hard day's sightseeing in London then this is the place for you. You'll get to meet our adorable dog Barney there, a 10 year old labradoodle who loves playing and see our two Cotswold Legbar chickens, Inka and Maya who live at the bottom of the garden. Hopefully they'll be the mood for laying eggs while you're there and we'll be able to give you some of their unique blue shelled eggs for breakfast!

Superb apartment with wonderful owners

We stayed in the lovely garden apartment at Griffin House for four nights. Ben & Nick were excellent hosts & we found it a very relaxing place to stay. Not only was there a beauttiful garden & a comfortable apartment, but on arrival we even found milk, coffee & fruit had been supplied. I am already missing the place (& the interesting politcal chats I had with Ben) & if I could live in London this would be the place I would chose!

Beautiful house and apt and great hosts

The three of us, two adults and a teenager, stayed at Nic and Ben's basement apartment in thier beautifully restored Gregorian town house for six nights in March 2016. The two-bedroom flat is spacious, especially by London standards, and furnished with taste. The kitchen was equipped with everything you need to cook a good meal and there's a microwave for the hasty. Not your average Ikea-style-the-plates-and-forkes-are-numbered kind of place.

There is a stunning garden out the back, one that shows Nic's green fingers, quite unexpectedly in this city location.

The house is 5' walking disance from Stockwell tube and a little further from Clapham North tube (on a quieter route) that take you downtown in another 10' on the Northern or the Victoria line. A decent pub, the Landor, is down the road or you can head for the Brixton market and the shipping container village in 10' where you can Ghanaan food for instance. A Cost cutter super market is across the street, the old post office bakery, a cooperative that offers delicious organic bread and pastries , more, nearby.

Ben and Nic offered their help generously, from advice on local sights, restaurants and museums to interesting local history and politics, adaptors, print outs up to information on the best airport transfers.

We recommend the flat and it's hosts to you warmly if you are visiting London and are looking for a convenient, spacious and homely place the stay.

Schöne Wohnung

Gemütliche Keller Wohnung. Alles vorhanden was man benötigt. Ausstattung echt Top. Nur der Geruch war etwas unangenehm, Keller Wohnung halt , aber nach dem Lüften war es okay. Die Vermieter sind sehr nett und im Sommer kann man einen traumhaften Garten mit benutzen. Also definitiv weiter zu empfehlen. Die Anbindungen mit öffentlichen Verkehrsmitteln ist auch sehr super!

Owner's Response: Vielen Dank für die nette Review. Freut uns, dass es Euch bei uns gefallen hat. Sorry wegen dem Geruch. Wir haben jetzt endlich die feste Zusage von Thames Water erhalten, dass sie in den nächsten Wochen die Abwasserkanale rund um Stockwell Green - also unsere Nachbarschaft - reparieren bzw. erneuern, damit sollte der unangehme Geruch der angenehmen Luft unseres Gartens mit über 700 Pflanzen endlich ein k.o. gegeben werden. Übrigens, ist das Garten Apartment keine Kellerwohnung, sondern ein "Lower Basement Apartment" also eine Untere Erdgeschoss Wohnung, mit Eingang 3 Stufen unter dem Erdgeschoss - wie die meisten typischen Viktorianischen und Edwardschen Stadthäuser es in London haben. Euch hat´s ja gefallen, das ist der Hauptpunkt. Wir hoffen, dass wir Euch wieder einmal bei uns begrüssen können. Beste Grüsse Ben

We are located in Stockwell, an up-and-coming area of London and to reach the West End and City of London, takes just 10 minutes from our local tube (metro) station. We are opposite a small supermarket and have l great local pub as well as an organic bakery and sewing cafe in the area.
