This light-filled third floor penthouse offers the best views, beautiful accommodations and the ultimate in convenience for the vacationer, visiting professional or artist seeking a quiet retreat.
This 1000 square foot penthouse features two private entrances, an eat-in kitchen, living room and built-in office nook, a sleeping alcove with a king-sized bed and a private bedroom with a closet, built-in dresser drawers and additional storage, a full-sized bed and a full bath. There is ample storage throughout the apartment.
(Please note the penthouse is accessed by two flights of exterior stairs. This space is not suitable for people with mobility issues.)
Enjoy a glass of wine while watching the sun set behind the mountains from a private, 250 square-foot deck. Create lovely meals in a generously appointed gourmet kitchen or stroll to any of dozens of fine restaurants. Heirloom roses grace the grounds that make this property a legend among local rosarians.
Our central downtown location, coupled with nearby public transportation to Denver and the Eldora Ski Resort, make this the perfect no-car vacation. The Colorado University campus is an easy 15 minute walk away. Rent a mountain bike and all of Boulder is within your reach.
The space sleeps four, I may consider more people if it is a nuclear family traveling together. Please check in advance.
The space is located above my family's living quarters so be advised that the 10pm - 8am quiet time will be enforced. It's perfect for mellow getaways but not for late nights and parties. This space is not childproofed and unsuitable for small children.
Marijuana is legal in Colorado and we welcome tourists of all kinds. Please keep in mind that we have small children and don't want them exposed to drunken or altered behavior.
Flames, cigarettes, pipes, bongs and vaporizers are not allowed to be used on the property (inside or out) because of the fire hazard and odor. It will result in the loss of your entire damage deposit.
Please note that I have a 5-day minimum stay policy for reservations made more than a month in advance unless the current calendar only allows for shorter stays.
Cancellations made more than thirty (30) days prior to the arrival date will incur no penalty. Cancellations or changes that result in a shortened stay and that are made within 30 days of the arrival date, forfeit the full advance payment. Cancellation or early departure does not warrant any refund of rent. We recommend that you purchase Trip Cancellation Insurance in the event that your trip has to be canceled reasons such as illness, accident, death of a family member or traveling companion, jury duty, weather conditions which cause delay/cancellation of travel or fire or flood in your home, this coverage protects your investment and will reimburse the normally non-refundable payments you make for your vacation rental. This property is licensed with the City of Boulder Property Number RHL-0001896. Stays are assessed the appropriate taxes which are remitted to the city quarterly.

This property is more than a vacation property, it is part of our home. We live on the premises in the main house with the penthouse being a stand-alone property. This insures that while you have complete privacy, you also have the peace of mind knowing that help with anything, be it a problem with the space, the need for more towels, or advice on where to eat or to go for an adventure is just a few steps away.
You will leave your heart in Boulder if you stay at the Frye house. You will not find better accommodations, views, amenities and location anywhere else. From the moment you arrive you will feel at home and relaxed. Whether your goal is to relax, check out the nightlife and dining, do business, visit family or check out the local real-estate, you will find everything you need here.
The Fryehouse is a lovely spot to take in Boulder's sights. The deck is gorgeous and overlooks the Flatirons, the space is clean and modern, and the kitchen is well appointed. Vivian and Lonny are great hosts, they are available at the drop of the hat but respect your privacy and personal space. I love their dog Blue, he's a big sweetheart and the chickens are so much fun to watch. This spot is a gem, so close to Pearl Street that you don't need to rent a car, and in a historic neighborhood. I'm looking forward to coming back.
It was not easy for me to get to this point as I’ve never written a negative review, but after much consideration I felt other families need to know. Upon arriving late in the evening, we began putting our kitchen items away and noticed in their kitchen cabinet drawer that stored the coffee that it was in a huge mess (a mouse).The owner was immediately emailed of the situation. She promptly replied that she would address it tomorrow and reported that she just “didn’t check that drawer prior to our arrival”. The next morning, the owner came up very early unannounced not to clean the drawer, but to tell us that our kids were walking too loudly and to keep it down until 8 AM; we reminded her to check the drawer. She reported that she would clean it that day. We left for the day to come back disappointed to the same mess. My husband opened up the drawer to be startled by a mouse that jumped out of the drawer & then scurried under the dishwasher. We immediately went downstairs to the owners’ floor and told them the mouse needed to be addressed now. They lightly cleaned the area and set traps. We found half a mouse the next morning in the drawer with his guts & fur everywhere (likely from a cannibal mouse). More traps had to be set and unfortunately it was when I was alone in the unit in the bathroom; the male owner had knocked and just came on in and had a conversation with me while I was in the bathroom! After the first mouse was caught, we asked for the unit to be cleaned, specifically the mouse droppings. They immediately did that, but sadly we still found droppings in the kitchen. Gross. This next story is what pushed me to write the review. Prior to booking the unit, I e-mailed the owner if her unit would be sufficient for a family of four including a 5 & 2 year old; she immediately responded, ‘yes.’ She is correct. The unit has plenty of space and beds. The one thing she failed to mention is their big blue Great Dane doesn’t like children. This unit is located on the 3rd floor. You have to walk past the owners’ floor & front yard to get to the stairs that lead you up. It was soon into our stay, when we encountered a huge Great Dane outside and not behind the gate. He came towards my family and we were going to greet him, but the owner ran outside quickly and said, “NO. He’s not good with kids!! He’s good with my kids, but I can’t trust him around other kids!!!” We immediately detoured with my 5 year old asking what he thought the dog would do to him.
We had a great stay here while visiting our son at CU for parents weekend. The apartment is lovely and proximity to Pearl street Mall and Mt Sanitas hiking trails was great. Owners were available and responsive but we barely knew they lived below.
Two steep outdoor staircases were a little unnerving in the dark (especially after a football game at Folsom field that ended after midnight in the rain) but it wouldn't stop us from staying here again. We hope to return!

We absolutely loved our stay in the penthouse! It was so comfortable and clean, and the views were breathtaking from the deck. Being able to walk all around downtown Boulder from the apt. was such a huge bonus for us. We would definitely stay again if we find ourselves visiting Boulder in the future!
This is a beautiful, centrally located apartment offered by really great people.
My 5 year old daughter and I stayed here spring 2014 and loved it. We were in the smaller unit. It is a fabulous location very close to Pearl St. The home is very warm and inviting and the yard is great. The family showed us their chickens and were very helpful. We did easy breakfast things that we could have there. Next time I hope to stay upstairs with the kitchen. Highly recommend!
Two blocks from the Pearl Street Mall, walking distance to Boulder's finest restaurants, nightlife and shopping, nearby Boulder bikeways and Creek Path, birding, flyfishing, coffee shops, public transportation around Boulder and to Denver, Boulder International Film Festival, Conference on World Affairs, close to NIST, NOAA, NCAR, University, Richard Freeman's Yoga Workshop and the Boulder Iyengar Center are walking distance.
