The 337 River House is an exceptional Frio River experience! Set back from the road, on a deep 1.7 acre lot and surrounded by pecan trees, the main house sleeps up to 13, while steps away, the Bunk House sleeps an additional 14. There is a tall swing set, a volleyball pool and a covered pavilion overlooking the river which seats up to 40 at picnic tables. Enjoy the large smoker grill, fire pit, tetherball and horseshoes near a private river entrance with a swimming hole and no across the river neighbors!
The main house sleeps up to 13 in three bedrooms and a sleeper sofa in the living room. The first bedroom has two queen beds and an attached full bath. The second bedroom has one queen bed and one single bed fold out ottoman, the third bedroom has two queen beds and an attached full bath. There is an additional 1/2 bath off of the dining room. The kitchen is fully stocked with most items you might need, including a coffee maker, toaster, toaster oven, hand mixer and blender. Please be sure to use only plastic cups in the pavilion and down by the river and contain any and all trash in the metal garbage cans.
The bunkhouse sleeps 12 - 14 in 6 bunk beds and one sleeper sofa (2 small kids or one big kid/adult recommended on the sleeper sofa). There is a full bath with a small walk in shower as well as a kitchenette, with a sink, small refrigerator and microwave as well as an optional folding table that can be set up for games or dining or put away in the closet for space.
Please be advised, during the summer months, your party will need to bring their own towels. Quality sheets and bedding will be provided as well as a limited supply of trash bags, toilet paper and paper towels. You will find the kitchen well stocked with housewares. *Please only use plastic cups by the pool and river.* If you find you need an item, the Mercantile in Leakey is well stocked, one mile up the road. There is also a really good little bakery here in town, BBG's, that will bake cakes and pies to order.
Check in is at 3PM, and check out is at 11 AM, to allow our maid service time to prepare for the next guests. Please be sure to:
1. Collect all dishes and waste items from around the property
2. Collect all trash and deposit bagged trash in the dumpster at the front of the property and close the lid.
3. Wash all dishes and place in dish drainer
4. Take all your items from refrigerator, freezer and pantry cabinets.
5. Turn out lights, turn a/c up to 76.
6. Lock doors and return key to lockbox
The attached Guest Registration Form and Liability Waiver must be completed and signed by the responsible party - the person making the booking. Please send a photo of this document, along with the Rental Rules Form below and a picture of your driver's license to Sandra via e-mail or text ( or you can send it through What's App or Signal if you have these apps on your phone, to ensure your documents are fully secure. Further, have at least one adult from each family needs to read the following Rental Rules. I will send a copy via email that can be printed and signed and return at least 7 days prior to your stay.

337 River House
Guests are expected to leave the property as they found it. Additional costs for damage, excessive cleaning, or trash pickup will be charged to guests after departure.
Violation of these rules can result in termination of your stay, without refund of your reservation costs.
Both houses on the property are NON-SMOKING. If outside, please be mindful of your butts and ashes, keep them off the ground and dispose of all in metal trashcans.
No pets allowed.
No glass containers allowed near the river or in the river, or in the pool area. Do not take glass containers outside of the house area at the front of the property.
o No towels will be provided between Memorial Day and Labor Day. Please plan accordingly. We will make exceptions for entire parties traveling in by plane or bike. If this is the case please give at least a 5 day notice.
o The minimum age for the person making the booking is 25 years
o Guests under the age of 25 must be accompanied by an adult over the age of 25 at all times. No high school or college aged guests permitted without their parents.
o No fires permitted outside the designated fire ring and BBQ pit. Absolutely no fires on the riverbank or any other location on the property. Observe Burn Bans.
o No BB guns, pellet guns, bow and arrows, slingshots, firearms or weapons allowed.
o ATV’s, UTV’s, golf carts, go-karts or mini-bikes are not allowed
o Any illegal activity such as drug use and underage drinking is not permitted
o Please observe quiet time from 10PM to 7AM. Please keep music at a reasonable volume at all times. Our neighbors live here, please be respectful of them.
o Fireworks, water balloons, piñatas, silly string, confetti eggs, glitter, or any other type of celebratory litter are not allowed due both to the sensitive nature of this clean river and the amount of time it takes to clean up. Please do not leave ANY litter on the ground at any time.
o Take care not to trespass on the adjacent property or any other property on the river.
o Swim and use our property at your own risk. No lifeguard is on duty. Please take care and be aware and alert as to the use of this property by everyone in your group.
o The river entrance does have stairs with a hand rail leading down the steep embankment, but the bottom step is a large one. Also, the river bottom is VERY slippery. Please use caution.
o Guests are expected to leave the house and grounds in essentially the same condition as they found them. Please wash all dishes. Empty all trash cans and take bagged trash to the dumpster at the front of the property. Clean up any spills as they occur.
o Vehicles may park anywhere in front of the houses and on or beside the driveway. No parking in the field fronting 337, approximately the front ½ acre. We are trying to grow a meadow.
o Absolutely no vehicles allowed behind the house.
o Please DO NOT cut or carve on any trees or vegetation. You may gather kindling from the ground anywhere on our property, but do not cut or break branches from the trees or shrubs. There is firewood available multiple places in Leakey.
o Be sure to return keys to the lock box and lock it upon departure. Lost keys are $5 each.
o Most importantly, relax and enjoy. And be sure to book your next year’s vacation soon!
