Steep drive, muddy in rain, and remote. First view from front doesn't yield a good impression.
Had good communication up until the crucial time to find out when our guests we were
housing there were to arrive. We were preparing for our daughter's wedding the next day, and I was decorating, so my husband had to meet a guy over there only an hour before check-in to learn how to light heaters. This was not forewarned in any way. Our
guests were waiting in Boone to find out if they would have time to get in and get ready for the rehearsal, but the notice was too late, so they had to dress at a friend's house, then my husband had to let them follow him up there in the dark and fog late that evening, all because our 3 weeks previous request for early arrival wasn't honored or arranged.
It was smaller, older and a bit more run down than described. It was close to our venue.

3-stars, but it really is a combination of 1-stars in some respects and 5-stars in others. I normally avoid places with just 1 review, but the 1 review was decent (4-stars).
5-stars are for the seating and view from the large, screened deck; a spacious and comfy Master bedroom and bathroom; larger dining room table than what the picture shows; comfy seating around the new TV on the main floor (we didn't use the basement TV/seating area); well-stocked with cooking appliances/pots and baking pans in the kitchen; timely communications with the owner dispatching the maintenance and cleaning people to help with heating and beds/bedding issues; secluded, quiet location.
We have been long-time VRBO renters, and have never been as disappointed with a rental experience as this one. I do my research and ask questions for clarification before renting, but also make assumptions about things I've come to expect from a rental experience based on prior rentals -- simple things like a light left on so you can find the property and the lockbox in the dark, a book/manual with how things work, enough beds and clean bedding (i.e. critter-dropping free) for the number of guests you've reserved for (when that number is 3 less than the stated occupancy maximum, you don't expect an issue the night you arrive), at least 15 dinner plates (not 7) and cutlery place settings when you've asked and been told there's at least that many, kitchen counters and cabinets free of critter droppings -- those things are some of our 1-star experiences - especially for Thanksgiving!
I also questioned before booking why we were incurring an "Additional guest fee" when I was making a reservation for less than the stated occupancy/sleep number. I was advised that the cleaning people charged more for more people? Since the overall cost for the rental appeared to still be a good value, I decided to go ahead. When I approached the owner prior to writing this review about a refund of the extra charge since we had to provide and used our own air mattresses and bedding for the boys, and the other problems she was aware we had had (heating and cleanliness and the TV connection not working), I did not get a response. I have never asked any prior rental for a refund of any portion of what I had paid.
This rental has potential, but it will need to respect that when renters are paying as much as we did for 3 nights, we don't expect to have so many issues.
Met our needs, lots of room!
The owner was very helpful, washing machine broke down during our stay, had a new one delivered within 2 days.
