The Lake Buena Vista Resort Village, right next to Disney is a luxury condominium resort, located in the heart of all the fun things to do in Orlando and a stones throw from Disney.
We are located one mile from the entrance to Walt Disney World. Sea World is located only 4.5 miles away and Universal Studios is less than 8 miles away. The resort also provides free transportation to Disney as well as Sea World and Universal.
Featuring three bedrooms and two full bathrooms, and decorated in Tommy Bahama style draperies and furniture. An amazing price for the location for the size and quality level, with a high level of customer satisfaction and close proximity to Disney.

The facilities at the Disney-Resort/Spa were perfect. The pool, onsite grocery store and the restaurants were great. Loved our 3bdrm/2bath condo with balcony to view the fireworks Everything was clean and furnishings were nice. Definitely would stay there again!
Only disappoint was we were told we had a view of the fireworks but we did not. A building blocked the whole view.
This resort was perfect for the dynamic of our family vacation. There were 6 members which were my mother, step father (70s), my brother, 10 year old niece, myself and 17 year old son.
The pool was perfect for all of us. It is large and there are quite a few tables with umbrellas. 10 year old niece had a blast. The other children there were so friendly and they were going down the slide constantly.
The restaurant was great Frankie Farrells. We ate there for lunch the first day and dinner one night and all of us had a great meal. Again everyone was so friendly, gave tips of how to enjoy disney.
The game room at night was good. The kids thought there weren't enough current games but they had no problem finding something to play. They shot pool, competed against each other driving among other games.
My mom and step dad were able to go walking around the outlet shopping area, stop and have coffee and dessert while we were at the arcade. I have to say the food court in the outlet area was a pleasant surprise. We ate there the last day before heading to the airport and it was quite clean. I am a healthy eater and was able to get his fantastic spinach salad with walnuts and grilled chicken. The World of Coffee had the best iced coffee I have ever had and will definitely miss it.
Everyone at the resort was wonderful! We asked lots of questions, depended on taxis and never had a problem with someone helping us. We had a late flight on the way home and were able to lock up our luggage for the day. They were definitely amazing.
The only suggestion I would have is the master bedroom which my son and I shared due to size. The shower and bathroom portion were not closed off by a wall. The shower was a clear glass no frosting so that I could brush my teeth while he was in there, so it was a bit of a work around in the morning getting ready. We worked around it, but it would have been easier if we could have more access to that bathroom. We ended up having a few take showers at night which worked well.
Overall I would highly recommend this resort. If I am in the Orlando area I will definitely stay here without hesitation.
Overall a good experience. Great location for Disney, Universal, Sea World. Rooms were clean and comfortable. Kitchen was a bit sparse if you planned on a lot of cooking (we did not cook more than breakfast). Restaurant and grocery store were convenient. Outlet shopping in walking distance.
Gary's condo was very well kept. Upon arrival, there were several things I noticed - the kitchen, including appliances, were SPOTLESS. The bathrooms were spotless as well -- except for the "master tub", which had sneaker footprints inside of it. I assume the maid accidently did it on her way out. Overall, the cleanliness was well above average for a rental. The bedrooms were very comfortable, the family room as well. The balcony had a great view of Disneys firework show. The resort staff was very helpful, and their is an Expedia travel agent on premises to purchase tickets to local attractions. We participated in a 90 minute, no pressure timeshare preaentation, and revived a significant discount on Disney tickets (around a $300 discount!). The ride to Disney from condo was about 10 minutes. It was great to be able to cook our own meals, prepare snacks, etc. Also very nice to be able to come back to the condo for a "break" from the parks when needed. The only thing I did not care for was the pool area -- the pool itself had limited sun, altho the lounge chairs were in full sun. Also, altho well maintained and pretty, the pool was REALLY REALLY cold. It was 84 degrees out, and still-- icy! The hot tub was lovely and warm. Overall, I would rate this a 8/10 stay, deducting a full 10 star rating because we had small children who's main goal was to swim, and the water was just too chilly for that. Gary was easy to work with, and very responsive. We would definitely like to thank him for helping make our vacation so lovely.
We thoroughly enjoyed our stay in 3801. We were a group of 4 adults and 4 children. The three bedrooms were the perfect size for our family (the kids are brothers so they were perfectly fine sharing the two beds in the one room). The beds were incredibly comfortable...so much so that we now plan to buy a new mattress like the one in our room! The location was also fantastic. Just a few to minutes to the WDW complex and maybe 15 minutes or so to Universal Studios. Unfortunately, the kids only got one really good pool day in, but they loved the pirate ship, while the adults enjoyed the food and beverages from the bar in the pool area. Oh and you can definitely see the fireworks from the balcony at both Magic Kingdom and Epcot. Overall, I'd highly recommend this location for your Orlando vacation. It's a fantastic place for a great price!
