Charming villa- 6 Bedrooms- 5 Bathrooms - Sheltered Deck - Secure swimming pool

Our villa is situated on the coveted ‘rive Soleil’, the sunny side of the lake in historic Talloires. The village is known as the ‘pearl of Lake Annecy’ and is one of the most beautiful in France. The house offers spectacular views of the Lake, the bay of Talloires, the Roc de Chère, the magnificent Bauges and Semnoz mountain ranges as well as the patchwork of old village roofs. The landscaped tiered garden with its small secure swimming pool will give you endless hours of fun and relaxation in total privacy. The village centre with all its amenities is only 5 mn walk away and the lake and beach are only 2 mn walk from the village centre. The village is renowned for its many restaurants including several gastronomic establishments. So near is the house to all amenities that you leave your car behind and reach everywhere on foot.

The house is arranged over 3 floors.

TOP FLOOR: Bedrooms 1, 2 & 3 are double bedrooms all with en-suite bathrooms. Bedroom 4 is a twin room with its own shower/ WC. All bedrooms benefit from panoramic lake views.

GROUND FLOOR: Kitchen/dining area. Living room (with a large flat screen TV with DVD player/home cinema). Additional dining area. Laundry and storage room. Hallway and WC. All rooms lead on to the covered deck with stunning lakeside views.

DECK: large covered timber deck allowing al fresco dining whilst enjoying unrivalled views around you. Dining table. Electric blinds, barbecue and electric point. Direct access to the garden and swimming pool below. Child safe with security gates

GARDEN LEVEL: Bedroom 5 has a large double bed and en-suite bathroom. Bedroom 6 has 2 bunk beds. Also at the garden level is a large room that can be used as a separate playroom or sitting room for children or teenagers.

SWIMMING POOL: Relax in the pool and admire the beautiful mountain views in your own privacy. 4 m circular and 1.50m deep, it provides entertainment for all the family on the hot sunny days of summer. Although meeting French security standards, it needs parental supervision at all times and is not suitable for diving.

GARDEN private and terraced with lovely views over lake and mountains.

PARKING for two cars on the property. Ample on-street parking.

WI-FI broadband throughout the house.

About The Owner

We are an Irish-French family of 6. We are originally from the Rhone-Alpes area and divide our time between living in England and France. This house provides a wonderful base for our family.

The Owner purchased this villa in 2011

Why The Owner chose Annecy - Lake Annecy area

We chose to live in Talloires as this truly is the 'Perle du Lac'. The village is quaint and we love the bay of Talloires and its water-sport activities as well as all the mountain activities around us. It is a house that provides all year round fun, lake activities in the summer and skiing in the winter. We also love cycling and walking which makes this area the best possible place to come on holiday as it combines everything, from water to mountain - absolute beauty.

What makes this villa unique

We fell in love with our home because of the panoramic views. Every room and every aspect of the property provides us with stunning views, an ever changing panorama. We love the sheltered deck which allows us to admire the scenery and have our meals outdoor whatever the weather. And we love to dip in the pool after a day of activities or simply to stay in the garden admiring the view and chilling out. The house is totally private and cleverly built with every room facing the lake. And all this within minutes of the village centre, with no need whatsoever to use the car.

Grâce à la gentillesse et à l'accueil de Raphaele, nous avons passé un séjour inoubliable. La magnifique maison est idéalement située, avec une très belle vue et à quelques minutes du centre du village et de la baie. On a adoré séjourner chez Raphaele et on ne peut que vous le conseiller, vous ne le regretterez pas! La chambre était très spacieuse, avec une belle salle-de-bains et une vue imprenable sur le lac.

Raphaele nous a très bien conseillé sur Talloires (resto, que faire, ...) et sur toute la région afin que nous puissions profiter au maximum de cette magnifique région.

Raphaele, merci encore pour tout, et surtout, ne changez absolument rien pour les prochains, c'était juste parfait :-)

The highlights for us

There were 10 of us but so much space you would never have guessed, lots of toilets and en suites

So much to do that one week wasn't enough, BUT if you don't want to do much everything is available locally, a walk away - supermarket, a small market once a week, a cafe, several restaurants, gift shop, swimming and bathing all at the best beach ever (albeit without sand however sand available for play in the volleyball area)

BBQ every night

Able to watch the Olympics on the gorgeous TV

Just everything really

It really was one of the best holidays we have ever had and Raphaelle was also amazing all the way through - and Valerie of course. We will definitely be going back.

Pearl of the lake

A beautiful house in a gorgeous setting with stunning views over the lake.

My wife and I stayed here for two weeks for our honeymoon, or rather our 'holimoon' as we called it as we have two young children (4 and 5 years old) who we didn't have the heart to leave behind, especially as I'd visited Annecy a couple of times before so knew what they'd be missing.

This was my first visit to Talloires however and I wasn’t disappointed. The village has a small supermarket and a patisserie, which provided most of what we needed as well as many restaurants offering excellent food to suit most tastes. I had one of the best steaks I've ever had, topped with pan fried foie gras, delicious!

The local beach, just a 5-minute walk from the house, is by far the best beach on lake Annecy. Very child friendly with so much for the kids to do (including a shallow section of the lake fenced off for smaller children), leaving my wife and I plenty of time to relax in the sun. The water was quite warm and lovely to swim in especially on the hot days. Quite a different experience to the seaside beach holidays we have been used to over the years as the lake provided all the fun without the salt!

The house itself is clean with plenty of space and full of character. Each of the bedrooms is cool, comfortable and well furnished with a generous size en-suite. The pool was a definite win-win with the kids and, as they are both still learning to swim, was the perfect size for them to swim from one side to another without getting too tired.

The owner, Raphaele, was very helpful from day one, as was her agent Valerie in Talloires. Our deposit was returned to us in full shortly after we returned home, with no fuss.

I don't think I can say anything bad about this house or it's location. Our wedding the day before we arrived in Talloires was an amazing day and our 'holimoon' was the icing on the cake. The worst thing was that after two weeks we had to come home!

Wonderful property for a family holiday

Beautiful property in a stunning location. L'Ancien Verger is close to the excellent restaurants, amenities, and lakeside of Talloires but set back a little way up the hill to afford the exceptional views. Coffee and fresh croissants are two minutes away.

The house has plenty of space throughout and the fantastic terrace on the first floor with panoramic views over Talloires and Lake Annecy is a perfect place to be at any time of the day or evening. The facilities at the house are excellent.

Raphaele couldn't have been more helpful with recommendations for things to do and places to eat. The cote de boeuf at Refuge de Pre Verel was unbeatable. The house is a great base to explore the area.

The property has real character and has the feel of a true family home rather than a holiday let. It was perfect for our family get together of 10 people and we would have no hesitation in returning.

A spectacular property - ideal for families

A beautiful family home with stunning views across Lake Annecy and kites flying above (and occasionally feeding from the garden).

The villa was perfect for all our needs; the pool was a bonus and endless games of table tennis kept our teenage boys entertained.

Talloires is only a short stroll from the villa, ideal to get your croissants for breakfast and lovely waterfront bars.

The owner Raphaele was very helpful with all the arrangements for our holiday even organising us a mooring for our boat.

We would definitely come back – fantastic home, fantastic location – what more could you want.

Beautiful large family home with stunning views.

This is a truly wonderful place to holiday. A fabulous house with amazing views - situated in an excellent location. Take time to explore this stunning region - the Alps, Mont Blanc, Lac Bleu, France, Switzerland and Italy.

This is a family home and as such very warm and welcoming - we immediately felt it was ours - albeit it (sadly) only for two weeks.

The view of the lake from the veranda is breathtaking. Beautiful to take in bathed in bright morning sunshine, serene mists at dusk - or even to watch brooding black storm clouds roll through the valley (it's likely to happen once in a fortnight's stay).

Parapente's coast over and you can watch the ferry crossing the lake, the water-skiers, the sailing yachts and the amazing birds of prey which nest in the mountains - all from the shade of the canopied verandah.

Just a few minutes walk takes you to Talloires village where an artisan baker and small supermarket provide everything you need if you don't want to trek to the larger supermarkets.

The lakeside itself is just a ten minute stroll away - we moored our speedboat there for the fortnight - a quick walk to the pontoon and we were off on the water - for watersports, picnics and swimming and early evening visits to a sunny lakeside bar.

Annecy is exactly what you would expect from a town known as Little Venice - just a half-hour drive from the house.

Narrow medieval streets meander across canals and gardens all overlooked by quintessentially French bars and restaurants - cheese fondue, Tartiflette and a Chocolatier which is like no other we have ever experienced.

The alleys and streets are home to a street market with stall after stall of ripe fruit, olives, honey, cheeses, wines, charcuterie and breads.

The house is large and well equipped - although desperate for more fridge and freezer space if you are a large family. Enclosed with a locked gate, this is your own French holiday haven. We sunbathed in the garden and used the pool to cool off as temperatures hit 35 degrees.

The downstairs area is in effect a small flat of its own - perfect if two families are travelling together.

I don't think you could be disappointed with this house or this destination for a holiday - lakes, mountains, snow, sun, relaxation or high adrenaline activities. Lovely owners who want you to enjoy their own family home as much as they, their children and their grandchildren do. We certainly did!

This is France at it's best.

On the magnificent bay of Talloires there is an extensive choice of watersport activities available (wakeboarding, pedalo, boat hire or stand-up paddle, canoeing, sailing or scuba diving etc) .

Tennis courts, mini golf and cycle hire are only 5 mn walk away.

Lake Annecy is a cyclist’s paradise with dedicated paths around much of its circumference - the cycle path runs past our house. For golf enthusiasts, there are two local celebrated 18 holes golf courses nearby - the nearest one being only 5 mn drive away.

A Paragliding School is nearby.

The romantic town of Annecy with its old town and chateau, restaurants and shops is a short 20 mn drive.Geneva city and airport is 1 hr drive away
