Awarded 5 Star Quality Rating from Visit Scotland (National Tourist Board), this elegant 18th Century Category A-listed Georgian townhouse is the perfect venue as your holiday home from home.

Fully renovated in 2013, the house offers a relaxed luxury self catering vacation experience in surroundings where the original period features are complimented by a gentle palette of colours.

A complementary welcome hamper is provided for your arrival to ensure your holiday starts the moment you arrive.

With private and secure main door access, set over three floors, the house comprises two master suites, one double bedroom and one single bedroom. There are multiple ensuite and shared bathroom facilities.

The large dining kitchen is fully equipped with integrated appliances and a coffee machine. Sitting eight guests (with additional high chair for the younger members), plus a breakfast bar for informal dining, the room effortlessly combines a contemporary high specification kitchen with beautifully restored period features; ideal as the perfect setting for relaxed social dining and lasting holiday memories.

Two reception rooms offer generous living accommodation with gas fires and feature stoves, tv's, books, board games and a Wii games consoles to keep everyone entertained.

The two master bedrooms located on the top floor each contain super king size beds (one of which can be as a twin arrangement), flat screen tv's, dedicated dressing areas and ensuite bathrooms with showering facilities, limestone floors and underfloor heating.

The large and beautifully furnished double kingsize bedroom is located on the ground floor entrance level. The single bedroom is located on first floor and can be arranged specially for an adult or child guest on request. A beautiful shower room is located on the ground floor and dedicated study space is provided off the first floor landing.

The family sitting room can be arranged as a single bedroom to provide accommodation for an extra guest, although notification for this is required prior to booking and may incur an additional cost.

For those that like a little pampering or to get away from it all, the bedrooms are dressed with black out blinds or curtains, Egytian cotton linens and towels along with spare blankets or throws should you require them and luxury Scottish toiletries and hairdryers are provided.

Not to leave the little one's out, a cot and baby bouncer chair are also provided free of charge for any younger guests. A child stair gate is fixed to the wall and can be used if required.

Features include the latest in-room technology as standard throughout the house with wi-fi broadband internet, blue tooth i-pod docks, multiple digital tv's.

A dedicated laundry cupboard can is located within the shower room which includes washing machine, tumble dryer and clothes airer.

There is on street car parking (pay and display) located outside the property. The airport bus stop is only a few minutes away on foot, as are the nearest taxi ranks.

We have a varied experience in both residential and commercial sectors with projects ranging from small house extensions and large new build bespoke houses to healthcare facilities, offices, agricultural buildings and hotels.

Having both business and family links with Edinburgh, we embarked on a personal venture to have a property in the city that allowed us to be both client and architect.

The Georgian architecture of Edinburgh's New Town is beautiful and we just fell in love with it!

What makes this house unique

Forming part of a Category A listed terrace, the building had been converted into offices which were then lying vacant. Having been altered many times over the years, we set about lovingly restoring the building to its former glory as a single townhouse. The process has been both exciting and at times daunting; from uncovering the original period features and intrinsic charm of the property to managing the renovation building works on site, leaving us with a house of which we are immensely proud.

Great location, comfortable and well equipped home

We would happily go back tomorrow. Our family group of six adults fit the house perfectly. Bedrooms are comfortable, baths modern and immaculately clean, sitting rooms are large and allow you to get away a bit, and the kitchen/great room is a perfect gathering place for mornings or evenings. The New Town location is ideal regardless of your destination, it is a manageable walk to everything you may want to see in Old or New Town. If heading to Old Town, it is nice that your evening walk home is downhill. The house is also very well managed by the efficient and friendly Christine, who was very helpful both before and during our stay with local knowledge and detailed advice. This was our first experience with HomeAway or VRBO and it was a very good one.

Excellent first impression, beautiful property in the heart of the City.

We all really enjoyed our stay and the property was ideal. Only comment was a parking permit would help! However this would not prevent a further visit in the future.

Very spacious, well-appointed townhouse in a fantastic location

This 3-level townhouse in New Town was the perfect home for our group during our Edinburgh vacation. In contrast to everywhere else we stayed in the UK, the rooms were all quite spacious. The kitchen had a full size dishwasher and the house also had a full size (and separate) washer and dryer, which was most welcome. Everything worked beautifully. The furnishings were lovely, making this a very comfortable and home-like environment. Christine, who managed the property, was extremely helpful and welcoming.

The only hassle we experienced here had to do with parking and the very aggressive parking enforcement combined with less than clear markings on the street regarding which spaces are legal. That was manageable, though, and one certainly would not need a car here, since the Castle, the Royal Mile, and all of New Town is an easy walk. All together, a wonderful stay!

Gorgeous Townhouse, Perfectly Situated

This was the perfect place to stay for my recent visit to Edinburgh. We were 7 adults and we found it was the perfect amount of space. The larger of the bedrooms are on the 3rd floor, and it's quite a lot of steps / steep, so my parents opted to stay in the ground floor bedroom - it can be a hike with bags and such, just keep that in mind. These upper bedrooms do get quite hot in the summer months (at least while we were there), but the lower floors seemed to stay perfectly cool.

All bedrooms and common spaces are very well appointed and decorated - just beautiful, really. The kitchen was a joy to cook in - literally my dream kitchen. The stocked fridge and welcome hamper were wonderful and very thoughtful! The appliances can be tricky to use if you're not used to them, but there are ample instructions provided.

The location couldn't be better - you're not more than 15 mins from Old Town and the Royal Mile, not to mention all of the amazing bars, restaurants and shopping available in New Town. We found several great places literally on the same block. Grocery is only a 6 minute walk away. You're in between 2 tram stops, and only a 15 minute or so walk from the bus station. You're also situated right near 2 large gardens - Princes Street and the Royal Botanic. There's tons to see and do just nearby!

I would absolutely recommend this rental to anyone visiting Edinburgh - this house would especially be perfect for small groups of couples or perhaps a family with kids / teens, parents and grandparents.
