Its location just under a mile from the Royal Mile and Princes Street and right at the heart of academic and residence buildings of the University of Edinburgh ~has made it a home-from-home for visitors exploring the City and for academics & families visiting the University.

Lynne was born in the Highlands of Scotland and Franco further South …in Florence, Tuscany. Both Lynne and Franco have been involved in running hotels for many years, in most roles. Both are very happy to have gone back to the roots and take enormous pleasure in the personal and attentive hospitality and standards that can only be achieved within smaller owner managed properties

As you walk or drive down Holyrood Park Road you will see emerging the end of the building ~ just ahead of a red pillared Victorian Post Box you enter The Maltings estate, built around and preserving, the massive old Whisky Bond of J & G Stewart Limited which was owned by Andrew Usher (…reputed with introducing the first whisky blending!). At the centre of the building overlooking the Park you can still see the regally pedimented centrepiece inscribed AU (for Andrew Usher) 1902.

The apartments were built around the site in 1988 perfectly blending an impressive early 20th Century building with contemporary architecture ~ and now set in immaculate landscaped grounds.

Holyrood Park Apartment was mainly built within the original structure ~ it sits right at the top of the South end of the building. In order to enter the hall of the building you walk over a little bridge across the converted (…now a marvellous cycle path) old Innocent Railway line built in 1832 and connecting Dalkeith to Edinburgh.

There is free resident parking.

The Apartment offers two bedroom: one with a king size double bed the other set up either with twin beds or with a Superkingsize double bed ~ this latter bedroom has its own suite large shower room. There is also a second bathroom with bath tub and shower close to the first bedroom. The kitchen of course has all that you might require, during your stay. The large lounge ~ offers leather sofa for relaxation, excellent dining facilities and a study area. The French windows on one side of the lounge open up to the Terrace fitted out with al fresco furniture and from that vantage point you can absorb the beauty and splendour of Holryood Park!

The Apartment which is of course generously equipped with all that you need for an enjoyable stay, also has a small library of interesting books about Edinburgh and Scotland and a good DVD collection .There is also complimentary Wi-Fi connection. Ample televisions with free-view digital channels and all provide a DVD player. In the lounge you will find a Bose music wave system. All of this will ensure that you have the choice to relax or be entertained ~ or both.

For more invigorating activities you have three wonderful choices : we can organize mountain bikes (there is a charge for this) for you to slip into the Innocent Cycle Path right below the building and cycle away past through the Park heading for Duddingston ~ jog or brisk walking or gentle climbing through one of the many routes of Holyrood Park (..including reaching the summit of Arthur’s Seat!!) ~ or simply cross the road enter the Royal Commonwealth Pool where with a day membership you can use its Olympic size pool and the superb Gym.

Absolutely Fabulous

Everything about this apartment was perfect for our 4 day stay in Edinburgh. The apartment was meticulous, the photos accurate, the kitchen was stocked with food items to get us started in the morning, the location is within walking distance to some lovely pubs and restaurants (Salisbury Arms classic old school pub and restaurant and South Pour for a new twist on classic dishes)and the beds and linens were super comfortable. Walking into Edinburgh takes about 20 min at a leisurely pace passing lovely shops and restaurants or you can call a cab and they are there in 5 minutes. As you walk back from downtown Edinburgh, you can literally feel the noise of the city disappear as you get closer to the apartment, it truly was a haven. If you like a good hike Arthurs Seat is literally out the front door and you will be rewarded with the most spectacular views of the city and the sea.

I highly recommend the Eat Walk Edinburgh foodie tour for the best way to see the city, all while eating and drinking in some of Edinburgh's best food spots so that you can then go back and have dinner and lunch at these places

Settling into a Park View

This apartment was such a fun and will appointed find. The room and division of space for two couples was perfect. The decor is a great combination of colors, antiques and modern design. The beds, linens, kitchen items and staples available were fantastic. The distance for walking was ideal with lots of grocery stores and restaurants close. We walked quickly to the center of the historic district using both the Holyrood Park entrance and the walking toward the Castle. For English history buffs there is more than enough to enjoy. The view from the terrace for afternoon cocktails was totally relaxing. Not only did we have dinner delivered, we totally enjoyed the Salisbury Arms Restaurant.

Excellent accommodations!

Franco and Lynne provide a warm and hospitable 'home away from home' in Edinburgh. From making the reservation to checking out, the process was simple and complete. The space was welcoming - coffee, milk orange juice, eggs, bread and rolls were all stocked when we arrived and the kitchen included all the basics (spices, oils, etc.) needed to prepare a meal. The space was clean and tastefully decorated and basic toiletries were provided. The location of the flat is excellent! Right next door to Holyrood Park and close to bus stops - but also close enough to stroll through the park to various attractions. The view from the balcony is stunning! We have stayed in many vacation rentals over the past 15 years and this was most certainly one of our favorites!

Excellent property with an amazing view

Beautiful property ,well maintained with everything we needed for our stay . Wonderful location and the view across to Arthur's Seat and Holyrood Park was breathtaking. Even though the weather wasn't overly kind during our stay ,we found ourselves using the terrace daily . Would highly recommend the property and cannot wait to come back next year . Thank you Franco and Lynne for the extra touches such as eggs ,milk ,bread and of course , the wine .

Open airy comfortable with the best view of Holyrood Park that can be had

The apartment is better then it looks in the pictures that are on the Virbo website. Walking distance to the Royal mile and to both castles. It's so clean and comfortable I easily give it 5 Stars. Franco and Lynn the owners were very friendly and helpful. Those considering this apartment snatch it up. The view in the morning and evening is awesome.

Excellent accommodations and hosts

We were pleasantly surprised that there was some food and wine in the apartment after a long trip. - it was very much appreciated. The apartment was well-furnished with everything needed. The view from the balcony of Arthur's Seat was spectacular. I would recommend this place to friends and family. The location was ideal - just a good walk to the Royal Mile.

The Apartment sits right on the edge of the entrance to Holyrood Park offering magnificent views across the Park to Arthur’s Seat, Salisbury Crags and the skyline of the City of Edinburgh. The University of Edinburgh's Pollock Halls of Residence Complex is a just a couple of minutes away.

From the Apartment you will be in the Park in a few seconds and walking downhill or following the Salisbury Crags panoramic path on the edge of the volcano (..extinct!!) crater, you can be at the Palace of Holyroodhouse and the new Scottish Parliament in a few minutes and from there you can walk up the Royal Mile to the Castle, the ancient Edinburgh Closes, Princes Street and the New Town.

The Royal Commonwealth Olympic Size Pool and Leisure Centre is only a few minutes walk away.
