6 bedrooms, 4 bathrooms farmhouse with fantastic indoor heated pool

Hop Farm is a charming farmhouse with all modern amenities, dated 1715 with use of a full-size heated indoor pool, 6 bedrooms, four bathrooms and parking for 10 cars.

Hop Farm is brilliantly situated in the back-of-beyond real farming country of East Kent, yet it is less than 2 hours from London by car, 1 hour by hi-speed train, within 30 minutes of the Channel Tunnel and Ferry ports, and 45 minutes from Ashford for Eurostar (Paris or Brussels 2 hours).

Hop Farm has a beautiful all-weather heated swimming pool for your exclusive use, Wi-Fi, barbecue and table tennis.

There are also up to six old bikes on request ( including a bicycle made for two!). Please bring your own cycle helmets.

Next to Hop Farm is our beautiful, private grass tennis court which we can share with you. Just ask when booking should you wish to use it. You will need to bring your own racquets, tennis balls and tennis shoes. Being grass, the court is closed October to May.

Hop Farm is surrounded by fields and lovely Kent orchards which are ideal for country walks, including a half-hour one through lovely orchards and fields to our local pub, The Rising Sun.

Interesting places to visit nearby include historic Sandwich (with several golf courses including the world-famous Royal St George's Golf Club) and Canterbury with its world-renowned Cathedral, city walls and designer shopping and the nearby vineyards for Kent wine.

There are many children's attractions very near, including Wingham Wildlife Park, the famous Howletts Zoo, Roman Richborough Castle and Ramsgate, Margate and Deal beaches. Dover Castle, the second-biggest fully-intact castle after Windsor, is always a hit with children.

Hop Farm offers accommodation for normally 12 persons. Extra guests up to a maximum of 16 are charged at a nominal rate of £40 per person per night for which they are provided with sleepover beds. Babies in arms are free of course.

A little bit of paradise in East Kent

I had booked Hop Farm as a venue for a family gathering to celebrate my 70th birthday. The party consisted of myself and my wife, 4 children and their partners, and 3 grandchildren (aged 4, 4, and 1). We arrived at Hop Farm on Friday evening to be met by Jenny (the housekeeper) who gave us a brief but very informative introduction to the house. We had previously communicated by e-mail our requirements for the bed configuration but on learning that the two small children that were coming might wish to sleep with their parents rather than in a separate bedroom, Jenny quickly organised child mattresses on the floors of the appropriate rooms. It soon became apparent that we were very welcome, and that everything would be done to make our stay a good one. And this proved to be the case.

The remainder of our party arrived over the next few hours and soon made themselves at home. The pool was immediately acclaimed by all as excellent, and the two 4 year olds were particularly impressed.

The house was at all times warm and comforting - this on a particularly cold early May weekend with a strong North Easterly wind, which in this part of Kent is quite bitter. All the rooms are of a good size. The dining area was large enough to accommodate all members of the party for our evening meals, while the kitchen area could cater for all as they arrived in shifts for breakfast. With 4 bathrooms (2 of which are en-suite) morning and evening showers were not a problem.

The kitchen is spectacularly well stocked with china, glass, utensils, and cutlery, and with two large fridge/freezers, all the food we had brought with us (along with large amounts of wine and beer) could be easily stored.

On the Saturday we went to Wingham Wildlife Park, which was enjoyed by all generations of the party. Apart from this trip we did not venture out much because of the weather, but this did not detract at all from the occasion, as there was plenty to keep all occupied within the confines of the grounds of the property.

All in all, a thoroughly wonderful time was had by all, and we are already considering plans for a return visit next year to celebrate my wife's 70th birthday.

Spacious farmhouse with an indoor pool, perfect for a large family gathering

Thoroughly enjoyable break. Large well-equipped kitchen with plenty of seating indoors and outdoors for our party - 7 adults and 2 children. The pool was perfect and well used. Plenty of parking. A nice character building.

Our family group of ten (age range 6 - 70+) enjoyed an idyllic weekend in this wonderful property. Polly and Vaughan have created a stylish, comfortable, spacious and interesting home, set in a tranquil location. We appreciated their hospitality and also offer particular thanks to Jenny - a special lady whose warm welcome and cheerful helpfulness added greatly to the success of our stay. We hope to return!

Eggcellent Easter break 🐇🐣

We celebrated Easter 2017 at Hop Farm, a family of 9 adults, 2 children and a dog. The main attraction for us was the heated indoor pool, just fabulous for all of us to enjoy. Sadly we all found the house to be slightly run down and tired, the kitchen in particular with broken cupboards and drawers. The dining area happily seated all 11 of us but many of the chairs round the dining table were wonky. The bedrooms were ok but there was a very large stain on the carpet in the hall bedroom, a child's scribble on the wall and a broken wardrobe in the corridor bedroom and a faulty bedside light in the pool bedroom. The living room was comfortable but again the white sofa was covered in stains and again needed a deep clean or replacement. We were looking forward to lighting the fire on the first night but when we went to light it, it was full to the brim with ash from the previous occupants, disappointing that this was not checked and prepared before we arrived.

On the plus side the outside space was perfect, great for games and our annual Easter egg hunt!, and the use of the bicycles was superb for our 6 mile bike ride.

All in all we did have a lovely stay at Hop Farm but in our opinion the house is in need of a bit of TLC.

Lovely location, lovely property but slightly "tired".

Fantastic opportunity to have everyone together for a family celebration. 6 bedrooms (2 en suite) plus 2 further toilet/shower rooms. Well equipped kitchen with separate area for dining. Nice lounge area with log burner. Super indoor pool area with good sized pool, deck chairs, 2 x table tennis etc. One or two things were a tad "tired" such as cupboards, drawers etc but nothing to detract from an overall great weekend. Would recommend it, especially if children are going.

A beautiful property in the stunning Kent countryside - our family were very comfortable.

This is a beautiful property in a remote part of Kent but within reach of many local attractions. Spring had sprung and we were surrounded by blossoming trees, spring bulbs and proud ewes with their newly born lambs. It would be great to come back again as I'm sure the house really comes into its own in the summer months.

Hop Farm sits in a remote country lane within half a mile of the hamlet of Westmarsh, 3 miles from the lovely village of Ash with church, pub, school, two mini-supermarkets and a chemist and six miles from the sea. The Marlowe Theatre in Canterbury has a national reputation. The Whitstable Royal Oyster Restaurant is ideal for informal, yet special occasions. The medieval cinque port of Sandwich is a gem. If you are interested in contemporary art, Margate's new Turner Contemporary is well worth a look.

There are many attractions very suitable for children and nearby.
