RECEPTIVE STRUCTURE. A farmhouse immersed in vineyards at the foot of Montepulciano: this is the stunning setting that enfolds Le Terre di Nunzio, a completely renovated stone house with a rustic air, ready to welcome its guests who, despite being just a minutes from the famous borgo, known as "the pearl of the Val di Chiana", close to the Val d'Orcia, can enjoy the discreet and tranquil atmosphere, guaranteed by the peace of the most typical Sienese countryside. Equipped with all mod cons, the house has large, luminous and welcoming rooms where tradition reigns and the materials are the result of the best local traditional workmanship: terracotta, wood for the ceiling beams and the floors of the sleeping area, fine travertine marble for the bathrooms and fireplace. The furnishings combine perfectly with the pastel tones of the walls and upholstery and define a harmonious noteworthy whole, declined in the colours of nature seen from the windows; an intimate atmosphere is breathed in the bedrooms, with wrought iron beds, floral decorations and canopies. Outside, the huge terrace and the pool offer a unique viewpoint over the neat rows of vines embracing the property that will produce the delicious nectar of the gods, the famous Nobile di Montepulciano, made from a very high quality Sangiovese grape which can be savoured here in its purest essence. Perched on the hill, the borgo can be seen in all its glory: admiring it at sunset whilst sitting at the pool with a glass of red wine will be a truly magical experience. The location of this house makes it the ideal destination for those who like to travel, by bike or car, the scenic roads that wind through the vast territory around Siena, discovering simple, essential pleasures - the taste of genuine cuisine, fine wine with its unmistakable aroma, nature brilliant and harmonious in a multitude of colours and scents, the exquisite little towns steeped in art and tradition, like Montalcino, San Quirico, Cetona, Cortona, all in the immediate vicinity. Finally, to round off with a sense of well-being, a rejuvenating visit to the nearby prestigious spas of Montepulciano, Bagno Vignoni, Chianciano and San Casciano dei Bagni cannot be missed.
The house consists of two units each with independent access: one on the ground floor and one on the top floor. The main entrance, on the ground floor, opens onto the large living area with French windows that lead directly out to the two porticoes and which illuminate the open-plan sitting room, dining area and beautiful built-in kitchen. From here a short corridor leads to the sleeping area, consisting of two double bedrooms, each with en-suite bathroom with shower, and a twin bedroom (with joinable beds) served by a bathroom with shower. One of the double bedrooms and the twin bedroom have French windows facing the portico with the seating area. An external travertine staircase leads up the top floor that consists of a large living room with sitting and dining space, a kitchenette and a large panoramic terrace with outdoor dining area, barbecue and wood oven. The floor is completed by the sleeping area: two double bedrooms, each with en-suite bathroom (one with shower and one with hydro-massage shower and hydro-massage tub) and a twin bedroom (with joinable beds), served by a bathroom with hydro-massage shower and chromo-therapy. The laundry, finally, is located in the bathroom with shower at the pool service close by the main entrance on the ground floor.
From the entrance gate to the beautiful park, surrounded by 6 hectares of vineyard, areas paved in stone alternate harmoniously with areas of well-maintained lawn, bordered by rose bushes, lavender, herbs and climbing jasmine. Cypresses and oleanders, olive, apple and fig trees enliven the garden while the organized areas are decorated with colourful flowerbeds. In a far corner of the park, next to the pool area, is a large orchard with various fruit trees. Three spacious porticoes make your time spent outdoors pleasant and comfortable: the first, with direct access from the living room/kitchen, extends along a wide, panoramic terrace, perfect for enjoying delicious meals; the second, set up with sofas and armchairs, is perfect for relaxing with a good book or chatting with friends; the last one, just 15m from the house, is a play area equipped with table tennis and table football. Next to the pool is a children’s play area with slide and swing. The property has an alarm system and a parking area.
In the most beautiful corner of the garden with a magical view over the borgo of Montepulciano, surrounded by the foliage of olive trees and rows of vines, lies the large and sunny pool, bounded on the outer edge by a laurel hedge. Open from the last Saturday in April to the first Saturday in October, it is just a few metres from the house and can be reached by descending a few steps. The rectangular pool, lined in PVC, measures 6 x 12 m with a depth varying from 1.10 m to 1.50 m. It has two ladders for access to the water and there are 4 hydromassage vents on one side; it is provided with internal lights and has chlorine purification. The pool is bordered by a paved surface in travertine that extends to a large lawn area provided with sunbeds and umbrellas. Completing the area is an outdoor solar shower and a bathroom (near the house) with hot-water shower.
