Free on site PARKING, just a few minutes walk to Royal Mile and Holyrood Palace.

This CENTRAL exceptionally clean GROUND FLOOR modern apartment (non smoking) with one bedroom, living room, separate kitchen and bathroom has every conceivable comfort and convenience for your stay. You will find a free welcome pack on your arrival to get you started. We have a selection of maps, guides, books and DVDs for your use and Wi-Fi (with a strong reliable signal) is also available free of charge together with IPOD docking and CD player. Of course all heating, bed linen, towels and cleaning etc are also included in the price quoted. (No further charges)

We provide everything you will need so there's no need to go shopping for the basics like, soap, kitchen roll, etc.

We have decided to let out our apartment to a maximum of 2 guests to ensure the best possible experience. We have therefore been able to provide a comfortable quality sofa in the living room as a sofa bed is not required. We have furnished the apartment carefully, choosing stylish quality furnishings for an enjoyable stay for our guests. The apartment is heated throughout and is lovely and warm.

Access

As the apartment is on the ground floor there are no accessibility problems for the infirm. We also provide a 'meet and greet' service at no extra charge to ensure you have gained access to the apartment and to answer any questions you may have.

Babies under two years old

If you have your own travel cot and cot bedding you are welcome to bring your baby to stay.

Parking

Free private car parking, which is a rarity in central Edinburgh is provided for those arriving by car. There are private resident's parking bays at the apartment for which you will be given a parking permit for use during your stay. However, a car is not

necessary as all the main tourist attractions are within walking distance and Edinburgh has a fantastic regular bus service if you want to go further. Just outside the apartment there are cycle racks for any guests arriving with or hiring bicycles. We reward stays of a week or more with our offer of 7 nights for the price of 6 nights, 8 nights for price of 7 etc.

Arrival

If you are flying to Edinburgh airport, the number 35 bus from the airport stops just around the corner from the apartment or you can take a taxi for £20 to £25. If coming by train, the Edinburgh Waverley train station is just 1 mile away. For those driving, you can park your car for free in the on site parking at the apartment.

Check in/check out times

The general check in time is 3pm but we are quite flexible so just ask if you want to arrive earlier.

Check out time is normally 11am but again if you need to stay a bit longer we can normally accommodate this. Please just ask us and we will try to help.

EDINBURGH'S 'HOP ON HOP OFF' CITY BUS TOUR

Edinburgh's official City Sightseeing Tour Bus has 11 stops and takes in Edinburgh's fantastic tourist attractions. Bus stop number 10 at Abbeyhill beside the Palace is just a few minutes walk from the apartment. You can start and finish your journey at any of the 11 stops and use your ticket for 24 hours. The buses are regular and you can hop on and off as often as you wish. Here are the bus stops:

Why Lynn chose Edinburgh and Lothians

I have lived in Edinburgh all my life so know the city well. I have chosen the Holyrood area to purchase an apartment to let out as I know it's a great location to see the best of what Edinburgh has to offer a tourist. My family and I have been on many holidays ourselves so know what we appreciate and need in our holiday accommodation. We have therefore provided everything we would like ourselves when away from home. I hope you will consider booking with us and look forward to meeting you.

What makes this apartment unique

This apartment is new, modern, bright and fresh. It is in a quiet location away from the main road but just a short walk to the Royal Mile.

Location is everything

The Location of the apartment is ideal for anybody who wishes to explore the City. Only 10 minutes walk to Holyroodhouse Palace and the Royal Mile, a taxi takes you up to the castle for just 5 GBP in roughly 15 minutes and the green Edinburgh Tourbus stops five minutes away. The apartment is also ideal if you arrive by car , due to the free on site parking. The ground floor makes it easily accessable.

The welcome pack is a nice little extra.

Weekend break in Edinburgh

Five minute walk from Holyrood Palace, easy access to Arthur's Seat, this apartment was great. Far enough away to be quiet in the evening but near enough for a short walk into the Old Town of Edinburgh. Apartment was spotless and very comfortable after a heard day's walking round the sights of Edinburgh. Buses ,if required, just up the road. Minicab fare to Waverly Station £4.60. Ideal for a stay in "Auld Reekie".

We loved our stay!

Wir haben hier eine traumhafte und magische Woche verbracht inklusive Hogmanay. Die Wohnung von Lynn und Paul ist genial gelegen. Nur um die Ecke befindet sich Holyrood Palace und die Royal Mile beginnt dort. Man kann bequem alles zu Fuß erkunden und sogar den Berg Arthurs Seat erklimmen. Das Appartment war zweckmäßg eingerichtet. Es hat an nichts gefehlt. An alles ist gedacht. Das Bett ist mega bequem und gemütlich. Lynn und Paul waren jederzeit ansprechbar und sehr hilfsbereit. Wir werden diese Woche nie vergessen!

Clean, beautiful and well positioned flat

The flat was clean, cosy and funished with everything you can need. Altough it is settled on the ground floor, it is warm (and the owner also gave us an extra heater if it wasn't enough). Very near the city centre so we were able to reach the royal mile on foot. Just round the Holyrood house and a very nice park. The owners are very kind and nice.

Ideal location

This apartment was spotlessly clean, well equipped, extremely warm and ideally placed for Edinburgh city centre. Especially good if you're driving from England as it's not far from the motorway (you don't have to drive through Edinburgh) and there's free parking right outside the apartment. Lynn, the owner, met us at the agreed time and contacted once during our stay to make sure everything was OK. We would definitely stay here again.

Wonderful location with wonderful owners!

The Palace Apartment by Lynn and Paul was perfect for our week long visit to Edinburgh. They gave us transportation schedule help, places to go and provided immediate necessities in the way of coffee, milk, cereal, etc in the apartment when we arrived. Lynn checked up on us via email to see if all was well and we were enjoying ourselves - WE WERE! The apartment was immaculate, VERY QUIET and well furnished with everything we needed. We strongly recommend the Palace Apartment for a great visit in Edinburgh!!!

Fancy having royalty as neighbours? This fantastically located central apartment is almost next door to The Palace of Holyroodhouse, the Queen's residence whilst in Scotland. Across the road from the Palace is the Scottish Parliament Building and Dynamic Earth. From there, a short stroll up the Canongate leads to the High Street where at the top you will find the famous Edinburgh castle (the route from the Palace to the Castle is known as the Royal Mile). The accommodation is also within walking distance of most of the fringe and festival venues and the shopping area of Princes Street.

Situated at the edge of Holyrood Park, the apartment is well located for access for walks, runs, cycling and climbing to the top of 'Arthur's Seat' the extinct volcano. The view from the top is well worth the climb and we provide binoculars for your use. This walk has been voted the 9th best city hike in the world by 'Lonely Planet'.

Although free private car parking is provided at the apartment, all the main tourist attractions are within walking distance. The apartment is also near Edinburgh's Royal Commonwealth Pool with it's newly refurbished 50 metre pool, diving pool, gym and studios. This venue will host the diving events for Glasgow's 2014 Commonwealth Games.

There is a retail park less than 10 minutes walk from the apartment with a large Sainsburys, TK Max, M & S outlet etc. Meadowbank sports centre is a few minutes further on with it's 400 metre running track, badminton courts, gym, climbing wall etc. The Edinburgh Playhouse is a 15 minute walk from the apartment.
