Kailani Villa is a spacious single-story home designed with style and comfort in mind. With 3 bedrooms and 3 full baths, there's room for up to six guests. The main living space is an open-design living room, kitchen and dining area, each showcasing the breathtaking ocean view. The floors are beautiful, deep hardwoods and the vaulted ceilings feature open beams and woven lahala insets. The living room has ample seating, large a TV with satellite service, and a DVD player with a library of movies.
The home cooks in your group will delight in the large, open chef's kitchen. There are fine custom countertops and high-end stainless steel appliances, including dishwasher and a 6 burner gas range. All the small appliances you'll need are provided, as are cabinets full of prep, cooking, and serving ware. Once dinner is ready, you can choose your dining space: inside or out? The formal dining area comfortably seats six and, like every room along this side of the house, has a panoramic ocean view. Outside on the lanai is another dining table with six tropical grass-weave chairs to enjoy your morning coffee or meal.
Back inside are three luxurious bedrooms. Just off the living room is the master suite with a king bed and full ensuite bathroom. At the far end of the house is the second suite, this one with a queen bed, ocean view and French doors that open to the lanai. The third bedroom has a full/double bed. There is plenty of closet space to store your sandals, shorts and t-shirts.
If you have to work, there's a large office area with not just one, but two desks. High speed internet with wifi is provided. There's a landline telephone for incoming and local outgoing phone calls. A fully equipped laundry room with washer and dryer is available as well.
A spacious terra cotta tiled lanai runs the complete length of the house and offers plenty of lounge chairs to greet the morning sunrise, relax with a book, gaze out over the ocean in search of whales (November – March), keep a watchful eye over your children as they enjoy the in-ground swimming pool or enjoy your morning coffee or evening glass of wine. And the rustic dining table is always there for meal time, snack time or board game time while you take a break from the sun.
The most unexpected feature at Kailani Villa are the resident sheep! The fenced pasture area at the south end of the property is home to the small herd. They are quite playful, especially the baby lambs who might venture over to the fence and greet you! They are contained for your safety and theirs and a caretaker does stop in occasionally to feed and check on them.
Your holiday wouldn't be complete without enjoying the abundant tropical flowers and trees, ocean breezes and warm sunshine. The six-and-one-half acres is your private botanical garden with fragrant flowers like Plumeria and Tahitian Gardenia, colorful flowers such as Hibiscus and Bougainvillea, various Palm trees and fruit trees too!
Kailani Villa is located near the small village of Ninole on the east side of the Big Island of Hawai'i, about 20 miles north of Hilo along the glorious Hamakua Coast. Situated in convenient driving proximity to both Hilo and Waimea, it is a great jumping-off point for all of your Big Island adventures including downtown Hilo, Hawaii Volcanoes National Park, Hawaii Tropical Botanical Garden, and Parker Ranch, to name a few. The white sand beaches of the Kohala Coast and the lush jungles of lower Puna are an hour's drive.

Pool / Spa
If you are looking for a hidden gem, this is it! Very, very private while still being easily accessible to the main road. Don’t be deterred by negative reviews. This property has recently come back on rhe vacation rental market and with a new management team. Upgrades are ongoing. The day we arrived, new furniture was delivered for the lani and pool area. The pool was incredible and certains areas were very private for those who wish to return home without tanlines. The house itself ... amazing. At times there were 5 of us in the kitchen and it never felt crowded. Everything you might have needed was supplied (although we missed a toaster). All the bedrooms were great, comfortable beds and spacious.
Loved the very large lanai looking out over the ocean. One morning we were treated to the whales putting on a show for us. There is a resident flock of sheep who really appreciate produce scraps. And, a rooster who kept us well amused. I would (and hope to) stay here again.

We had to book this place when another property we had reserved was cancelled due to the volcano eruptions. We were very happy with our new place. So, lets start with the positives.
Beautiful grounds and views. The décor was lovely and nice lay out to interact with your guests. The Lanai is big with beautiful views and it was fun to watch the goats and feed them scraps. No rooster everyone talked about though. The pool is nice and the water temperature is pleasant. Little cool, but was overcast and raining the whole time we were there as a front moved through. There are a lot of adventures close by. The beautiful Botanical Gardens, Waterfalls and beaches. Hilo is really not that far away. There is also nice restaurants nearby with a local feel. Now for the not so positives. The property could use some TLC. It has a lot of potential. Although the house is nice there is a really strong smell of moisture damage. This airs out quickly with the windows and doors open. The lanai is lovely but a little dirty, cluttered with old pots and miscellaneous objects and the outside table could use some TLC. The pool also lovely, we didn't really get to enjoy it due the rain and cooler temperature but needs some TLC. There are plants growing through the bottom of the pool. Two of the rooms are a nice size and one really small. Beds are pretty hard. Despite all this the house was clean and nicely appointed. It was a really good value. Overall, we enjoyed our stay and would return again. Hopefully, during sunny week. Thanks for the early check in. The service was great.
Airy beautiful house,very nice and open
Loved this house,needs some TLC. Thought the pool was going to be just wonderful couldn’t wait,one of the reasons I rented the house. Ended up not even getting in it needs that much help,wasn’t even running, but it being Hawaii there’s so many other places to swim. Other than that the House was well supplied clean.” Could use a little deeper cleaning”easily overlooked little things.Enjoyed drinking coffee every morning as the rooster came to say hi.It was a relaxing stay. Thanks.
Remote, roughing it, raw beauty
We stayed at Kailani Villa for our honeymoon. While the grounds were absolutely beautiful, there were some things that needed attention and improvement.
There is no cell service on the grounds. The internet was VERY spotty. Which made me slightly nervous. We were somewhere where we don't know anyone, that is remote, with no way to call for help in an emergency. Our first few days we were without internet completely because a bill wasn't paid. My husband spent some time on the phone calling.
There was a lot of water damage to the roof and walls. Everything was beautifully decorated, but run down. When we had arrived, it looked like the place could use a good clean as well. (Which I refused to deep clean a house that didn't belong to me on my honeymoon.) We went in the pool maybe once. There were leaves clogging the bottom, and plants growing out of the sides into the pool. The tiles on the steps were coming off.
All of these things could have been corrected with a nice spruce! I was disappointed, because I was anticipating for the amount we were paying some beautiful luxurious place. I felt like I was staying on my Grandma's farm. Which I will say, we absolutely ADORED the rooster. He was adorable and hilarious. The place has raw, natural charm. The grounds are wonderfully stunning. It encapsulates the wild wonder that is Hawaii. Just needs a little work to make it more livable and presentable.
We wanted to be sure to be honest. (How else will things get fixed for the next person?) We are grateful for our time at Kailani Villa, no matter the rough parts. It was still a lovely honeymoon filled with Aloha. Thank you!
Disappointing stay in a beautiful location
Simply put: the Kailani Villa has a lot of potential, but it's not ready for renters. It's a great location (convenient to Hilo and Waimea) and the property has some beautiful design inspiration. However, there were many issues with the property including broken appliances, missing basic information and several leaky roof spots. The management company was relatively responsive and promised to fix the issues, but made no other effort to improve my stay. It's a shame, there are a lot of charming elements to this home but I can't in good faith recommend it in its current state.

We have several homes in our stable that rented for 3-4 times as much money when they were brand new, and are being offered at deeply discounted rates now that they are a bit work around the edges. This climate is rough on custom homes, especially those that are right on the ocean. With a base rate of just $175 per night for 6 oceanfront acres, a spacious and beautifully designed home and a pool, most guests find Kailani Villa to be a great bargain. We sincerely apologize that it did not meet your expectations.
The Team at Hawaii Holiday Vacation Rentals
We had a blast exploring the property. We were able to have fresh fruit from the property each morning. Made our own coconut milk drinks. The pool is perfect for the family. The Lanai overlooking the ocean and pool was a perfect place to have morning coffee. Maintaimance came on Sunday to mow the grass down a bit, he was great about helping is find a good snorkeling spot for the kids.
Hint:. Buy you groceries first, once you get to the rental, you won't want to leave! Hope this helpd
Additional pricing information
Rates are based on a party of 2; additional guests are are $10 each per night plus tax. There is a cleaning fee of $150. Extended stays require a monthly cleaning fee. All reservations require a non-refundable $35 damage protection plan and Hawaii taxes of 14.416% We accept major credit cards for payment. We require a 25% deposit to confirm, with the balance due 90 days before arrival. Reservations arriving within 90 days are due in full at the time of booking.
