RICEPTIVE STRUCTURE. Part of a well-established biological farm estate outside Arezzo, in the prestigious area of Chianti, Villa Clerici Bernetti is a 19th century building which once belonged to noble families and which now enjoys renewed splendour. The villa, with a wonderful view over the expanses of olive trees in the property and surrounded by three hectares of woodland, has airy and spacious rooms (perfect for large groups who do not want to renounce their privacy) with detailed finishing touches: classic, comfortable bedrooms, each with its own bathroom; elegant, luminous living rooms, enriched by precious chandeliers and large windows; a rustic dining room with typically Tuscan-inspired details and décor, connected to the well equipped kitchen. The beautiful background, true gem of this property, is the luxuriant park, which appears boundless from wherever you look at it, with its historical arboreal patrimony, consisting of old oaks and fir trees, which integrates perfectly with the set-up areas : the particular gazebo with its exotic air, the large swimming pool and the tennis court. A unique place, full of charm, from where you can set off to explore the beauties of Tuscany: the typical borghi, with their perimeter walls and picturesque views, and the beautiful art cities like Arezzo, Siena and Florence. This extensive farm estate produces, besides its high-quality extra virgin olive oil, a delicious wine, fruit of native and non-native vines, with the aromas of Sangiovese, Merlot and Cabernet, which can be tasted directly in the farm’s wine cellars.

The villa has 4 floors, connected internally by an elegant staircase; with direct access to the outside from the ground floor through French windows on one side of the house, just a few steps from the gazebo with dining area. The main entrance on the first floor leads into a large hall that opens onto the imposing living room, with direct access to the outside through a French window, and into the reading room. Next to the entrance is another, elegant living room which could be used as a meeting room. Serving this floor is a bathroom and a bathroom with shower. A staircase on one side leads down to the ground floor with fully-equipped kitchen with barbecue/fireplace and wood stove connected to a characteristic, rustic dining room, a pantry with large fridge and freezer, a laundry room and two bathrooms, one with shower and one with tub. The floor is completed by a chapel with altar but not consecrated (USED ONLY ON REQUEST WITH AN EXTRA COST). On the second floor, arranged in a circle around the lounge/hallway, are five bedrooms: three twin (one with joinable beds) and two double (one with divisible bed) with five bathrooms with shower (four of which are ensuite). In one of the twin bedrooms and in one of the double bedrooms a single bed has been added. The top floor consists of the second sleeping area: three twin bedrooms (with joinable beds), three double bedrooms (one with divisible bed) and six bathrooms with shower (five of which are ensuite).


The park around the villa stands out for its great extension which is covered by dense wooded vegetation. Immediately after the entrance gate, a gravel driveway leads to the centre of the garden, where oaks, firs and Californian cypresses dot the lawn areas treated to lawn, bordered by wide paths lined with rosemary bushes and low hedges. Along the perimeter of the house and the set-up areas are flower beds with geraniums, roses and lemon trees. A few metres from the kitchen entrance on the ground floor is a characteristic oak-wood gazebo with a roof covering of natural broom, built with an old rural technique with wood from the thickets surrounding the villa. In the gazebo is an attractive table with chairs: the perfect place for passing the time and for alfresco dining, also during the evening hours. About 100 m behind the villa is the parking area, next to the tennis court.

Swimming Pool

The pool area, about 70m from the villa, on one side of the park in a discreet location, is bounded by a spacious brick structure with terracotta floors, closed on one side and so perfect for dining or relaxing, during the evening hours as well as it is provided with lighting, and open on the side facing the pool, with sunbeds, gazebo and umbrellas. The large rectangular pool measures 20 x 12 m with a depth ranging from 0.90 m to 1.40 m. It is lined in PVC with travertine marble border and a ladder for access to the water. There is an outdoor cold-water shower. The pool is open from the last Saturday in April until the first Saturday of October.

The private tennis court is fenced and is paved on mateco and is located about 100m from the villa, at the end of the driveway that leads also to the internal parking area.

Villa Clerici Bernetti is located in the heart of the Chianti area. The villa belongs to the wine cellar company “Tenuta Vitereta”, which has 35 hectres of vineyards and produces and sells Chianti DOCG. Laterina is only 15 km from the city of Arezzo and it is situated on a hillside plateau delimitated by the Arno river and two smaller rivers. Thanks to its vicinity to the city of Arezzo it is well connected to the motorway A1 (exit Arezzo for guests arriving from Rome and exit Valdarno for those arriving from Florence) and the railway line which connects Rome with Florence. The location is an ideal starting point for those who wish to visit Tuscany as well as the most famous wine areas in the world such as Chianti, from which it is only half an hour drive. It is also possible to buy the biological products (wine and oil) of the owner's agricultural company.
