Peaceful family refuge with stunning sea view, lush garden, large spaces

The main house body is on the top level of the garden. It has 2 entrances from 2 sides of the garden. Ground floor has 3 large and bright living areas with windows on the garden and the sea and 1 bathroom, service kitchen. Every ambient is decored with fine antiques furniture, paints and art crafts. There are 2 sofa areas, the fireplace (very charmy in winter) and dining area that include also a piano.

On the second floor there are 3 bedrooms (2 double beds Italian size, 1 double bed French size for the double) and 1 bathroom. Every room has its door-window and private balcony from which you can shoot postcard’s photos… and particular fine furniture and paints.

In the garden, floored in the walking areas you can find also 2 additional buildings . A lovely dependence, provided of 2 beds and small bathroom also super-panoramic and closer to the swimming pool.

A large fully equipped kitchen (including fireplace) connected with the panoramic porch and the external barbecue area from which can have lunch up to 12 persons in full comfort overlooking the Mediterranean sea and nature!

The swimming pool is on the edge of the garden fully equipped of outdoor showers, sunbeds, table, seats and umbrellas.

Lots of our guests come with great travelling schedules… but after arrival they realize that they will not move from the villa till the last day as you have almost everything!!!!

The villa is provided of 2 private parking areas shadowed inside the gate.

The dependence is not heated.

This villa does not have air conditioning! This villa is very fresh also in the hottest summer thanks to the thick old featured bricks walls and the position, on the hill top and exposed to sea breeze (no air conditioning needed!).

Villa Capri offers a peaceful refuge only an hour away from the tourist sites in Rome, Pompeii and Caserta, just 10 minutes by golden fine sand beaches walk by.

This villa is a great solution alternate the relax and joy of the beautiful local sea with your family and have day visits to the local medieval towns, to Rome and Naples (just at 1 hour), to Caserta and Sorrento, have thermal baths, visits to wine and mozzarella farms and much more. I live here but I am from the north of Italy (a small town not far from Venice). I have selected this place for its exciting weather, nature, culture and location! You can have lunch outside at the sun more than 250 days per year; you are in the middle of some of the best historical sites and cities of Italy (1 hour from Rome, Naples-Pompeii and Caserta, but also lots of local sites within 20km from home!); the sea is wonderful and relaxing, and local thermal sites are healthful! For the same reason above I invite you to spend some time here and enjoy this lovely place, that even after many years always offers me exciting surprises

Renting a villa under the Tuscan sun has become big business in Italy’s rolling north country. So big that the lovely family in the villa next door is as likely to be from London, Munich or Tokyo as to have lived in the Umbrian hills for generations. For those who like their Italy a bit more Italian, the southern half of the boot holds many treasures, and few of them have been discovered, far less overrun by tourists.

One such marvel is Formia, Gaeta and Minturno, small, ancient towns on its own Gulf in the Mediterranean, sitting conveniently near the train line half-way between Rome and Naples. It is about 60 minutes by express train to either city, making it a perfect base for day trips. What it also offers are enough ancient ruins, medieval alleyways and old churches to keep any visitor enthralled for weeks, without so much as a glance at the tourist-clogged cities to the north and south. You will deal with me and or my team that with passion supports me to provide you the best service!

What makes this villa unique

I really love this villa as is one of the rare place where you can still smell of the genuine character of the great and luxurious 70’ and 80’ that this villa lived at the top. During that time this was a retreat for great artists in painting, philosophy and sculpture… And often was the favourite site for the luxury party of the Cinema jet set.

Every corner and piece has and is history. You can find also roman ruins in the building or in the garden… incredible.

Wide and panoramic terrace overlooking 180° of Mediterranean sea, exposed to a delicious sea breeze, and 180° of Mountain (1252 meters). Equipped with sunbeds, table and chairs, barbecue, big umbrella and amazing 25meters pool!

Relaxing breakfasts, tasty lunch, big BBQ ad night with the local seafood.

The position to have it also as headquarters for daily visits is incredible. Conveniently near the train line half-way between Rome and Naples. It is about 60 minutes by express train to either city, making it a perfect base for day trips. Dozens of sites (medieval towns, islands, historic sits, nature) to visits in 20minutes by car.

The position is also locally strategic… The beach 2 minutes away, the town centre at 3,7km… Hundreds of interesting sites to explore, visit and taste in just 20 minutes…

Concierge in English, Russian, Italian that can support, provide advises or arrange excursions with van 12/7.

You will receive the home manual that include a local advises and Italian advises sections that out of the useful information on the house and tips to arrange you trip and enjoy Italy, provide you lots of ideas on how to spend and arrange your stay and visits.

A property in a good site with a lot of potential, but lots of issues which could be improved.

Villa Capri is remote and access via the route suggested is not for the faint hearted. Mosquitoes are a major issue here.

Its a dark house and had many broken light bulbs when we arrived, which I think should have been changed by the cleaners between occupants, and holidaymakers should not have to purchase. The main kitchen is in a separate building to the main house.

The upstairs shower hose was broken on our arrival, but had been replaced strategically by the cleaners to appear intact.

The management team are not as knowledgable about the property as I would have expected and gave us information which was contradictory, did not respond to questions in their own given timescale and did not perform tasks, which they said they would.

The pool maintenance team attended sometimes three times a day and disrupted our family time around the pool. They wanted to continuously run water into the pool, which meant that we had no running water during this time in the house for drinking, cooking, washing etc.

The house comes with two sets of eleven, big heavy keys. We only regularly used two.

Garbage disposal is a major hassle. I fully support recycling, but when you're only there for a week and certain types of rubbish are only collected once a week, its impossible to get rid of some things. Its totally unreasonable to fine holidaymakers for not disposing of this rubbish.

The extensive Villa information leaflet requires revising. Much of the information does not make sense, is out-of-date, and requests were made to leave the Villa in a way which was bizarre, and certainly not the way we found it.

We found the outside areas pleasant, but in need of work. Bare wires, uneven block paving around the pool, broken glass, cigarette stubs, old ice cream sticks were all found in the garden and around the pool.

We were asked to pay for linen and towels for one week, but the information states this is provided in the rent.

The bed in the master bedroom was broken.

Distances from the Villa to restaurants described are wrong. I think these are from the key collection point and not the Villa. There are no restaurants in walking distance from the Villa.

The house is well suited to explore Rome, Pompeii, Herculaneum, Naples, Gaeta etc and we did have a good holiday, but it could have been so much better if the Villa was loved a little more and a little attention to detail was observed.

Sadly until improved I would not recommend this property.

WORTH TO STAY. CLEAN, GOOD LOCATION AND POSITION

We now do understand why you have so many reviews guys… You keep pushing and pushing to encourage us. We do understand also that so often if you are happy with service you just forget and if you are disappointed also for a little thing you post a negative or neutral feedback. I do have to confess that I am one of those. Any way I go through your request since effectively you exceeded expectation:

• house was perfect clean and in line with the advertised pictures

• service was impressive. You Bea are kind and very responsive, but Olga and Hanna are real top performer in hospitality. It is clear their passion to advance any request and make the traveler feel like at home, make everything easy ad smooth. They are simply lovely, you are lucky to have them.

In particular thanks to the local and home guide you developed and provided us we have been able to enjoy the best spots to be experienced I think. And for a 20/80 Bain Partner this is very important…

As a business strategy consultant I love to observe people doing business and have appreciated the passion you all put in hosting international travelers.

We have appreciated also your Monday dinner on the beach… Was a pleasure chance to have a nice local meal with our timing… (7pm) overlooking the sea with a stunning view, with the kids area, to meet other of your international guests and off course meet you and your team out of the schemes. Good idea this one. We had the change to arrange a tour with a nice French Couple in Amalfi. Our kid was so happy to have company.

Other good ideas that we loved and tested with curiosity were:

- your boat available for day or half day itineraries fishing or relaxing in the best remote bays;

- your luxury van that was costing less than taxi for visits with driver

- your small office corner for guest in your office with laptop, printer, fax available in you nice local office overlooking the harbor with a lovely terrace with kids entertainment.

For the rest I have to remark that your property worth much to visit Rome, Naples and many other sites. We had 3 days in Rome before arrival and paid like 2 weeks at your place... and in the end it is only one hour train from the city center of Rome and Naples... Next time will come straight here. Especially with kids you have to alternate culture to entertainment... and the beach.... is top.

So.... God job and keep working in this way.

The perfect New Year

We rented this beautiful villa in the New Year. nice, clean, spacious. We had doubts at the beginning for the shower but the owners have renovated the villa to perfection, and for eight people we had 4 showers.

We could not use the pool because it was cold so we have already booked for this summer. See the Gulf of Gaeta and the Bay of Naples from the house is a unique emotion.

Needs updating to be called 'luxury'

What let this accommodation down was the basics. I accept that dogs barking all night are beyond the control of the owners, but only one shower between 8 people for a 2 week holiday, a basin with no hot water tap meaning cold shaves for a fortnight, no hanging rails, hooks or wardrobes for clothes in several bedrooms, no working lights in some rooms, drains that flooded the bathroom with waste water...none of this constitutes the word 'luxury' in the description and needs resolving. As someone who runs a holiday let myself I would not expect my guests to accept this. A pity, as the view over the bay is lovely, the huge pool is superb and the house quirky with steps everywhere to little terraces and patios and plenty of outside areas and a lovely setting. Great for al fresco dining. It just needs an upgrade with another bathroom and shower and attention to detail to ensure things work before guests arrive. I echo the other review about rubbish. How one is expected to dispose of it all before leaving (or be fined a huge amount) when only a particular type is collected on a set day is a challenge. The kitchen suffers from a poor design that makes it cramped around the cooker. Otherwise it is well equipped. You definitely need a car. It is too far to walk to any shops, restaurants or beaches and you need it for day trips. We visited Pompei, Naples, Caserta, Monte Cassino, Rome by train, Gaeta, the beaches and local area. We enjoyed our holiday despite the imperfections.

Owner's Response: Hello! Thank you for your feedback. It is really important for us to improve. This year was the first year for this villa and we realized many improvements that we have to performed. From November to April we will be working on those :-) Anyway we have ordered already 2 hot shower point, new wooden hooks for all the bedrooms. The hot water in the basin is available, there is a switch that now we highlighted better with a label and in the home manual as well. We have bought many spare bulbs left in the house and changed to broken ones. We have repaires now working on all the bathrooms to review all the dumps. We will definitely work to have another bathroom and shower. As for the rubbish we have arranged a pickup service from May to October to collect privately to avoid the council timings and strict rules. I invite you to come back for a free week next year to taste the new improvements! I would be happy to share them with you after such inconveniences. All the best and take care! Bea

lovely holiday

The house is very historic.

Surely you should like environment, its not the usual perfect home. But this Villa is perfect in its imperfections.

The pool is unique. Beautiful and clean.

All very cozy. Eye to the trash (important to make the separation even though I have created so much concern to the guys). thanks a lot
