Luxury, spacious 3 bed villa in superb location within Adonis Village at the 5 star Aphrodite Hills resort, Paphos. The villa is located on the edge of the western ravine, and it is only 5 minutes walk to the main resort facilities such as the restaurants, bars, golf, tennis and spa. The resort is large (over 15km of roads) and many other villages in the resort involve a long walk or a drive to get to the facilities (so make sure you check before you book!). The communal pool is only 30 seconds away, but completely hidden and child-safe as it is up a flight of steps.

The villa is ideal for couples, families or groups. The three bedrooms are spacious - two doubles (with king size beds) and one triple (three single beds). The master bedroom can easily accommodate a cot (available at no extra charge), and two of the bedrooms have direct access to the terrace. There is also a double sofa bed in the downstairs hall which can accommodate an extra two guests if required (note that this is in the hall, not in a bedroom!).
In low season, we're happy to rent out for short stays such as weekends, so please do enquire. Also, we're happy to offer special deals for longer stays of 3 - 4 weeks.
On the ground floor, the spacious living/dining room opens directly onto a large terrace with a sofa, chairs and coffee table, an outdoor dining table and gas barbecue. There is a second terrace on the lower floor, with steps down to a third terrace which leads onto a small garden planted with mature shrubs. There are fantastic views over the ravine and down to the Mediterranean sea.
The kitchen is fully equipped with everything you could possibly need including fridge freezer, oven, hob, microwave, dishwasher, washing machine, toaster, coffee maker and all the utensils and crockery items you would normally have at home.

The resort boasts a 5 star Hotel (operated as a Sensatori Resort from May to October), a Cabell B. Robinson designed Par 71 Championship Golf Course, 3 hole Golf Academy, a Tennis Academy with 9 floodlit courts, a world renowned Spa, Gyms, Restaurants, Shops and Bars.
The villa itself is furnished and decorated to a very high standard. The extensive terracing allows for sunbathing and alfresco dining. The interior is spacious and well lit.
All 3 Bedrooms are large and have extensive wardrobe and drawer space. Both bathrooms have powerful showers. There is air conditioning and heating in every room. The communal pool is within 50m but is unobtrusive as it is up a flight of steps, so can’t actually be seen from the villa.
For stays of a week or longer we provide a complementary welcome pack of essentials such as bread, tea, coffee, spread, wine etc. For shorter stays, a welcome pack can be arranged if desired at a small extra cost.

After holidaying on the resort in another nearby villa, we found it worked perfectly for us as a family and clearly had everything we needed to keep children and adults happy for many years to come. We viewed this property and immediately knew it was the one for us, due to its spaciousness, great location and views.
The villa is spacious and brilliantly located, just a few steps from a great communal pool (that rarely gets busy even in peak season). It's only a short walk (5 mins) to all the resort facilities, which was important for us as we didn't want to have to drive down to the pubs or restaurants.
We've also explored lots of the local restaurants and can provide some recommendations if desired.
We've made sure our villa is fully equipped to make your stay easier, so you'll find all the utensils, cleaning materials etc that you could possibly need. We've also replaced all the windows and doors during 2014 with top quality German thermo-insulated double glazing - this means the villa is much easier to cool in summer or heat in winter.
This is the second time we have stayed in the property and it really is a home from home. Chris's use and replace policy works so well. None of that usual scrambling aorund for things when you first arrive as it's all there. Just top up as you use things. A useful welcome pack as well. All good communication pre holiday and a local agent is on hand if needed. There's also loads of information about the area to be found in an extensive folder, which if you're a first timer is really helpful and had clearly been updated since our previous visit. We've no hesitation at all in recommending this property and more likely than not will return.
Had a great stay at this apartment. Couldn't think of anything to complain about. Great location within in very easy reach of supermarkets and restaurants . Had my parents ( daren't say elderly) staying with us and having a bedroom on the same level as living space was very easy for them. Karl welcomed us and gave us a quick guide of air con etc. Would highly recommend it to others.
Our second time back at this lovely villa in the Aphrodite Hills Resort. It is a handy 15 mins drive from Paphos airport. The villa comes with access to a private swimming pool shared with a few other villas - during our visit, there were very few people using the pool and sometimes we had it completely to ourselves.
The resort has a hotel, several individual restaurants, a supermarket, a pub, a golf course, tennis courts, a fitness studio, gym and spa - all within a 5 - 10 min walk of the villa.
The service was very good again - there was a welcome pack provided for our arrival (milk, bread, butter, a bottle of wine etc) and tea, coffee and other drinks available for us. The friendly Karl is available to answer questions and help out if you need a hand with any of the equipment in the villa.
The amenities are excellent - this time I took a yoga class & tried a couple of spa treatments. I would recommend the class & the spa treatments. It is worth knowing that if you book a spa treatment, you have free access to the spa's sun terrace, the infinity pool, steam room, sauna etc for the rest of the day - so it's worth taking your swimming gear if you go to the spa.
We went out to eat a few times, retuning to Kouklia (we enjoyed lunch at Aspris' Taverna again), Mandria and Pissouri Bay. We also ate at the Italian restaurant and the kebab place on the resort and enjoyed both.
Things we like best:
- the villa is easy to reach from the airport. We were in the villa 45 mins after our plane landed in Cyprus (& that included picking up checked-in bags & our hire car).
- the villa is very well equipped - there's everything you can think of that you might need (a few examples: local guide books & maps, beach towels, tennis racquets, a library of paperbacks, an honesty bar).
- the villa balcony overlooking the peaceful valley - (the balcony gets the sun from early morning to about 2pm ish in May).
- it is easy to self cater if you want to. The villa kitchen is fully equipped and local supermarkets have very good fresh produce.
- very easy access to the pool from the villa.
I would definitely recommend this property to my friends. We will no doubt be back in the future.
As regular visitors to Aphrodite Hills we have discovered accommodation usually falls into two camps. It is either bought as an investment and rented out with minimal decor and extras. This property falls into the second camp, it is owned by a thoughtful family who not only care a great deal for their property but also for their guests. Every need is catered for and every question anticipated and addressed. I could not fault the attention to detail and this added greatly to our holiday.
As a mum, for me it was the small things that make this villa great. Plenty of towels, cleaning materials and basic essentials provided on a use and replace basis, dishwasher, washing machine, drying rack provided with pegs, wifi working without a hitch and for me best of all three single beds in one room for the children!
For the rest of the family it was the spacious airy luxurious interior, the outside eating and relaxing areas, proximity to the centre, the fabulous views...
This property has it all!
We had a lovely stay at this villa. It is conveniently located - a short drive from Paphos airport and equidistant between Paphos & Limassol. Within the Aphrodite Hills resort, the villa is conveniently situated for the swimming pool (just a short walk up some steps) - so we took full advantage of this. It is also 5 mins walk or so from the resort's shops, restaurants and supermarket.
The villa itself is stylishly decorated, clean and well maintained. For anyone wanting to self-cater the kitchen is very well equipped. There are thoughtful touches from the owners - including provision of a welcome pack of basic provisions, information about places to eat (within Aphrodite Hills resort & in the surrounding villages & towns) and the provision of guide books and local maps.
Customer service was excellent both from the owner prior to our departure & on-site from the very helpful & friendly Karl.
I would definitely recommend this villa to friends and relatives. We used the villa as a base for a lazy and relaxed holiday - so spent most of our time at the pool and travelling into Kuklia most days for lunch in some great local tavernas. The resort of Aphrodite Hills is ideal for families, self-contained and if you wanted a really lazy holiday, you could just stay in the resort. However we enjoyed having a car and being able to head out and about a little - we particularly liked Kuklia, we also visited Pissouri Bay & Paphos.
Even before we had left for Cyprus the villa's owner ( Stephen ) was so helpful emailing information about the villa and the local amenities. The map from the airport to the resort was very straightforward a bonus as we were travelling at night. The villa was even better than in the pictures. Very clean, bright and spacious with everything you needed including a welcome pack which was brilliant as we needed a cuppa and snack before we retired for the night.
The whole set up was so relaxing it felt like a home from home but with all the added bonuses. The brilliant weather, waking up to beautiful sunshine and a stunning view every morning.
The pool is literally half a minutes walk from the front door and it was never busy, so very peaceful and relaxing.
The resort has everything on it but it is so well laid out you don't feel like you are on a resort. I could imagine myself living there, we truly had a great time. We didn't get to see all Cyprus has to offer, we hardly touched the surface even in two weeks so we are already planning when we can get back.
The locals are very friendly the majority speak English. Oh and in the villa the sockets are the same as the uk.
The bus system is very straight forward and good value so if you don't want to hire a car they will take you to most places. We took one to the main market in Paphos which had so many lovely gifts again very good value for money.
While I went to the market my husband and son went on a fishing trip which they thoroughly enjoyed especially as they caught a fish which was cooked and eaten on board.
If you are looking for a great family holiday with everything on hand or just want a base from which to travel and explore this is definitely the place.
Can't wait to get back.
Beautiful spacious villa with all utilities you could ask for. Villas very clean and tidy. Quiet location but with easy access to all amenities. Views from villa stunning. Short journey from airport. Close to local shop and bars and restaurants.
Having wireless internet availability was great for the children and for us adult to keep in touch with work!
Swimming pool area was great to use every day.
As our girls are serious swimmers Stephen and Deidre helped us with information on the local 50m swimming pool which was much appreciated, what a luxury.
All information provided by Deidre and Stephen was invaluable and helped us during our stay.
We also visited the local beaches and had great fun. Also went to Kouklia twice for fantastic food and Cypriot dancing in the Gabriel Restaurant. We also visited the water park in Limassol which was a whole days outing and lots of fun and good catering facilities. Visited Aphrodite's birthplace, Paphos town and castle. Big supermarkets to cater for all your needs 10 minutes away, but the local store in village square had all the essentials.
We would definitely recommend this villa to anyone and we will certainly want to come back!!!!!
