One Bedroom Apartment overlooking quiet, private courtyard in the city centre.

This stylish and contemporary, first floor apartment for two to four guests is located in a secure, quiet, 200 year old Close on the vibrant and historic Grassmarket, and is just a few steps from all of Edinburgh's major attractions and transport links. The Royal Mile and Edinburgh Castle are about 2 minutes walk from the apartment and Princes Street & Waverley Railway Station are only 10 minutes walk. It's basically the perfect location from which to step out, experience all the sights and discover your own Edinburgh!

A lovely and spacious apartment sleeping two guests in the bedroom in a luxurious King Size bed plus an additional two guests on a sofa-bed in the living area. Ideal for couples or families with children. The apartment is arranged on open plan so please note that the bedroom area is open to the living / dining area, separated by the wardrobe.

The bright open plan living/dining area and kitchen overlook the private courtyard of the Close. Fully fitted kitchen has everything you might need, including a dishwasher and washer / dryer. Large bathroom with bath and shower over the bath. Access to the apartment is via one flight of 17 steps.

Standard Check-in is from 3pm & Check-out by 11am. Earlier check-in or later check-out may be available if required - please enquire.

I am a working mother living in Edinburgh! I grew up in Aberdeen in Scotland and have since lived and travelled in Azerbaijan, Australia and Finland. I've now been back in Scotland and in this fantastic city for just over 3 years, and I can really say that Edinburgh feels like our home.

There are so many hidden places to discover in (and around) Edinburgh, it constantly surprises me even after years of living here.

Located in a secure, quiet Close on the vibrant and historic Grassmarket, this stylish and contemporary first floor apartment is a stone's throw from Edinburgh's major attractions including the Royal Mile and Edinburgh Castle.

Other interesting places nearby include The National Museum of Scotland, Greyfriars Kirkyard (and Greyfriars Bobby!). Also Princes Street, Edinburgh's main shopping street is a short 10 minute walk away from the apartment.

The Grassmarket is on your doorstep and hosts numerous pubs, restaurants and cafes where you can sample some of the local delights in a picturesque and historic setting.

After a hard day out exploring the city sights, the apartment offers a luxuriously comfortable King size bed with bedlinen and towels provided. Should you wish to dine in, the fully equipped kitchen has everything you could possibly want! (dishwasher and washer/dryer too!)

If you want to wind down in the evenings there's a TV with freeview channels and a dvd player. Free Wi-Fi is also available.

There's a bus route right on the Grassmarket (number 2 bus) and Waverley Railway Station is only 10 minutes walk from the apartment. Many more buses are a short walk away on nearby George IV Bridge & North Bridge.

It's basically the perfect location from which to step out and experience a bit more of the sights and discover your own Edinburgh.

Fantastic home base to explore Edinburgh

The apartment is in a quiet courtyard in the middle of Grassmarket, one of the best little neighborhoods in Edinburgh. It is like a small village, but right in the middle of all the important sights in the city. There is great shopping on Victoria St. just above the apartment. The Royal Mile and the Castle are a short walk. The Tesco down the street carried an excellent selection of fresh produce and meats to make fantastic meals. Cooking in the kitchen was a joy because everything you needed was there in a neat, modern, uncluttered space. The bathroom was spacious and luxurious. Combined washer/dryer was in the kitchen. Drying was sometimes slow, but the provided drying rack was a good supplement to the machine. The bed area was separated from the living area by a wardrobe, so it created a nice feeling of a separate sleeping space. The living/dining area was nice and bright, even on cloudy days. The bedroom area windows had solid sets of blinds, so it was easy to sleep in when you were in the mood. Be sure to read over the check in instructions carefully before you arrive. There are a few different access codes and keys to sort out. It is no problem once you get used to it, but it can be a bit of a challenge when you first arrive. The color coding provided on the keys really helped. Overall, it was a cozy nest for us in the middle of the city that I cannot wait to visit again.

Perfect Apartment in a Perfect Location

I can't say enough about this apartment. It was absolutely perfect for our needs. While only a one bedroom it was very roomy and had a very large bathroom with a wonderful shower. As far a cleanliness goes I felt like I was walking into a brand new apartment.

The Grassmarket area is a busy place and the apartment is right next door to a restaurant but we heard no noise while inside.

The location was very convenient and close bus stops or taxi services. A perfect area for whatever one is looking to do in Edinburgh.

We will definitely be back.

Great Apartment in Great Location

My husband and I spent two weeks in this gem of an apartment located in Grassmarket area of Edinburgh. The location was perfect as there was easy access to the Castle, transportation, pubs, shops, grocery stores, take away foods, and restaurants. The apartment was clean, secure, and quiet with excellent wifi. It is located in a very good neighborhood which is only blocks from the Royal Mile. If we go back to Edinburgh, and I hope we do, I would choose this apartment again. Owner was friendly, professional, and helpful.

Standard Terms & Conditions of Let

1. No smoking in the apartment please and no pets allowed on the premises. 

2. Bedlinen and towels are provided and are included in the price.  A travel cot is available free of charge on request.

3. Please keep the apartment secure at all times and treat other residents in the area with consideration.

4. The apartment is to be kept clean and tidy at all times. At the end of the stay the apartment is to be left in a clean and tidy condition, otherwise a cleaning charge will be applied. 

5. The apartment is available for check-in from 3pm on the date of entry and check-out is required by 11am on the date of departure.  Early check-in may be arranged on request and subject to availability.

6. A £100 security deposit is required.  This will be refunded within 7 days of the end of the stay, less any charges for damages or cleaning.

7. Payment terms - A deposit of £200 reserves the requested dates.  Full payment is due 8 weeks prior to the start of the stay.  Payments may be made by bank transfer, cheque or via Paypal. The reservation is not guaranteed until full payment has been received.

8. Cancellation Policy - for cancellation more than 8 weeks prior to the stay - 100% refund.  Cancellation between 1 week and 8 weeks prior to the start of the stay - 50% refund.  Cancellation less than 1 week prior to start of stay - no refund.

9. Standard occupancy is two adult guests.  Additional guests may be accommodated on request but written authorization from the proprietor is required and an additional charge of £10 per person, per night will be applied.

10. WiFi is provided free of charge, subject to fair usage restrictions.  Additional usage charges may be applied if WiFi usage is deemed excessive.

11. It is a condition of the letting agreement that these terms are complied with.  The proprietor reserves the right to terminate the let if these terms are breached by the guest.
