One Bedroom Apartment overlooking quiet, private courtyard in the city centre.

This stylish and contemporary, first floor apartment for two to four guests is located in a secure, quiet, 200 year old Close on the vibrant and historic Grassmarket, and is just a few steps from all of Edinburgh's major attractions and transport links. The Royal Mile and Edinburgh Castle are about 2 minutes walk from the apartment and Princes Street & Waverley Railway Station are only 10 minutes walk. It's basically the perfect location from which to step out, experience all the sights and discover your own Edinburgh!

A lovely and spacious apartment sleeping two guests in the bedroom in a luxurious King Size bed plus an additional two guests on a sofa-bed in the living area. Ideal for couples or families with children. The apartment is arranged on open plan so please note that the bedroom area is open to the living / dining area, separated by the wardrobe.

The bright open plan living/dining area and kitchen overlook the private courtyard of the Close. Fully fitted kitchen has everything you might need, including a dishwasher and washer / dryer. Large bathroom with bath and shower over the bath. Access to the apartment is via one flight of 17 steps.

Standard Check-in is from 3pm & Check-out by 11am. Earlier check-in or later check-out may be available if required - please enquire.

About Fiona

I am a working mother living in Edinburgh! I grew up in Aberdeen in Scotland and have since lived and travelled in Azerbaijan, Australia and Finland. I've now been back in Scotland and in this fantastic city for just over 3 years, and I can really say that Edinburgh feels like our home.

There are so many hidden places to discover in (and around) Edinburgh, it constantly surprises me even after years of living here.

I look forward to sharing this beautiful city with you. :D

It's a beautiful mix between modern and traditional. A historic 200 year old building with all the luxury of modern living! I love that the apartment is right in the city centre and that you can experience all the buzz of the city by foot.

Excellent value

The unit was just what we needed. Very good location, clean, and comfortable. We met Fiona the first day when we arrived, and she answered all our questions. Everything worked perfectly in unit. For two people it was a great value.

Best Apt on our Vacation

On our Vacation we stayed in three apartments on our vacation This one was the best. We took a cab from the airport and the cab driver

we had even knew where the gate was and showed it to us. WE got the keys from the key box and went right in. It took a while to figure which of the 4 keys was which. The apartment was clean and very nice. It was very quiet for the location we were in. The grocery store was within a

15 min. walk. toward the end of our stay I noticed one closer. Fiona was great. I had to call her once form the smelly phone booth outside in the square (not her fault) and was very responsive. I was able to fix my problem. I never got to meet her however her responses to email were timely. The internet connection was great. I could even read my home town newspaper from the USA. I had booked with her once and had to cancel the next day. I received a prompt refund and a offer to rent this property. I am glad I did. Fiona I do not remember but was there a frying pan and spatula to fry American eggs or make scrambled eggs.? By the time we got to Venice I missed those two things. I know other Americans who rent your apartment would like that also.

As I mentioned earlier Fiona was great and my cleaning deposit was credited back to my credit card within two days of our checking our of

the apartment.

Rent this apartment you will not be sorry. is is a five star property.

Outstanding location, wonderful experience!!

Exactly as advertised, Fiona's Grassmarket apartment is located in close proximity to many of the sites to be seen in Edinburgh. Furnishings? Everything you need and more! Fiona's personal touches and attention-to-detail make the apartment an easy choice over pricy hotels - an ideal home base for 2-4 explorers. Believe everything you read in the listing. Bring an umbrella (but if you forget it, Fiona has very thoughtfully hung one by the entrance). Book the Grassmarket apartment with confidence and lay out your sightseeing agenda!

Contemporary and perfectly located apartment

This is a fantastic apartment that is located in the best area if you want to be in the centre and within walking distance of many of the main attractions like the castle, palace, restaurants, Royal Mile etc.

We are very fussy about accommodation as it can make or break a holiday for us. Fiona's apartment is very contemporary and modern. It has plenty of colour and ambience. There is lots of natural light from the large windows and expanses of glass. It has a bright and airy feel to it and we really enjoyed coming back to it after being out and about during the day. We really liked the open plan and spacious layout.

We also found the apartment to be in a quiet location (courtyard). If you want near to complete silence - no, but factor in that this is a centrally located apartment and in choosing that location you are seeking the benefits of a cosmopolitan feel and that's exactly what you get, and based on that the location during our stay was not noisy. It was a great location with plenty of balance.

There are lots of restaurants, pubs and wine bars in the area.

Consistent hot water and a generous sized bathroom with a bath. The kitchen is modern, and well fitted out. No problems at all with the WiFi. The apartment with very clean and tidy with everything in place.

All levels of communication from Fiona were super-fast and very clear. This is a huge benefit when travelling from overseas.

We would not hesitate to book this apartment again and can highly recommend it.

Excellent modern apartment in quiet but well situated area for tourists

My wife and I are in our late 50's and we recently spent 5 days in June at this apartment and walked everywhere to the main tourist areas, the Edinburgh castle is only 10 minutes away, the Royal Mile only 5 minutes away. The apartment is very clean , modern and well maintained and the bed was comfortable. We used the washer/dryer for small loads and it was all we required. The unit is set back from the street and does not overlook the street but looks into a courtyard so you don't get any noise from the street. Fiona had milk and cookies waiting for us when we arrived which was very thoughtful and she was available by cell phone when we had a few questions about the appliances and again was very helpful.

We would recommend the apartment highly and would stay there again if we ever return to Edinburgh. We ate several meals at the restaurants in the grass market just outside the door to the apartment and they were all good, there were small grocery stores close by as well.

Other interesting places nearby include The National Museum of Scotland, Greyfriars Kirkyard (and Greyfriars Bobby!). Also Princes Street, Edinburgh's main shopping street is a short 10 minute walk away from the apartment.

The Grassmarket is on your doorstep and hosts numerous pubs, restaurants and cafes where you can sample some of the local delights in a picturesque and historic setting.

After a hard day out exploring the city sights, the apartment offers a luxuriously comfortable King size bed with bedlinen and towels provided. Should you wish to dine in, the fully equipped kitchen has everything you could possibly want! (dishwasher and washer/dryer too!)

If you want to wind down in the evenings there's a TV with freeview channels and a dvd player. Free Wi-Fi is also available.

There's a bus route right on the Grassmarket (number 2 bus) and Waverley Railway Station is only 10 minutes walk from the apartment. Many more buses are a short walk away on nearby George IV Bridge & North Bridge.

It's basically the perfect location from which to step out and experience a bit more of the sights and discover your own Edinburgh.

Standard Terms & Conditions of Let

1. No smoking in the apartment please and no pets allowed on the premises. 

2. Bedlinen and towels are provided and are included in the price.  A travel cot is available free of charge on request.

3. Please keep the apartment secure at all times and treat other residents in the area with consideration.

4. The apartment is to be kept clean and tidy at all times. At the end of the stay the apartment is to be left in a clean and tidy condition, otherwise a cleaning charge will be applied. 

5. The apartment is available for check-in from 3pm on the date of entry and check-out is required by 11am on the date of departure.  Early check-in may be arranged on request and subject to availability.

6. A £100 security deposit is required.  This will be refunded within 7 days of the end of the stay, less any charges for damages or cleaning.

7. Payment terms - A deposit of £200 reserves the requested dates.  Full payment is due 8 weeks prior to the start of the stay.  Payments may be made by bank transfer, cheque or via Paypal. The reservation is not guaranteed until full payment has been received.

8. Cancellation Policy - for cancellation more than 8 weeks prior to the stay - 100% refund.  Cancellation between 1 week and 8 weeks prior to the start of the stay - 50% refund.  Cancellation less than 1 week prior to start of stay - no refund.

9. Standard occupancy is two adult guests.  Additional guests may be accommodated on request but written authorization from the proprietor is required and an additional charge of £10 per person, per night will be applied.

10. WiFi is provided free of charge, subject to fair usage restrictions.  Additional usage charges may be applied if WiFi usage is deemed excessive.

11. It is a condition of the letting agreement that these terms are complied with.  The proprietor reserves the right to terminate the let if these terms are breached by the guest.
