4 bedroom, 4 bathroom villa with heated pool

Single storey 4 bedroom villa with secluded garden.

A well furnished four bedroom four bathroom villa located within the famous resort of Vale do Lobo. The property is set within a 1,600 metre plot, and offers a secure gated entrance, large drive area with parking for 3/4 cars, swimming pool which can be heated (extra charge of £110 pwk) and BBQ area.

The accomodation, all on one level comprises; Entrance hall, fully fitted kitchen, lounge/dining area with open fire place and patio doors to partly covered terrace and pool, two outside entertaining areas. Two twin bedrooms one with ensuite shower and one with seperate shower room, plus two double bedrooms with ensuite bathrooms. Air-conditioned. WIFI internet access available.

O Pomar is located within minutes of Vale Do Lobo's two golf courses (Ocean and Royal) and 10 minutes from the Praça - host to childrens play area, restaurants, bars, shops and the beach.

Vale do Lobo is located on the 'Golden Coast' and within 20 minutes drive from Faro Airport.

Safety features

The property is equipped with the following safety features:

Safe - Located inside the double bedroom wardrobe. Instructions for use are on it's door.

Window Shutters - Whilst shutters assist in keeping the property cool, they are also an added security measure. Please take care with shutters operated by a cord/handle, use of force can damage the roller mechanism. (electric shutters in the lounge and in the main bedroom door - all the other shutters open out)

Window Stickers - These should be on all full-length glass patio doors/windows to make clear when doors are closed and therefore prevent people walking into them unaware.

Pool depth markers - These should depict both shallow and deep end of pool. There should also be a ‘no diving’ sign displayed.

Smoke detector - Located outside the kitchen

Fire blanket - Located in the kitchen.

Should any of the above not be in place on arrival please notify our office immediately.


In the event of power failure first check that the main power switch has not turned off. This is located in the kitchen. The ‘on’ position is up. In case of a general power cut, the electric gate will not open. Please use the garden gate at the front garden if you need to go in or out. The key for the pad lock is on the key ring toguether with the property keys given to you. NB - Spare light bulbs can be found in the kitchen.

Maid service

The maids will visit 4 times per week except weekends and public holidays. The service includes making beds, cleaning bathrooms, sweeping floors and wiping kitchen surfaces.

Please note: Toilet paper & soap are supplied for your arrival only & will not be replenished during your stay. Towels are changed twice and linen once per week. The window cleaner may visit during your stay although in general we do try to perform this service prior to arrival. The BBQ will be cleaned prior to arrival only.

Rubbish collection

Rubbish is collected daily from the large roadside containers strategically placed throughout the area. Removal of rubbish from the property is not part of the maid service. Please ensure you dispose of rubbish on a daily basis. Your nearest rubbish container is located by the gate. Rubbish is collected by Vale do Lobo. There are also re-cycling containers located in and around the resort for glass, plastics and paper.


During your stay the garden will have to be maintained. The gardener may start work as early as 8 a.m. and normally visits once per week. The lawn is watered by an automatic irrigation system. The times of operation may vary and normally last for approx. 1 hour. Garden furniture is generally kept in the pool area and cushions stored inside the cupboard with the wooden top in the patio. Please feel free to arrange these as you wish. If you see that it is too windy, please close the sun umbrellas to avoid them of getting broken.


The pool is fresh water treated with chlorine and is cleaned once per week. As with the gardener, the pool contractor may start work as early as 8.00 a.m. and cleaning should take approx. 20 minutes. There is a pool net available to you for removing leaves.

Pool heating - See ‘Pool Heating Guidelines’ below for further information The pool can be heated and is equipped with pool cover. To maintain heat the pool cover should always be in place when the pool is not in use. The weekly supplement payable for this facility is £110. Pool heating must be turned on 3 days prior to required to reach the desired temperature. As the expense of heating a pool is incurred during those first few days, the minimum charge for this facility will always be £110. Adverse weather conditions and lack of pool cover or use thereof will obviously affect the temperature of the pool. Refunds will not be given for this facility irrespective of weather conditions or temperature reached.

Pool heating - guidelines

The following information is intended to offer help and advice when considering or deciding to have the pool at your villa heated.

Q: What about weather conditions? A: The weather obviously has a profound effect on the temperature of the pool and clients should be aware that heavy rain can often nullify the effects of pool heating. Also it is unrealistic to expect the pool heating to warm the water more that 8ºC above the average air temperature. Therefore if the average air temperature is say 12ºc then the pool temperature is unlikely to reach a comfortable temperature.

Q: Is pool heating effective all year round? A: Owners of properties usually install pool heating to extend the use of the pool from June/Sep to include Apr/May/Oct. Between November and March the normal pool heating equipment might not be adequate to heat the pool to a comfortable temperature. Therefore paying a pool heating supplement at this time may not prove value for money.

Q: What if the client pays the pool heating supplement, but the weather is so bad he does not wish to use the pool? A: The expense of heating a pool is incurred in the first couple of days therefore the client will not receive a refund irrespective of the weather and what temperature the pool reaches.

Q: What if the pool cover is left off at night? A: This will obviously effect the temperature of the pool and the effectiveness of any pool heating. If the cover is left off, no complaints regarding the effectiveness of the pool heating and the temperature of the pool will be entertained. Not all pools come with a cover so please check at the time of booking.

Q: What if the pool heating system fails during the client´s stay? A: If the client has pre-paid the pool heating supplement and the heating system fails the client will be awarded a pro-rata refund provided we are informed of the failure at that time.
