I'm an Italian, working for years in the hospitality industry, moved in Edinburgh the since the 2007. After being traveling and working between Italy-Europe and USA, I've found my peace of mind in Edinburgh since It is a city with everything a city can offer, but at the same time It's quite and livable like a small town.

Lots of green, very pedestrian friendly, easy to access everywhere.

Wonderful accommodation in quiet location

We thoroughly enjoyed our stay at this property. Clean, tidy and homely. We know Edinburgh very well and were slightly concerned about the noise from Leith Walk but we couldn't believe how quiet the area was. You could hear a pin drop! We will definitely book with Sante again.

"Everything need a traveller is here."

Great location, perfect if want visit the city in the morning and have fun in the night . Clean and comfortable room. Everything was perfect . I had free Wi-Fi with no frills so was good value for money. Sante was attentive and very helpful host which made our stay a pleasure . We will back for sure.

Very comfortable

Very clean, warm, and comfortable decent size one bedroom, in a good location for visiting Edinburgh and Leith. The rubbish from the bins outside seems to be a problem, but maybe that was because it was the holidays? Inside, the flat is beautifully furnished with everything you need, and only a short walk to the local shop for necessities. 20 minute walk along Leith Walk into Edinburgh, or plenty of public transport if needed. The opposite direction is Leith with a fabulous (free parking) shopping centre next to the Royal Yacht Britannia. Would definitely stay here again👍

Cozy, quiet flat in a great location

We just loved this place. It was clean, and well stocked with everything we needed. Our only complaint is that the bed is a little hard.

The area is very walkable. We recommend Origano, Los Cardos (the haggis tacos and burritos were great!) and the Harp and the Castle, all on Leith Walk. The co-op is great for stocking up on groceries and wine.

Fantastic quiet flat with great location

Home was beautiful but a little colder then we would have liked. The shower was quite a big step to get into and it wasn't very warm but fine for its purpose. All in all it was a fantastic trip and we would stay here again.

Ideal!

Before booking 7/1 New Orchardfield I did my research, so I knew the property would be ok for us. However, it was MUCH better than I expected.

Firstly - it's described as 'quiet'. On driving in, we thought it couldn't possibly be 'quiet' as it's in a block of several similar blocks, all with 7 other flats in them. We were wrong - it was quiet and very peaceful, with ample easy parking directly outside. (Not to mention a Majestic Wine on the corner!)

Leith Walk is an excellent location. Turn right up the road from the apartment and within 30 minutes you're on Princes Street. It's an easy and very pleasant walk, but if it get too much and you need a break, try the Conan Doyle pub on the right hand side. If you leave the apartment and turn left down Leith Walk, you're minutes away from a Tesco, Lidl, Boots, Wetherspoons, Superdrug - and the ubiquitous pound shop, all confined in a neat little shopping area.

We walked to Portobello Beach on a really warm, windless and sunny day. It took about an hour, and a reviving lunch in the Espy was gorgeous. We also walked to the Royal Yacht Britannia (took about 30 minutes) and spent an interesting couple of hours wandering around a little piece of British Royal history.

7/1 New Orchardfield was a warm and welcoming home from home; very safe & secure, with a large bedroom, good sized living room, good quality appliances and ample hot water to soothe away the aches and pains of walking around the wonderful city and its surrounding areas for hours. Did I mention there's a jacuzzi bath? That was heaven; the other half used it more than I did! Also, the shower was one of the easiest I've ever used. In addition, we were supplied with 2 sets of towels, which was nice.

If I had to give any negatives, I'd have liked better quality kitchen knives and a wider range of cooking dishes, also bath sheets rather than towels would have been good - but truly, I'm nitpicking here.

It was a perfect base for us and somewhere we would both return to and recommend to friends.

Thanks to Carmela for being so nice even though we arrived hours ahead of shedule and she wasn't expecting us! She gave us the keys and we wandered off to start what was a wonderful week in Edinburgh. I'm sure we'll back, and I know where we'll stay.
