PRIVATE STRUCTURE. Casale Lamate is a house which, although of recent construction, has retained the unique charm of the Tuscan farmhouses thanks to the recycling and use of materials originating in these areas, such as the handmade terracotta floors and the beautiful chestnut ceiling beams. The backdrop to this picturesque place, situated on a small knoll in the Tuscan hills with a breathtaking view that stretches as far as the eye can see over the Val di Chiana, is a land famous for the many nuances of its cultural, artistic and gastronomic history. Casale Lamate is just 10 minutes from Cortona, a charming little town dating back to the Etruscan civilization and at the heart of a triangle whose three vertices are towns among the most historically rich of central Italy: Siena, Perugia and Arezzo. The proximity of the property to fast roads, such as the A1 motorway, make travel easy and bring two of the most beautiful cities of art like Rome and Florence within easy reach.
The house has three floors, each directly accessible from the outside and connected both internally and externally with stone stairs. The main entrance is located on the ground floor and leads into an open-plan area consisting of a comfortable living room with working fireplace and a large kitchen-dining room with access to the patio where guests can dine while admiring the enchanting view. From the living room a staircase leads down to the basement with double bedroom and adjacent bathroom with shower, fully equipped gym and laundry room. A second staircase in the living room leads up to the first floor consisting of a study, a double bedroom with ensuite bathroom with shower and another two double bedrooms, one with queen-size bed and a single bed in the mezzanine, sharing a bathroom with shower.
The fenced-in park consists of three terraces that extend around the house for about 1500 square metres, the ideal place to spend one’s time relaxing or reading. In the garden planted with lawn, along with the beautiful olive and oak trees typical of this area, are numerous flowering plants like oleanders and roses, but also a lot of strawberry plants with their delicious fruits.
Open from the last Saturday in April to the first Saturday in October, the pool is located to one side of the house, on the same level as the first floor and can be reached from outside the ground floor via a flight of stone steps. It is not visible from the house and is about 10 m away from it. Lined in PVC with a stone border, it is rectangular in shape and measures 4x8 m with the depth ranging from 1.40 m to 1.90 m; it has chlorine purification and a ladder for access to the water. It is equipped with both internal and external lighting in the surrounding area which includes a small pergola; sunbeds, deckchairs and umbrellas are provided for relaxing in the sun. A small annex contains a kitchenette and a bathroom with shower.
