PRIVATE STRUCTURE. The Antica Filanda is a charming characteristic residence situated at the edge of the borgo of Santa Firmina, an old village just 3 km from the centre of Arezzo. The architectural restoration, planned and directed by the St ArK architectural firm, owner of the house, has skilfully reclaimed an old wool factory. Realized for the most part with salvaged materials, it has maintained the original structure, readapted, where necessary, for its present use. Elegantly furnished with antique and modern pieces, it is an excellent compromise of architectural and furnishing solutions that combine old and modern in a pleasant and unique environment. Although integral part of the historic centre of the borgo, the property overlooks the lush valley of the Bagnoro and is definitely the ideal place to enjoy the tranquillity of the Tuscan countryside without renouncing the numerous services situated in the immediate neighbourhood. In a vast garden, in a panoramic zone, the barbecue and pool offer relaxation, pleasure and fun. In a corner of the garden is a small workshop where the owner, who is sometimes present, restores antique furniture.
The house has two floors; the main entrance on the ground floor leads to the large living room with open-plan kitchen and lofts. On this floor are also: a bathroom with tub and shower, a games room, a wine tasting room, a double bedroom with study-anteroom and a bathroom with shower. In the large living room are two separate lofts reached by separate stairs; one of these is constituted by two double bedrooms and a toilet. The other wing of the living room, also with a loft, is situated above the kitchen and is used as a small study. The kitchen has access to the portico outside with table, chairs and brick barbecue. The living room has another exit to the garden in front. From the main entrance a stone internal staircase leads up to the first floor with two double bedrooms with ensuite bathroom with shower; one of the rooms has a small sitting room.
The garden, integrated in the small borgo of Santa Firmina, is subdivided into various zones within the boundary walls of the property. At the centre of the courtyard in front of the villa, amidst pear and olive trees, cypresses, lavender and rosemary bushes and aromatic plants, is an antique stone pool with an iron railing-parapet. On the right of the property is the swimming pool area with the old orangery (not open to guests because it is used as a technical room) and a large solarium area furnished with gazebo, tables, chairs and sunbeds near the pool. In the part of the garden in front of the villa is a gazebo with round table and chairs and, on the opposite side, in front of the kitchen, another gazebo providing shade to a rectangular table with chairs, ideal for alfresco meals.
Open from the last Saturday of April until the first Saturday of October, the pool is situated in a secluded area of the garden, inside a walled enclosure. About 20 m from the house, it is situated on the same level. It is rectangular in shape and measures 8.50 x 4.80 m with a depth varying from 1.15 m to 1.40 m and with Roman steps for access to the water. The pool is lined in PVC and purification is by chlorine. The border is in terracotta. Around the pool is the solarium area, equipped with sun beds and deckchairs.

tourism tax (€ 1,50 per person per day for the first 4 days. Please note that children under 12 years old will not pay)
