Spectacular 3 Double Bedroom House, 2 Bathrooms, Roof Terrace with Amazing Views

Casa Maria stands across from the Church in the village of Haut de Cagnes and is known by many because of its unusual facade yet what awaits you inside is a pure pleasure. The house is 250 m2 and lies on four and a half floors, it enjoys a fabulous rooftop terrace with a breathtaking 270 degree view from the sea, out to the west and back to the hills behind. It is ideally situated on the quiet old church square, yet very close to the village’s main square with its buzzing cafes and restaurants, boule courts, children’s play area and of course – the medieval Grimaldi Chateau.

Ground floor

Ground floor

You enter the house through an old antique carved wooden door and arrive in a simple entrance hall with wc. There is a staircase going down to the utility room on your right or going up to the main part of the house on your left. The house will surprise and delight you with its simple and tasteful design and enormous attention to detail. This is a home, which has been thoughtful designed and put together by the owners, it lacks nothing – it is comfortable, spacious, bright and the ideal place to spend time when visiting the Cote d’Azur. The tiles, beams and wooden doors throughout are authentic and true to the medieval era, the furniture and decor is of an excellent quality and the sunshine and views that the house offers guarantees that you will want to return again and again!

At the back of the entrance hall, you descend a couple of steps through an arched wooden door into the main bedroom suite with its dressing area with iron single bed, an impressive master bedroom with large wooden 4 poster bed (180 x 200cm) and bathroom. The bedroom has 2 full length double balconette windows, which open out over the quiet little street below – offering a pretty rooftop view. There is a non-working fireplace, a couple of antique chairs and mirror, bedside cabinets with lamps, a television and plenty of wardrobe space. The floors are wooden and there is a ceiling fan. The natural coloured bathroom has a shower and counter top with wash hand basin and w.c. The dressing room with single bed is positioned between the master bedroom and master bathroom.

First floor

If you return to the hallway and climb the stairs you will find a large and spacious kitchen under wooden beams. There is an open fireplace, impressive Lacanche wrought iron oven with gas rings, a dishwasher, 2 fridges and large marble sink with double windows above that open onto the little church square below. The kitchen is well equipped and has a nespresso machine, toaster and kettle too.

From the kitchen you look onto the stunning sitting-dining room which stretches out before you – the far wall is almost completely made up with large glass windows presenting a superb west-facing view from where you can also see the Mediterranean Sea and hills beyond.

The walls are in stone, there are high wooden beams, original floor tiles and a large fireplace in the centre of the room. On one end stands a big, oak dining table with 8 chairs and an antique chandelier above and on the other end is a sofa and selection of comfy armchairs. There are plenty of interesting pieces in the room, such as vintage glass bottles, candle holders and lanterns, mirrors, lamps and books which constantly catch your eye – there is even a French dresser with a collection of glassware inside.

Mezzanine level

Above this room is an open mezzanine bedroom with large 180 x 200 bed which enjoys light from a window behind the bed, as well as from the large sitting room windows. The floor is in wood, there is a very pretty wrought iron balcony overlooking the room below, a lamp, set of drawers and decorative lanterns.

Second floor

The stairs continue to take you higher from the mezzanine level to a large rooftop terrasse with a fantastic 270 degree view of the Mediterranean Sea, village and mountains. A marble dining table and comfortable chairs are provided for outside dining and you have the option to roll down the electronic awning during the heat of the day. The terrace is primarily adorned with unusual and exotic cacti and the views are spectacular.

Third floor

The top floor is accessed by a few stairs up from the terrace, here you will find a pretty double bedroom with a large 180 x 200cm bed and double balconette windows opening up over the terrace and enjoying the same impressive views. Resembling an independent studio consisting of bedroom with small fireplace, bedside table and lamp, ceiling fan, its own bathroom and even corner balcony overlooking the pretty church square. Here you can sit and read or spend a quiet moment overlooking the village and sea. The ensuite bathroom has a shower, wash hand basin and w.c. and is in a simple cream and off white colour.

Lower level

The utility area has a washing machine and dry tumbler.

Casa Maria has wifi, it is not suitable for small children due to the stairs, roof terrace and pretty breakables.

The free shuttle bus, which runs from the town to the village every 15 minutes, has a bus stop at the Castle pretty close to the house – you can also drop your luggage off beside the Castle if driving. Private parking is very rare in the medieval village but free street parking and the paying village and town car parks are usually within a 2-7 minute walk away – you also have the option to jump on the free shuttle bus close to both car parks.

The house a short stroll to a good selection of restaurants and the village's main square, which is a hive of activity during the warmer months. The town below is within easy walking distance, where you can find a boulangerie, food market, boutiques, supermarket, cafes, post office, etc. The free shuttle bus from the town up to the village is also an option if you don't feel like walking. The town is well services with buses going to most places on the Cote d’Azur, plus there is a train station. The sea is a 25-30 minute walk and a free beach bus is provided from the town in July and August.

Close to heaven!

Wonderful, exquisitely decorated home exactly as stated. We were a group of 4 ladies who stayed in this beautiful home for 5 days. It has every amenity desired. In a medieval town with stunning views, narrow ally's, and several great restaurants nearby. The nearby town is within walking distance or accessed by a free shuttle. Our contact, Kerry-Leigh was very knowledgeable and helpful. Wish we could have stayed longer. Only words of caution are that there are a lot of steep stairs in the property so might not be suitable for elderly. Also the town has very narrow streets and limited parking, so think twice about bringing a car into the village.

Beautiful home with gorgeous views

This property is an immaculate home with lots of character and fabulous decorating. The property manager was wonderful, very accommodating and helpful. The supplies were somewhat limited (toilet paper and soap). It wouldn't have been as much of a problem if we had known earlier in the week.

LOvely Home with stunning Views

Lovely and as described. Kerry Leigh was superb and we were quite pleased with the check in and orientation. The property is well stocked and beautifully situated in the high village of Cagnes Sur Mer with fabulous views of the mountains and sea. Easily reachable by train for trips up and down the coast, no need for a car, unless...

The property is reachable by a steep walk which is excellent for daily exercise, but if you have any mobility issues, trips up and down will require transport. There is a free shuttle that was not operational during our visit due one of the frequent French worker strikes. The only other reason that the property doesn't receive the 5 star rating is the proximity to the church, normally not an issue except the church bell is right next to the upstairs bedroom and chimes on the hour, the quarter hour, the half hour, 24 hours a day, doubled because the two sets of bells are out of sync, so one rings on time, the other rings a minute or two later so you get to hear them twice at each chiming. Again, not an issue unless you are a light sleeper.

All in all, a well kept and comfortable property.

The medieval village of Haut de Cagnes is very special - certainly quirky and filled with charm - quite different from other places on the French Riviera. It is true that it is located on the main church square and although the bell doesn't actually chime on the quarter hours and only once the half hours, if you are particularly sensitive to this then the top bedroom is maybe not best for you - but the view does help to make up for this! You were delightful guests and I hope that we see you back in the village of Haut de Cagnes again soon.

Fantastic property (customer service a little off)

This is a fantastic house in a sensational location - right in the heart of the old medieval town. The only thing that tainted our experience was our dealings with the manager. Right from the start the emails were curt and outlining only the amount of monies to be paid, extra charges payable, and what would happen if we broke things. We were bringing 2 children and she voiced concerns about whether the children would be a liability (despite the description saying that children were welcome and there was a large deposit paid). An extra charge was added for linen as well - even though the description seemed to include linen. There was also no mention of a cleaning fee on the site.

There was also the stress of having to meet at a specific time for check-in. We were travelling from a distance and were held up with traffic as it was raining heavily the day we arrived. The emails made it clear that if we were late the manager wouldn't wait! As it turned out, she was ok with this but it made for a stressful afternoon. We were also sent messages to make sure we had all the cash on us. I understand this is important but in the absence of any other communication, it seemed very cold and inappropriate. (What about - "I hope you're enjoying your holidays. Call me when you're 1/2 hour away" or something of that nature?)

When we checked out, the manager did a *very thorough* check through the place - as if she was expecting to find something missing or broken. She also mentioned several times that it was silly of us to only be staying for 3 nights. (Of course it would have been lovely to stay longer!)

It should also be noted that the 3rd bedroom is on a mezzanine level and both bathrooms are ensuites off the other 2 bedrooms. It suited us ok but you'd want to be on close terms with your companions :)

Despite all this though, we would recommend this place highly - just keep your expectations for customer service low! The area is absolutely stunning and we had a great time visiting St Paul de Vence and exploring the local village of Cagnes sur Mer. The balcony on the top level was amazing and we thoroughly enjoyed our time here :)

Greatly surprised to hear you were disappointed with the service you received, especially as you are the only guests to have ever given negative comments on this. To address your points raised - if you re-read the advert you will see that children are very welcome in the house but that there is a sentence saying that it is not suitable for small children due to the amount of steep stairs in the house, as well as the fact that there are breakables - on booking you were asked if this would pose a problem and your booking was accepted when you said it would not. There is a clear description of the layout of the house in the advert and on receipt of the first enquiry, all potential guests are informed of any expenses they may incur, making everything very transparent so that there are no hidden surprises. The advert also states that linens are available but to please ask for information - guests have the option of bringing their own linens or borrowing house linens for a small laundry fee. A final clean of the house is pretty normal with most rentals plus in your case, you were also offered a discount having made it clear that you were not happy with this. Despite all these points you decided to proceed with your booking. The person welcoming you to the house naturally requires a time to meet - within reason this is a time that you choose and you are asked to keep this person informed of any changes. Indeed it was a terrible day, the day you arrived and you did change the meeting time 3 times with 5 minutes notice, so in fact the person meeting had already gone to meet you in the rain and had to return again later. You were greeted with a smile despite not having the required money on arrival and even assisted with finding a parking place. You were then shown the house and informed about the area with maps, you were told if there were any problems you could contact the representative at any point of your stay. You were met for the check-out at your desired time and the representative also checked that you were happy with everything - at no point did you express any dissatisfaction to the service you received.

A lovely quirky villa, modernised to a high standard, set in a real medieval village, The views from the terrace are to die for. Everything is on your door step including the sea , Nice and mountain villages. You can also walk to every restaurant in the village ( I counted at least 10) making it a proper getaway

The charming, fortified medieval village of Haut de Cagnes is the oldest district of Cagnes sur Mer – ideally situated between Nice and Antibes and only a short car journey from Nice Côte d’Azur International Airport and within walking distance to the sea.

Here you are close to a boulangerie for warm fresh bread each morning and an excellent selection of restaurants for great dining. Local food markets, shops and outdoor cafes are all nearby. The area provides a perfect hopping on point to multiple destinations and attractions with its excellent rail and bus services.

Crowned with the original Grimaldi Castle, this enchanting medieval village with charming cobbled streets and remarkable ancient buildings transports you back in time to the 13th Century. The serenity and simplicity found in these pretty French villages allows you to enjoy the sun, sea and breath-taking views in a very relaxed atmosphere. Known as the ‘Montmartre of the French Rivieria’, Haut de Cagnes was the haunt of Renoir, Modigliani, Soutine, Yves Klein, Bardot and Cocteau. It’s easy to see why many famous artists lived or found their inspiration here, falling in love with the soft Mediterranean light and honest authenticity.

But this charming, perched village has so much more to offer, with its tiers of tiny streets, climbing soft stone walls and colourful houses bursting with history. On the main street and Place du Château, there are plenty of bustling restaurants and cafés plus numerous historical cultural events and colourful festivals are held during the year.

A short stroll down the hill will bring you to the town of Cagnes, which provides all amenities such as a boulangerie, a patisserie, a supermarket, post office, the main bus square and a wonderful covered food market. Close to the town centre lies the Renoir Museum, the Hippodrome for horse racing and Cros de Cagnes – the seaside resort of Cagnes sur Mer with its private and public beaches.

There is so much you can do without a car, such as; shopping in Cannes, people watching in St Tropez, perfume sampling in Grasse, gambling in Monaco, lunching in Italy and buying art in St Paul – all easily accessible and inexpensive with most bus journeys costing only 1€50. Or if you prefer to cycle along the coastline to Nice or Antibes by bike, bike hire is rarely far away.

No 44 is a free navette, which runs up to the medieval village every 15 minutes from the town centre of Cagnes at Square Bourdet (the central bus station). It is ideal if you have luggage or shopping bags or when the weather is hot – it travels right up to the Château with a few strategic stops on the way. A free shuttle bus from the town No 45 runs to the beach roughly every hour if you don't feel like the 20 minute walk.
